We rented a spot here for three months. We rented sight unseen and it exceeded all our expectations! Steve was amazing to work with and helped us through all the long distance details. Tom was super helpful as well and made us feel welcome. The neighbors were friendly and welcoming. The park is really well maintained and a very safe family environment. There is a very nice, large new shower facility and a heated pool. It is everything we needed plus more. Couldnt have been more happy with our experience. We will miss it and hope to be back one day!

A last minute change in my plans had me in Cali a day early...got to the ocean just in time for the sunset. I called Riviera when they popped up on my Google list. The had one spot left and Steve was so awesome! He got me parked, signed in, hooked up, and told me the way to the nearest beach access just in time for me to watch the sunset... his hospitality was top notch...so Happy!

I’m not quite sure where to begin. I hardly ever write reviews... like ever but I only thought it was fair to anyone else considering this place.Don’t think twice about purchasing or renting a space here.The management here completely lack respect of their residents.Google should really have zero stars... like negative zero.As if their prejudices against certain ethnicities weren’t enough, their policies are unstructured and sway to favor men.Additionally, they increase lot fees only to those who are disabled and disadvantaged, knowing that their vulnerable and lack choices on where to live. Completely disgraceful management who should be ashamed of their behavior. This isn’t how you treat people.Stay far far away from this place.

Awful!!the RV park is actually a parking lot right on the railroad. Trains pass every 15 min and honk even at night to be sure youre not sleeping ( they stop between midnight and 4:30am. Plus the shower was cold.I dont understand the 4 stars average.However the man who runs it is nice.

Spoke with STEVE several times regarding our upcoming Summer RV trip to California & hes been fantastic! Extremely kind, patient, informative, professional & able to answer all of my questions without making me feel bad for talking too much (yep Im a chatty Kathy!) LOL! Purchased here exactly 5 years ago and the rent has gone up almost $500 a month in 5 years. Buyers beware. We all just got notified today of a new rent increase (mine $140 a mo.) which takes effect Nov. 1st 2019 (how heartless of the owners of the park to raise the rent right at the holidays) It went up $140 a mo. last Nov. 1st as well. There is no rent control here and the sky is the limit as to how much, and how often they can raise your rent. Management fails to respond to concerns about park violations. They ignore them and dont enforce them. People have been camping out in tents on the front porch of their homes, there are several people living in small trailers, visitor parking spots are constantly being filled by family members of owners who have multiple cars and tenants. RVs can come and go several times a month in the empty lots so you can purchase a home here, pay $2500+ a mo. and RVs can come in & out of the vacant lot next door to you for several years. This place has become a very expensive campground. My next door neighbor recently removed an approximate 6 ft. portion of our bordering fence without permission to erect a giant storage shed that crosses our property line into my yard. Its combustable material and way to close to my home and my daughters bedroom. I notified the park, they did NOTHING, I contacted the housing department and they cited the homeowner and the park and have ordered it to be dismantled and removed. Now the park is retaliating against me. Do your research. I have evidence, photos, video recordings, and every e-mail I have sent the park to inform them of violations which they have ignored. This is written based on facts, not emotions. You will have no protection from very high, yearly rent increases and your property value will diminish with RVs and tents among owned homes.

Family oriented mobile home park with an active, caring management staff. They keep the park clean and safe. This place is not run-down like many parks. Parking codes are strictly enforced to maintain safety for emergency vehicle access. Pet-friendly park. Two blocks to beach. One block to good restaurants. Great location, although not that walkable due to the railroad tracks running parallel to Vulcan. p.s. the trains are loud, nearby, and take some getting used to.

Riviera Mobile Home Park is very close to the beacons beach, on a clear night you can hear the waves breaking on the beach. Nice large heated pool, that is clean and clear. Newly remodeled RV shower house that is well maintained. Quiet park with friendly neighbors, provides relief from the inland heat. Managers are friendly and available.

Clean, pleasant and safe, this community impresses me every time I visit. This park defies traditional mobile home park communities. Guessing the proximity to the ocean and the unique Encinitas/Leucadia culture has much to do with that.

My wife and myself have lived here for nearly 2 years now and have found the community and managers to be quite personable and appealing to our need.We are just a couple of blocks from the beach and shopping with a very wide variety of restaurants in a walking radius from the park.Recently we reserved the club house and pool for my wifes birthday and the free costs was something in this area that you rarely find for free.All in all we are very content with this park and encourage you or anyone you may know with a desire to live close to the beach to check this place out, its a winner. For an old park it is maintained. The entrance with the RVs is not a nice 1st experience.Recently the management has rented mobile home spaces to campers bringing downproperty values of homeowners. Taking on a trailer trash park scene!

I have lived here for 20 years. The Owners of the Park are Terrible, they HATE Women and have tried to steal my house since the MINUTE I became a single Mom. The lastest family member that is the Manager is scary to me and Manyyyy Other Women! (IT TAKES A LOT FOR ME TO CALL THE COPS....IVE HAD TO ON Steve the MANAGER HERE! Men can feel at home here....WOMEN NOT SO MUCH.........Even some MEN, if youre NOT a Chosen One here they make living here HELL............!!! I would have giving them a ZERO STAR IF IT WAS AN OPTION.

I have lived here for 12 years (aka my life) and it os a very nice place to live. Most of the neighbors are very kund, and its very close to moonlight beach, and ponnos. Unfortunately, the staff is not too great, it is in grwat shape and definitely not run down

Without seeing this park, I feel that I would love to stay for an extended time to enjoy the friendly staff, especially Steve who could not accommodate us at this late notice, and gave us some other places to call.....We will book in advance for next year! Blessings!
