Two stars are only for the new owner that have purchased the property and invested the time and money to revitalize the community. However, the manager on the property needs some communication skills and verbal skills so that she will be successful at her position, If she makes it! She does not return calls, emails, or Vm on issues regarding the community, or issues of damage done to vehicles by their tree. I am having to repaint both brand new vehicles for a dead tree that needs, and will be taken down due to the amount of personal damage. Other issues have also been adding to the frustrating avoidance and will also need to be by the owners. We have bent over backwards and invested our in money , and being treated as we have .

These are the most awesome people in the world here hands down. Mary Ann and Frank will work with you and they treat you like family from the time you apply and after you move in! I have no complaints period! My house is affordable and beautiful! The process was fast and I was able to move in asap! Its such a blessing when you here them say welcome home even when you think your credit is super horrible and that you wont be approved!! I promise you trust the process and God they will not let you down!

If you dont mind you and your children getting woke up all throughout the night because your neighbors feel its necessary to blast their radio at random times, dont mind everyone speeding up and down the road, and dont mind the landlord not doing anything about any of your complaints or fixing things that need fixing then this is the place for you! And dont think youll ever get contact info for the person who actually owns the place! Better get a discount for an exterminator before moving in because youll definitely need one!

I would not recommend.ProsThis place is located in the Dothan, Alabama. It very close to many popular shopping center walmart, mall, target etc.The mobile homes are clean.The mobile park is quiet in the front area.They have a nice clean pool and play area.The landlord is very nice.They offer month to month lease.Washer and dryer in each unit.ConsRent was 525.These mobiles homes are clean but they are infested with roaches. I been in multiple units and the all have a infestation problem. Its unbearable.They do not offer pest control. Probably the reason why the have a pest problem.Tentant are reasonable for cutting their own grass. This is really ridiculous because the lawn is not that big and the local guy charges 25 dollars to cut grass that only takes him 5 mins to cut.The mobile home has no ceiling fans so the air circulation is very poor. So, your light bill with be very high.Personally, my light was 200 dollars. When I normally range around 85 dollar per month.The landlord lacks the knowledge and responsibility of being a business women. She refuses to give tenants the contact information for the main office which is against the law. I have a really good feel she will be the reason this place review a lawsuit one day.She gets offensive when you questions her judgement due her lack of knowledge of state law.I was charge $110 for internal door knobs, which I did not change.RecommendationLower the rent due the fact that you dont include pest control or landscaping. A reasonable price would around 400 per month due to the roaches and poor air circulation.Get a new landlord or educate her in Alabama Rental Guidelines.
