We started of kind off shaky with trying to rent and handle business during Covid but Toya , and Trisha have turned things around ! I’ve been a resident at the apartments here for almost 2 months now. Nothing about the process has been smooth, easy, or as expected.I literally had to do the job of the administrative manager to get things set up for me to move in — she is no longer working here. Neighbors that have no hint that they have people who live near them and act like it (not exactly the ownership’s fault).So far, if I need help for something, it’s literally all on me. I’ve tried contacting three different ladies about noise complaints, being reimbursed for buying my own mailbox keys (First Lady couldn’t do her job), and fruit flies that have been bothering me in my apartment for over 3 weeks now. No help at all.I’ve gone from recommending my friends, who are looking for new apartments to stay in, to steering them away. At this point I’m thankful I only did a 6 month lease, because if things don’t change I have no reason to continue living in a place with absolutely bare minimum organization and leadership on display.Here’s to hoping it changes, and fast.

Ive been here since June 2020. After hitting a rough patch, I was excited to finally be in my own home! The property manager told me that my place was ready to move in a week early.The property manager was supposed to meet me with my key and forgot and told me she had to reschedule because she was too drunk at that point. I moved in and it was blistering hot! My AC was broken and we were forced to move in over 90 degree temperatures in the home.I finally got a window AC unit days later in the kitchen and then they told me they couldnt put one in the living room or upstairs because of liability. They finally agreed to give me a upstairs floor unit that I received days later and it wasnt until then that I could actually hage myself and the kids in the home. After 2-3 weeks I finally got an AC unit.Also when I moved in, i had no batteries in my smoke detectors, my refrigerator was missing the main shelf and was duct taped on the door, chipped paint, and a strong chemical smell in my kitchen that still hasnt gone away. Its November and none of that has been fixed aside from refrigerator. She apologized and admitted that she never actually inspected the home before she told me it was ready. I asked for a reimbursement on rent because it wasnt ready, and I was told that they dont reimburse people for maintenance issues. I said.. this isnt a maintenance issue, this is an apartment wasnt ready when I was told it was issue...We have metal stairs outside and they are very slick! Im not even sure how theyre up to code... I said something and no one fixed it. After it rained, I fell down the steps and had blunt forced trauma on my leg and arm. I told her I wanted to file a report and it never happened.I was told they were ordering me a new refrigerator and they lied and told me it was on back order. I found out it was never ordered and received one in October. (Yes 4 months without a usable fridge)Then she couldnt figure out how to set up my online bill pay so I would call her every month to pay my rent and one time she never did it after I called her but then sent me an eviction notice after 2 weeks late (her fault) then when I called her about it, she told me to just ignore it. Then there was an issue with missing money. She claimed I didnt pay her and I had to provide proof that I did. Then she got fired and they claimed the same exact money wasnt paid so I had to show proof AGAIN.. then they messed up my online access and I couldnt pay it so I asked them to fix it.. they never fixed it then charged me a late fee and threatened eviction if i didnt pay it the next morning by 8 am and made me pay my money order..It has been the most stressful experience of any place Ive ever lived. Its so overwhelming. I feel bad because I recommended people move here and they wrongfully charged my friend over $200 for a bill for another resident and havent fixed it or returned his calls or emails and those are the new people!!!. This place is ridiculous. Save yourself. It has so much potential but the management ruins it for everyone.

Terrible and please run away from anything Fred Smith...they keep building properties and neighboorhoods and fail to maintain anything that was once shiny and new and everything fades away into disrepair...dont drink the kool-aid of the facilities of Riverwood maintaining 5 neighborhoods...such a sham Jaclyn Smith posting stock photos of Riverwood repeatedly as they stockpile neighborhoods and HOA FEES....what a fraud...how about reinvestment and creating something new individually besides flooding Riverwood and Lions Gate with everything all take and no give with anything Fred Smith...save yourself and look elsewhere

The people who gave Fredsmiths companies a 1 star review are being too generous if you ask me.I live in Mingo Creek townhomes and I was one of (if not) the first to live in my unit. This place went from sugar to sh×÷ since Ive been living here the last 6 years. We have no where for our friends and family park. They have signs for visitors parking but residents that have more than two cars are parking and leaving their cars there. Just about everyone that rent from Fred Smith complains about their customer service.The gym is always nasty and anyone can walk in there because they dont have anyone there to supervise the gym. There are no amenities whatsoever for residents but theres one thing that Fred Smith and his staff are making sure they do each year, and thats raising the rent. My rent went up to $35 last year to $95 dollrs this year. Yet, there are no amenities, you have to remind them to change your filters. And oh yeah, good luck with voicing your concerns to Tricia in management or her supervisor (whos a lawyer by the way) because they will not respond to anyone. Now, thats great customer service for you. The same people that produces this companies paycheck for themselves and their staff get ignored and not valued.I cant tell you not to live here but its not a coincidence that most of these reviews are 2 and 1 stars. Im definitely leaving after this year. However, I will not be surprised if this company is on the news for negligence with their property because the way that they ignore the residents, it will come back and bite them. And anyone can reach out to me because I am fed up with this place.

Horrible company to rent or purchase through. They tried to tow my nanny’s car today because you cannot park in the street. We have two very small parking spots so both cars have to be moved before my nanny’s truck can fit into the spot. Well I will not leave my children alone in the house to play parking roulette, so therefore she parks on the street. When I contacted them today I was told they sent out several violations and it continues to happen so they tried to tow the vehicle. I asked for proof as I have not seen any violation and guess what...no response via email and they won’t call me back. I was told no parking on the street at any time or we will be towed. We have only two parking spots so what they are saying is you CANNOT have any visitors at any time unless a spot in your driveway is open. There are only enough room for 2 cars as we have a L shape driveway. So basically I am paying them $1,225 a month to be told no visitors because they will be towed. Stay far away from this company and avoid at all costs.They sure as heck will tow you but cannot provide proof that they have sent “several” violations. They cannot provide proof because they didn’t send anything

We love it here in Riverwood! Our home isn’t real hardwood floors and the cabinets are cheap, but we knew that before buying. You have to know that when you walk in... but we love the school, the greenway, the river walk and our neighbors!

While the courses are good, youll not see a Marshall on course, so you can expect slowish golf. Then the pro shop doesnt take the time to put golfers togethere to group for faster play. Ex we were 4, they started a 2 in back of us, then single, then 2 more..Can you see anyone happy here?

WARNING: DO NOT JOIN THIS GYM OR DO ANYTHING WITH THIS COMPANY, READ BELOW!!!!!!I joined the gym in Clayton with a membership that required a YEAR (the first stupid mistake I made) commitment. We moved to the beach, and I tried to cancel, but the lady at the office said I had to wait until December 2016 and send in a formal letter in writing.Right around December I found out I had testicle cancer and the doctor said it needed to come out; they wanted to schedule an operation for the next day (so I forgot about sending in my cancel letter).I had my testicle removed and was isolated to the bed for the first week, couldnt do much of anything and was on drugs to keep me resting. The recovery time is six weeks, and today its February 6th, 2017.I called the office (after getting a nasty letter today threatening to sue) and told them the story; I explained I havent been to the gym in over six months, then told them I had cancer and a testicle removed. I asked them if they could cancel my membership and not make me pay for the last two months. They told me they could cancel the membership, but they still made me pay $178.00 which include an 18% late fee.Hows that for HORRIBLE service? They made a cancer survivor who was healing, and a Navy vet pay the late fee & membership even after explaining the entire situation.

I was notified via email that I hadnt paid my prorated HOA feees for August in October. The amount was only $16.59. However, now they want me to pay a late fee or xx.xx for EVERY month it has been passed due. I have lived in Riverwood for over 10 years and have paid all my HOA dues (2008-2018) I moved into a new home in Riverwood in August. Overall I love this neighborhood and stay here because of its location to RDU/RTP and the Riverwood schools are AWESOME! Also I am very happy with my new house. However I have been treated horrible by the HOA. I have mailed a check in the amount of $16.59 for my August HOA fees and my auto draft has been set up and the $66.00 was drafted for September and October.

Do not buy a home from Jaclyn, Reid, or Fred Smith! We made a huge mistake moving to this community. Not only was the workmanship shoddy on the building of our house (threshold issues, doors not fully closing, storm drain issues, cracks in pavement issues, unfinished painting etc.), it took them almost two years to complete the work on our warranty list. A bunch of the items were things that werent done correctly the first time and will never be done correctly.The office staff is unprofessional, and uncommunicative. It has been a huge headache to get them to respond to anything!The absolute worst part of this experience is the HOA. We pay $100 monthly HOA fee that includes mowing. You would think that is a good thing but no it is not! The mowers have broken two windows and messed up our siding. The second window was broken when we were sitting in the next room. My husband went outside to speak to the mower, and discovered that he also mowed over our plants. The mower apologized, brought his supervisor over, the supervisor took a report, and the HOA STILL refuses to take responsibility. We are left with the bill of course.And while the window stuff was happening, the HOA board is run by the builder (not homeowners) and has started to enforce insanely strict rules for the community! 80-some pages of rules. We must have a car in the garage, and a car on the driveway, in order to park on the street. How are they going to enforce that? Make us show them our garages?Another rule is that anytime you want to plant a flower, or make any change to the architecture (?) on your own lawn, you must get permission by paying a $25 fee. A neighbor was fined $425 recently because he planted a flower.

Every year, services that are to be included in the HOA dues continue to degrade, worsening no matter how many complaints are offered; from the lawn care issues, to the HOA meetings, to the lawn irrigation system around the houses, to parking issues, to street paving - it doesnt seem to matter to the Fred Smith Company that its reputation is so horrible in the Lionsgate subdivision in Clayton North Carolina.Add photos
