This place is a joke. I dont recommend anyone coming to live here because the front office plays too many games and are crooks. Theyll take some of the money you paid online for rent and put it towards buying new trailers or mailboxes or maintenance without your permission. Then, all of a sudden, they start overcharging and tacking on expenses to your monthly bill that arent yours and shouldnt be there in the first place. Were in a pandemic. This is most definitely not a good time to be messing around and taking advantage of those who have been on time paying their rent every month for over 2 years.

Ill be putting my rent into ESCROW...these people are charging us a dumping fee I DONT DUMP ANYTHING ...YOU WONT GET A CENT MORE OUT OF ME...THIS IS ILLEGAL....YOU CANT CHARGE EVERYONE FOR SOMETHING A COUPLE PEOPLE DO....they all sit in the office with thier noses turned up because they dont have to live here...they raise the rent all the time....I cant wait to leave

My daughter lives here. It would be a Whole lot Better if they Did Something About the Streets With the Standing Water When It Rains . Sure Makes Her tiny yard in front of her house So Very Muddy . Appears to be a Quite Mostly Spanish Community

Unorganized and unprofessional there has been 4 different managers in the last year and half I have been through 8 different managers in the last 3 years I purchased my trailer 3 years ago I was told I would get my title in two weeks but now its been 3 years. They dont keep track of there paperwork now I have a German shepherd for the last three year that was on my lease when I bought the trailer now there going around giving people three days to get rid of your dogs or they will kick you out when the last two managers told me I could keep our dogs . The reason me and my parents have dogs is to protect us from home invasion this is not a perfect area to live in there has been 2 home invasion this year at gun point and they rob you for every thing you have they dont care.My girlfriend stay home alone the only way we prevent home invasion . is my dog that I raised from a baby there been so many home invasion in the last three years down the street my neighbor have had home invasion they pick and choose what rules to follow they hand your rent and paperwork on the ground in front of your porch or in the driveway instead of the mailbox. If people dont break in to your mailbox.

Its under new management the lady at the front desk is very nice and she listens and actually help out or follow up with any issue we had keep up the good work to them all we just needed is great people like her in our community.

Been trying to get into the office to see about paying for a trailer. I was at the office at noon and again at 3 and still no one there. The sign says open and the door is locked. They must not want business

Under new management.They are ripping people off. Theyve installed private water meters and over charging tenants for water usage. They are not making any necessary repairs to update the safety of residents, example: exposed electrical wire boxes throughout property, telephone poles leaning and wires hanging or laying on ground.Harassing tenants (of 20+ yrs) who dispute their actions .

I loved it !!!! Very nice people !! I had great neighbors !! The property managers were great ! They worked with me knowing I was struggling ! Of course I owe them but they really understand and look out for single mothers. It is kinda expensive but budgeting is a great idea ! I will pay them back and try to come back ! Great community ! Also they cleaned up a lot ! Fixed roads, and added in brand new trailers.

The management hands out a rules paper for the tenants to follow but break them in our faces everyday. The office closes at 5 pm yet Tori, the office manager and Stephanie, the main manager are always gone before 5. If they are in the office at 4:45 pm they lock the door. If you go in to pay your rent 10 minutes before 5 they wont accept and will still add the $50.00 late fee. The office is closed on the weekends and they live here in the trailer park. They also have individuals keys to all of our mail boxes. They keep moving in trailers that have broken frames from being hauled here, they are too big to be in here.

Visitors have to park in BFE ... Thats if youre even able to find a parking spot.... They pay a private towing company to prowl the park like vultures ... They look like regular pickup trucks with a grabber underneath the truck (also known as a sneaky~pete) .... So, in short , VISIT AT OWN RISK !!!!

This is not your typical trailer park. This one is run by Latinos . 95% of residents are Latinos. The average vehicle per lot is 4. The new management hasnt fixed any of the roads. There are potholes as deep af 10 inches around here. Yet they feel the right to start towing anyone who has more than 2 cars even tho we have room for at least 4 each on our property. DO NOT MOVE HERE. The office people have a schedule posted. Yet they dont actually work those hours. They take a lot of breaks and a lot of days off. If you think youre gona walk in on the 1st if the month and pay rent think again. No one will be in the office. Lime I said. They randomly/daily take days off . Resulting in overcharged rent. And lack of service. We need new management. People who arent lazy

They are abusive, I live for 5 years in this community and now they tell me I am in the wrong lot....just because they bought a trailer to big for the lot and they want to use part of my lot so that it can fix....now they force me to remove all my fence .I put it because I have a dog outside ,they have other large spaces where they can put the trailer but they do not feel like doing it ,it is an abuse on the part of the owners of the community

Poorly maintained by the appearance just driving by you see the homes in street view have blankets in the windows instead of blinds, the homes have never had their metal siding painted and are rusted, the skirting isnt properly secured and is falling apart or blown away from the home, and the homes are not powerwashed annualy so the allgey has grown up the homes and never been cleaned. There is trash all over the property. It is located directly behind a neighborhood convenient store and food truck so people loiter, solicit, and panhandle daily. This place defines the term trailer park it dosnt seem to be a manufactured home community like they advertise.
