If you have a mobile home, look for somewhere else to live! My fiancé and I lived there for over five years and here are some of the things we experienced. First, the property managers lie through their teeth. They will say one thing to your face, but do something completely opposite. They also don’t communicate with one other. So you will have one telling you one thing, then the other will come and tell you something completely different. Next, if you get on the property managers bad side, they will target you with these “lease violations”. And it doesn’t take much to get on their bad side. One of the managers was being very rude to me, so i called her out on it. That’s all it took. The next TWO YEARS she spent nitpicking us to death over “violations”.Let’s talk about these supposed lease violations. First, they don’t enforce the rules equally across the board. We got a lease violation for a small patch of mildew on our front porch. We brought up the fact that our neighbors house was COVERED in mildew to the manager. The home was so bad we called it the mildew monster. All the manager could say is that “She only inspects five trailers at a time, so she must not have seen it.” I think it was more like she chose not to see it. If you want a good example of the rules not being enforced equally, look at the trailer that is at the entrance of the first mobile home park. It has so much mildew on it, that it looks GREEN. Get ready for the five trailer excuse if you live here, because the managers use it ALL the time if they get called out. The managers also don’t enforce the one dog rule very well. There are a lot of people who have more than one and don’t pay for it.The most infuriating part of living here is that the managers don’t even have the spine to tell you about these violations to your face. They leave the messages on your door, or fence, or on your car. And they do it when they think nobody is home. I happened to be home one day when one of the managers did this. She looked like she had seen a ghost and then accused us of having cameras on our property to see if she was coming. What she didn’t realize is that it is really easy to hear someone walking up to your door when they knock something over on your porch.The final thing that they do happens around move out. We had already sold our trailer when all of a sudden the managers say they don’t know if the trailer can stay in the park. So we had to delay our closing so they could “inspect the property” again. This was their way of sticking it to us one more time before we left. I can’t even begin to explain how much stress is gone now that we are out of there. We would rather move into a home and deal with a HOA than deal with these two property managers. I am starting to wonder if the property owner even knows that any of this is going on. Seriously, don’t live here!

As of today, you cant ride a bicycle in the park. Where are children or even adults going to ride. The trailer park doesnt have sidewalks. There is no playground in the area.

We have lived here for 3 years and have always had a problem with management The so called pool was closed for almost 9 months. They love to put violations on your door or on your gate for anything that they can to the point of where you feel targeted including children, toys in the yard, which gives off the vibe that they are not kid friendly. Both managers will give you mixed signals and mixed communication.

Ive lived here for nearly 4 years and really like it. Plenty of students living here but its still a quiet neighborhood. Very easy to access amenities nearby and still get a taste of nature with the nearby wooded areas. The pool could use some improvements but thats really my only complaint. I, for one, have had only one request by management to attend to an item that I had sitting outside...other than that, they have never bothered me.

We have lived in Rolling Ridge for more than 20 years and have been through many management changes- some good and some horrible. The current management did not inform us on changes to our lease agreement, unlike prior managers who would at least verbally tell us of changes to our agreement. In addition, parking is still bad in the older sections of the park. Many students or families who have visitors are subject to parking in the street- which is an extremely tight fit for the entire block. There are other parks that are managed better and treat their tentants in a better manner--search them out before living in Rolling Ridge.

This is the worst place to live I have lived here seven years and Ive been harassed almost every single day with little notes on the door that I have too many people visiting my house or I need to mow the grass or this needs to be fixed I mean they just nitpick you to death with lease violation that they make up they make it a hostile living environment with all their so-called eviction notices every time you turn around theres an eviction notice you go into the office and talk to him theyre nice to your face everythings fine go to work and come home bam theres notices all over your door post it to where everybody can see tons of kids in the neighborhood on drugs I had one of them hopped up on meth who was 14 years old who tried to steal a truck right out of my driveway the property manager lives in the trailer park but dont go by her house or anything because after 5 shes not on duty she is very rude to.

Rolling ridge mobile home park is not a pleasant place to stay. The management is always putting notes in the door or gate for every little thing it gets to the point where it feels like their harassing you. When you try to talk to management they are rude. The mamagement rides around at night and takes pictures of peoples vehicles, and also comes in your yard when she gets ready to. It doesnt feel like a place to call home. If I could afford to move my trailer I would. This just saddens me I heard alot of good things about this mobile home park it was the opposite when I moved here. I would advise no one to move here.

I agree with some of the reviews. The first few years were much better, but this new management will pester you with many small violations, but let others slide every month with the same violations. Owned a mobile home for 4 years and the lot rent has increased twice.

TERRIBLE MANAGEMENT! My parents who are almost 60 lived here for 10 years and were treated very poorly but were never late on payments!Like many of the other posts stated constantly harassing tenants with notes on the door about petty things trying to dictate who visits and who’s car is in the driveway! However, the park was no help when someone stole their truck right out of their driveway in the trailer park! The police fortunately found the truck in Houston! Do not live here even the mobile home sellers in Bryan and College Station advise their customers to stay away from Rolling Ridge!!!!!!!!
