Great place to host a birthday party. The location and size were great.

It used to be a nice quiet manufactured home park until a couple years ago when the management changed and enforcement of the policies ceased to be enforced and vehicles speed through the park disregarding the speed limits. Residents not keeping up their yards, who knows when the pool will open and the streets are full of pot holes, again and yet the lot rent had increased 40% in the last 5 years.

This place is just horrible towing cars that arent illegally parked and leaving those that are as a way to steal peoples hard earned money and make it harder for people to survive even while this covid19 thing is going on!!!! Worst mobile home park I have ever been to dont buy from this place they will find anyway to belittle and make random things your problem and find more ways to steal from you.

My moms car has been stolen by the same people who have been stealing other people’s stuff as well as our stuff and now there not even putting up any warning that you have to cut your grass and do it for 50$ and not even get all the grass. Also the people in the office don’t really do anything but make things worse. They take the little things and try to make money off it like removing the fence. It used to be a wonderful place around 6 years ago.

3 tow trucks running around day and night, theyll take everything! And not strap down your car properly- so hopefully your car doesnt get f****d up before you get it back! And even if it does good luck, police wont help because you were on private property

Picked up an employee for work- hill was iced over from snow 4 days prior, even in 4wd could barely make it up the hill. No maintenance to streets, run down place 4 sure

Once a beautiful place has taken trailers and stacked them on top of each other. No yards, no space everyone is so close that you can hear the neighbors chewing

This place used to be the ran by a not so nice person. And Now it has a nice manager , who runs it nicely .

Uncared for property. Cats & Dogs running around freely. Some trailers are trashy lookin which makes the community look even worse. No forced parking! No forced policies! Never see no one picking up less cleaning up and never see towing force.

Just visiting friends, kind of a shady place

My now husband and I have lived here now for 4 years. Each year its gotten worse. Weve had multiple friends cars towed, threatened to landscape a yard where nothing grows decently or else theyll come in, do it for you then charge you and had to remove our fence. Biggest regret of our lives. Our home thankfully is owned by us. I hate this neighborhood. Nothing is kept up or maintained. We cant even attempt to sell our home without the park office getting on us about something with it. When we finally got ready to move in, the lot was a mess, trash everywhere and there was an old mattress in our driveway they couldnt be bothered to remove. DO NOT MOVE HERE!

I cannot stress how many heroin needles I’ve seen just walking around this place. There’s trash everywhere. Towing is through the roof. And it’s so expensive it’s unreal

This place is the absolute worse!!!! Please don’t ever think about living here! The management team are the worst kind of human beings out there, especially the lady name LORENA. They just love to see people struggle. Especially people who don’t have resources to get out of this hell hole.They raise the rent for no reason, they partner up with the towing company to tow vehicles even parked on visitors,You aren’t allowed to have company over passed 5pm(yes I’m totally serious) and If they to park on visitor parking they will tow.HEED THE WORNING.Don’t even think about moving to this place you’ll regret it. I encourage ppl currently living here to report them to BBB or if you have another outlet to voice your concern please do so.. also report ELITE TOWING on 4800 Washington st.They are just as bad.

Since owner of the property removed most of the fences from mobile home spaces there are a LOT of dogs running loose and creating unsafe conditions for the dogs and drivers who are trying to avoid hitting them. Very punitive place to live with eviction notices handed out freely with no consideration for work schedules, health issues or weather. Few services provided by the park and lot rent is over $700/month.

I recommend nobody live here. They fine you for every little thing possible. And 1 of the worst things possible at this place is the parking if you park in the street they tow your car even if your parked in your drive way an you pass the cement by 1 inch they tow it. No lie i was in a hurry 1 day i went to get my daughters an i passed the payvment by like 1 inch litreally i came back out an my truck was already on the tow truck. Then the driver was like you either give me 70 bucks or pay 200 to get it out of the yard. The drivers are kind of racist as well. Defiantly would not recommend anybody here

This park is a disgrace. Sad that they choose who they require to fix things and who they dont. They charged $280.00 to do landscaping to their standards and it was actually about $40.00 of bark if that. They charge for replacing skirting yet neighbors have never replaced theirs and nothing has happened. They tow you and say you were on the edge. You cant have visitors because there is no place to park. Have to have a visitors pass but still no place to park and they arent open on weekends. Tanya the manager is the rudest person I have met. She doesnt know how to be civil and discuss things with people. She yells at them and hangs up on them. Her dogs in the office are just as bad. Obviously the owner doesnt care about the park because you would think he would do something about all the negative reviews he has. He is for sure a slum Lord. I hear his other park is just as bad. Anyone want to get together as a group and pay lawyer fees to sue this park. If we all come together we could do this. How much more do we have to deal with? end me a message if you are interested.

Do you want to know what life is like in Kimberly Hills? Here is a picture of a page taken from a court case involving them. It shows the results of a mold and spore test taken off of one of their 687 homes, testing positive for black mold and ecoli bacteria. The city made them move it out. They tried to move it back in. Thats life in Kimberly Hills. Google them, Google Kingsley Management, the not owners of the park. Then run. Dont move in here, Casa Estates, Front Range, Friendly Village of any city, or Lamplighter. Better yet, contact the Attorney General in your state, and see how many complaints and investigations are going on there. Then go find a home in a nice mom and pop owned community. They wont kill your family to make a buck.

DO NOT come live in this horrible community! Office staff is extremely rude and unprofessional! Theyre taking down everyones fences even if there are dangerous areas for little kids. And thats not all theyre charging everyone $200 for it. They do not care about the dogs at all they do not want them to be free or on a leash or they will fine you. When you go wanting to talk to the manager she is never there and they tell you she will call you back and she never does because the receptionist does not give the manager the notes and when you go to complain they tell you youre ignorant.. They also say there is a new lease every year and even if you dont sign it they still do what they want.

The office people control what you do with your house. For example how you paint your house, how your yard is supposed to look like or what u have to keep or take off. It really sucks because it like its not even your house.

The manager Tonya is very rude everytime we go into the office she is yelling like a crazy lady. she is always finding ways find something wrong in my trailer space when ever we call for a questions she is never available and when she answers she hangs up on you because she is busy or has an issue.

Management is horrible. My family and I have been living here for about three years now and they have stolen lots of money for the dumbest reasons. For example, they removed our fence without our knowing and charged $200. They forced us to install a roof over our patio, which was $2700. We used to be able to pay our rent physically by check, but now we have no other choice but to do it online. This month the system crashed coincidentally on the weekend everyones rent was due. Supposedly it was up and working the day before it was due but my mom still wasnt able to pay. Due to the system crashing, the payment wasnt able to go through until a day after it was due and we were charged a late fee of $80. Ofcourse they charge us extra and they expect us to not get mad. My mom went and talked with Tanya and she didnt try helping whatsoever, meanwhile the office was smelling like dirty dog and stinky feet. Theyre having the time of their lifes in the office while theyre charging all hardworking residents in the trailer park. I decided to lead my mom out the door before she got even more upset and stopped her from causing a scene. (My mom is the type of person who lets no one mess with her). I came home and decided to give them a call and ask if next month there was any way to pay the rent with a check or cash and not online. Right away, LORENA, got defensive saying it was not possible and online was the only way we could pay which seems very unfair when it wasnt our fault their system crashed. She then started saying she had my mom on video supposedly yelling and harassing the manager which I know for a fact thats not true. Believe me, if that were to happen I would have controlled my mom right then and there. Obviously my mom was furious when Lorena started being rude so as soon as my mom started talking back she hung up the phone. Guess she couldnt take the heat. While theyre at their desks with their feet up, the door to the office is locked DURING office hours with a line of residents outside trying to confront them. In the end, if you wish to move in and deal with unprofessional and immature management; be my guest.

They are so unprofessional they do not know how to manege a safe and happy community there maneger is so rude! they will complain about everything and charge you an over fee that dosent even make sense for example they supposedly did maintenance on my neighbors yard And never told her nothing and charger charged her $200 and then they are taking every ones privet property FENCE which means I now have to share my yard having no privacy and my kids are no longer safe!!! Jeff wiebold property manager and his daughter asha wiebold real estate agent for the park used there positions at front range trailer park in broomfield to sell me there home in as is condition. At the time of the sale the home was not up to park standards. Then they instantly started harassing me to fix there mess i tried to sell in dec but jeff told me to wait till spring. Now i want to sell as is just like they did but they wont let me until i fix there mess. Before you think of buying a home here read the reviews for frontrange, kimberly hills and friendly village of the Rockies all parks are owned by kingsley management and they all have horrible reviews.

If youre just visiting under no circumstances do you dare park anywhere but the persons home that youre visiting!! Do not park anywhere but in their driveway! I mean it, not on the street, not in visitor parking, and not half in half out of your friends driveway with your emergency flashers on. They have the worst towing company ever and will tow you illegally even and then just say prove it!

This place sucks! The neighbors are extremely rude and have no consideration for others knowing how close the trailers are (Mexicans) of course!!! The rent does go up every month next theyll charge you for breathing the air?! And they tell you that you cant have your own bikes, lawn chairs, BBQ grills...etc in your own yard who the F... Ive visited my friends that live there unfortunately several times. This Trailer Park Area isnt too bad itself. But, the management and service associates are Seriously Awefull! Ive have had experienced theyre behavior First hand several times. The managers there are frickin Big-Ol Lazy ass, unintelligent,inpatient, unfeeling, self loathing, life hating, miserable, unhelpful, unmotivated, Negativity Spreading, uncompassionate, Joy destroying, Soul sucking, sub-human,gluttonous, Self Serving, disgusting, Soulless, empty hearted, Empty Headed, anti-phelanthropic, Foul Mouthed, Hate-mungers!

This park is trashy! People are not treating equally. Some residents will get harassed about things others dont. They expect you to pay to keep THEIR land up. The office managers are rude and lazy. They tow your car if you park in the street even if its just for a few mins. They expect you to pay for any maintenance when you are renting. I dont have 1 good thing to say.

If I didnt have to give it a star to leave a review I wouldnt! The manager and her office puppets have been rude to me and my family anytime we have had the unfortunate event of having to go to the office. The parking is a joke just as much ad going around and ripping out peoples fences and then charging them for it. Not to mention that I was told I was iggnorant to a lease they have never given me a copy of. It has been a horrible experience to say the least. On top of everything else management refuses to give us a copy of our lease.

The Park Is Trashy But They Expect You Too Keep Your Yard Or You Get Fined But Half Of The Residents Do Not. The pool is never open. The Park security is rude and they look trashy. Like 80% of the residents look like trash. Their visitor policy is dumb like how am I going to get a visitor pass if Im not going to know when Im going to have an unexpected visitor. My trailer has 3 parking place but really only 2 our mine while the neighbor has one on my side. Id rather live in an apartment then this trash

Absolutely thee worst management you could possibly imagine. Hostile living environment, towing scams, disrespectful maintenance and office personal that treat the mobile home owners as if they were peasants living under their rule. Not even worth one star. Like many, my family is stuck here but would move in a heart beat if we had the means. Although you pay for the lot your on they do not allow the most basic of things such as grills lawn furniture even had our garden and small tree bull dozed over to squeeze in another trailer although the tree and garden were more than 20 foot from being in the way. They do not do any type of maintenance to better the appearance of the park themselves. They also not only took down a basketball hoop we had set up for the children of the neighborhood but the employees stole the actual hoop and net just leaving the pole. They also started to remove our fence and when we told them not to do so yet so we could go talk to management immediately they kindly agreed, but as soon as we left to drive to the office they were watched literally running to take off the front and backsides of the fence within the ten minutes we were gone knowing we have family dogs in the home who adore the yard. Weve had our vehicle towed although we were parked in our own spot within the lines and were told the vehicle was 25% out of the parking spot and when we tried to fight it with actual video surveillance as proof we were rudely told to take it up with higher up management whom we never were able to contact. The tow drivers literally harass the neighborhood they are constantly caught stopped in parking lots outside of the park to finish hooking the vehicles up that they previously had taken and driven through the park not securely hooked. There are numerous videos neighbors have taken and have been posted on you tube. No one is allowed to park after 6pm or on weekends without going to the office to deal with the rude management DAILY to get a pass yet theyre closed on the weekends. I highly, highly, advise anyone possibly considering to live here to save yourself the misery. Ive only mentioned so few of the issues in this park. Its tragic because it could be a very good community much like some of the parks right near us, but it will not happen until management is totally over thrown for people who know what theyre are doing and believe in respect and equal treatment.

Almost made the mistake of moving in there. Have several friends and family that live there and would give their liver to move out. Read other reviews and decide for yourself, but seriously, stay away.

In almost every home in this place is infested with bed bugs!! They always claim something is wrong with your home yard ect.. so that way you have to pay them more and more money!! Even if you pay to get rid of your bugs they always come back!! Do not waist you money or time on this horrible place!

Ive been in this junk place for quite some time unfortunately... The reason Im here is because Im trying to get a house to move to something better its taken some time.... But in the while if been here its nothing but a night mare. Theres not respect with the office people. For example the water meter wasnt working once according to them and they just came into the back of the trailer and starting moving everything like at 9 am .. My day off.. And I was woken up. I never got. Heads up and when I told them about it they just said we are here with office .. Until I asked again later what for they told me. So not only that, I go back to my room and my window is where they where working. So I think they had no idea I could hear them and all they did was talk smach on how its almost 10 and I was sleeping .. Umm my life none of their business. And they talked smach and when they where done they didnt place anything back to its place...annoying..The parking spaces are horrible and they love to tow peoples cars away for any little detail and has caused mayor issues...People at the main office are rude even when you go drop off the rent .. Theres no such thing as friendly sirvece here. I honestly hate it and if I had someone tell me the pain it is to live here before I wouldnt of moved.Let me just finish off my telling you that the staff and towing people have gotten even violent and have threaten us.Its just horrible !!!
