Been here over four years. Excellent place to live! Helpful, friendly, reliable neighbors. Cheryl Salisbury, Park Manager, and her team, run a tight ship and keep the place well maintained. The space rent at this park is far lower than any mobile home park in North County, let alone one three blocks from the beach.

My wife, our children and I come here 2-3 days out of the week to visit our parents. We feel completely safe in the fact that this a very tight-nit community and very friendly atmosphere to be around. My father, as well as many other people in the community, help their neighbors often. My father was installing an air conditioning mount to his loft and had a few of his neighbors stop by to assist him. My wife and I are going to be living here shortly, as we are upgrading to a bigger space for the children. We will be happy in the fact that we get to own our own little home.

Trailer Rancho is a nicely maintained mobile home & RV park located just a short walk to Grandview & Beacons Beaches in Leucadia CA. Park management is a pleasure to work with.

My in laws have lived here for 5 years now and we love coming to visit them! The community is so nice and everyone is so friendly. It’s right next to a beautiful park so it’s great when we bring our kids over. And so close to the beach!!We love it so much here were even considering moving in ourselves!This place is great. 5 stars without a doubt!

The manager Cheryl has a very bad temper unless you agree with everything she says. If you dont mind fending for yourself in an emergency and having your electric bill higher than in any other park then you will enjoy it here.

Its a fairly small park but its very cool. Its a 55 & over community & its very social. They dont have a lot of amenities as far as no pool & no clubhouse, but they do have a small dog park (in size not dogs), a horseshoe pit , Cornhole, and a community BBQ area. Also they have laundry facilities and a bathrooms & showers for the residents. There are still some older mobile homes in the park, but over the last year tiny houses have started taking over. What I like best is the friendliness of everyone I met during my multiple visits. Its really like its own little community. Bonus is its less than a mile to Carlsbads South Beach which has excellent surfing. Over all, if I was 55 & could afford to live in SoCal , I would definitely consider living there.

Recently rented a space long term in this park , I found the manager Cheryl to be very cordial and noticed that the tenants that came into the office when I was there seemed very friendly. Cheryl was also helpful withinfo on the RV we were purchasing and look forward to a long term rental.

Perfect location. Clean bathrooms and laundry rooms. Even has a small, sandy dog run. Right next to a cute little park. Spaces are tiny and right next to the next trailer, but everyone is respectful of the tiny space factor.

Great location north of SD, close to the beach and reasonably priced. Staff was very helpful accommodating us after hours. Showers are nice and residents are friendly.

Super small spots beware. Our trailer is 18 feet long as well as our truck and we couldnt maneuver into their only back in spots. Be careful which road you pull into. We got stuck and whoever was working started cursing at us right away. Great first impression... Neighbors were super nice = two stars and good location. Personal bad experience.

I have lived here for 3 months and it has been quiet and neat and friendly people. I own a home and was only here temporarily but it has been a pleasant experience and I would recommend this park to anyone. The bathrooms and laundry were always clean when I was in them.

Lived at trailer rancho for a little less than 2 years. Reading other comments makes me laugh out very loud . For me it was a means to an end and speaking of management I use the word means as a pun oh man I cant stop laughing. What a horrible existence to have no choice but to live there. thank god I am AUSTRALIAN and can just look back and feel for those that have no other choice, because I live in the land of plenty again.

Residents move out due to the unnecessary wrath of management,making up the rules as she sees fit.,Watch your electric bill,it varies considerably from one space to the next.The clean up of park debries from trees is rarely done and is usually left up to yourself if you want to have a clean space.Musical trailers seems to be the norm,moving from space to space disrupting your existence as the lease rules seem to be deliberately verbally withheld at the inconvenience of the tenant.Hmmmm good luck...
