The Corp that owns rolling hills mobile court are thieves, and should be thrown in jail for elderly abuse. The be management here looks for reasons to give elderly people a eviction notice, and have them thrown out of their mobile homes. In essence once they accomplish throwing them out. They then turn around and make sure they are first to have a shot at buying the evicted unit. Mean while the elderly that used to occupy are out on the street left to fend for themselves on a already limited income to find another place to live. Or forced into 2nd rate assisted living. This is what rolling hills mobile home court is all about!

I was new to the RV life when I applied Nov 2016. I transferred from Southern California to Portland on VERY short notice - Just 3 weeks. I reached out to Rolling Hills and received a response from Anne very quickly. I was approved within a week, and was able to have my Dad meet me there with the family RV.The previous reviews on them had me a little nervous, but as I said it was very short notice. I am very glad that I took the chance, because the managers were really good to me! I was new to the RV life, and arrived just a couple of weeks before Snowmageddon struck. It was a rough introduction. On several occasions, both managers dropped what they were doing and came to my aid when I lost power. They offered advice, referred me to local RV stores, and gave me information for mobile repair companies. On top of that, they are just good people. I went back a month after I moved into an apartment and just chatted with Anne. I plan to do it again, too!Yes, there is a train, but its really not that bad. I work nights and it never woke me during the day. My neighbors were very quiet, no real traffic, and no one ever bothered me. Just a peaceful experience, in spite of the weather.Definitely would recommend.

I read all the reviews - negative and positive alike - before approaching Rolling Hills for a move to Portland last week. I see a lot of sour grapes writing reviews here, and that usually means the people writing them do not have their affairs in order or the required stuff needed to stay short- or long-term in an established community. My experience with Rolling Hills has been extraordinary; the manager, Anne, has been extremely helpful and informative from Day One of my inquiry process- which was stressful because I was moving on short notice from across the country to take on a new position and role in my company - so almost everything was new!I traveled through and arrived here during the worst weather the West and the Portland area has seen in decades and sustained some weather-related damage on my trip up. Anne has provided me with shopping, community, repair, neighborhood, and other valuable information - and everyone I have spoken with has nothing but kind and supportive things to say about Rolling Hills and the management as well.I am NOT an easy person to please, so when someone cares about their job AND their community and stands out as going above and beyond, I am ALWAYS happy to provide that feedback. We always get the negative side - people love to complain. But the positive information is FAR more important!Update 2/2018: you might consider disregarding Dr. Glasss review below. He moved out of his own volition several months ago because of the tree they took down (told directly to me at the recycling center, see below) which was actually damaged in Jan 2017 and was a hazard. He regularly comes back to the park at least weekly to troll the recycling bin at night for bottles and cans that then he can go and collect the money for. Get a life. And stop trespassing. I have your plate number. There are great residents here, truly. Nurses, a geologist, Forest service, engineers, doctors, biz owners, accountants, hard workers of all stripes, retired folk, and I too am a real doctor and college professor.

My boyfriend and I have lived in this park for 3 years. We have seen major improvements with the property from switching to old management to new management ! Ann and Greg are amazing at keeping up with the maintenance of the park!! I Would highly recommend anyone to stay here for short or long term. This park compared to others in portland, is clean and has an awesome aroma of roses and fresh pines and is very scenic with all different types of beautiful trees outlining the property! Not to mention the heated pool--AMAZING!

Theres things there that need to be taken care of its not being taken care of and be a nice park the managers are not the best but I dont know who owns it but theres a big hole in the driveway theres things that should have been done thats not being done and its not due to the tenants either its due to management and when they cant use the bathroom theres a problem a better fix it

The staff are rude almost no real maintenance except yard and not much of that. There over priced, if your a resident you cant use the bathrooms only people who stay for a day or two can use them, there have been like 2 to 3 shootings here and multiple thefts from peoples bikes to peoples propane tanks. People being harassed by other tenants and staff. I dont care who looks at this Im not going to lie to make anyone happy. I feel like I did something good by warning everyone

Before anyone considers moving into this park, please beware of the following...The managers are very rude and if you dont corner them they dont answer any of your concerns...Anne is the worst ever...The last winter a lot of property was damaged in the past winter storms...The office offered no assistance to even the elderly...Because of space on this page, I beg you to go from door to door and talk to the residents there before you even think about moving in...Thank you Dr. GLASSP.S. the tree sap will ruin everything that you own including your cars...The moral in this park is at an all time LOW and the rent keeps going up up up up...Thank you for your time..Also, I truly believe that the good reviews that the park received are false and written by the staff...

I live here. Its quiet. Well maintained. The managers are awesome and dont favor anyone over anyone else. They are fair and expect the rules to be followed. A very clean pool and restrooms. Things get done here a bit faster now since they hired this new Matenance guy. Great worker and friendly. I have nothing bad to say about this place but the train noise and the water treatment plant smell next door. But if something needs done ask and it gets done.

Called and asked about our fully restored and renovated 1978 Prowler. Said it was too old. So i went and looked at some of the units they allowed and compared to mine some of them were nasty. Just because its a newer model year doesnt mean its better or nicer.

Very convenient for busses to downtown. Quiet area, nothing particularly scenic or interesting. I also found the proprietors unpleasant, insisting at one point that I had to go buy a money order to pay for my stay, since they have very limited office hours and will not accept either cash or credit card except in person. They will not take credit card information over the phone. I was in Portland for a convention downtown, so I left around 6:30 in the morning and got back at 9:30 at night. All I needed was a quiet place to stay that cost a lot less than local hotels.

The manager claims shes not the boss of the place and hold checks for days claiming she is verifying Application. Id say their a scam and was approved right away at a different park that had an online verification process. I highly recommend you save your time and money and avoid this park.

One star is WAY too much. I sent a picture of my rig. Was told YES come on down. I drive w 3hours ONE WAY. I get there and this male pulls up scowling. Asks what im doing. I said going too office. He says NO and he would meet mine there. The woman i had been communicating to seen him coming. He pulls up doesnt say one word. Only scowls and looks could kill and drives off. Needles to say after all the driving my son and i were not allowed to stay. I am pretty sure she was afraid. He was EXTREMELY rude without having to even speak. The place has rvs rotting literally into the ground!!! I am in another rv park. That is actually what it says it is. Quiet.clean. beautiful!! If you want to be rudely and mean stared at, intimidated and CONSTANTLY watched- this is your place.

Just got a call from corporated. They called me names said I was a trouble maker. I asked how could I be one when I am only there 2 days each month. I told her we had been evicted she stated Lori did not evict us. I told her that the maintenance and her worked together created problems for all the tentants. She yelled somemore and hung up on me. I kept asking her to calm down that she needed to know what these two had been doing. I could not get her to calm down.

These people seems awfully picky for a place that serves as a residence for people living in their RVs...My brother is self employed, they werent interested in him coming in because he didnt have tax information etc.He offered to pay several months of rent in advance to make up the difference. They told him that it didnt matter if he had a million dollars, they werent letting him in.Hes a decent guy and has a fairly nice motorhome. RV life is great... but the level of economic discrimination you can face is ridiculous.SO, unless you have a 720 credit score and have a stack of W2s and tax records, dont bother trying to stay any longer than the weekend. You wont be welcome no matter how much money you have.

When RV-ing there are lots of different places that range from dry camping (no anything, except your RV) all the way to full fledged RV resorts where the wheels are the only thing different from a 4 star hotel. Rolling Hills is conveniently located, in reasonable condition, but has a high percentage of semi-permanent residents. Im not against living in an RV, but we prefer more campground-like settings. When somebody builds a porch and a shed, they arent going anywhere for a while. Most campgrounds limit your stay to a month, so nobody really gets embedded too deeply. That policy does not appear to be in place here. The spaces are ample and the park has lots of trees. No playground equipment, but there is a pool - shared with the mobile home park next door. The hook ups are OK, although the sewer location is totally incorrect - nearly 8 from the centerline of the parking spot. The check in process is easy and the rates are reasonable. The location is very convenient. The bathrooms werent terrible, but we felt like testing the shower in our camper would be a more comfortable option. The website pictures paint an optimistic portrait of the facilities. The atmosphere is pretty much a trailer park with all the wheels left on. No frills or scenery. You are far enough from the freeway that you cant hear the cars. The proximity to PDX allows you to hear the planes come in. Personally, I prefer this to the trains that feel compelled to broadcast their presence up and down the gorge. Overall the park is pretty quiet, but there is no doubt you are in the suburbs. If you are looking to camp near Portland, this is a passable option, although Jantzen Beach is nicer and closer to most amenities. If you really want more camp, reserve a spot about 15 minutes further east and enjoy the scenery.
