Its now under new management and they are really doing good work to update the mobile homes and the property. They are great, down to earth folks, they dont bother you as long as you pay your rent. Its really a much nicer environment and experience.

The place is literally falling apart. The trailers need a lot of work done to them and there are cockroaches at every turn.

TBH it seems like a nice trailer park and the owners of the park have been repaving the trailer park drive/road and they are actually doing it like they would have the main roads

Ive been looking for a place within mobile home communities to live. This place, the moment I turned onto the road that lead back to the RVs and mobile homes, such a creep factor to it. Heebeejeebees out the wahzoo! Ranch Oaks appears kinda trashy and makes me think of those scenes in movies where people get eaten. I was relieved to leave! I got back on the road and felt that horrible presence gone! I do not suggest this place. The folks that do live there; if theyre happy and got it made, fine. Hope their happy but again, I surely to not suggest this place.

I visited my daughter and the place looked very trashy. The mobile homes are not worth living in. I would never live in a place like this

Hated it! Plus manager didnt fix stuff and allows drug use.

Friendly, helpful manager and maintenance. Not a place I would want to live, pretty run down. On a positive note it is affordable.

A quiet place to live with reasonable rates

All the freaking potholes when entering property. Messed up front end of car.

Visited family there a few days and it was quiet. Was told the manager was friendly and fair. The roadway in need of repair. There is a nosy old white haired woman there that gets in everybodys business.

Very quiet nd little need of a touch up needs to change the no dog policy

Quiet except for the occasional crazy neighbor that goes crazy but other than that great place with lots of kids the owner is racist though but the people there are very sweet and caring

New owners has REALLY cleaned it upand cleaned it out

Nasty and in complete disrepair! I wouldnt let my dog live there!!

Trailers/ mobile home properties are really run down. They dont look taken care of or kept up on. The road is uneven and bumpy full of pot holes. Dont reccomend.

Trashy trailer park. Rats the size of cats. Junky rental trailers 40-50 years old. Just gross.
