Weve rented from this guy on two different occasions. The first trailer was a 2bd for my wife, son and myself. When we went too look at the house we noticed a huge dip in one of the rooms , Ill fix it before you move is what we were told. Fast forward 4 months later and it was never fixed. A few years ago we moved into a bit nicer trailer, but the weather stripping, door frame and other windows were not properly sealed so in the winter time you had to constantly run the heat to stay warm. Bill Massie will also lie when you go to move out and pay your last months rent, I was between jobs and we paid half of our rent and got emergency rent assistance to pay the other half for us. A month later we get a court order that stated we only paid half and still owed for the other, we had to get the correct paperwork from the emergency services and they had to take him to court to prove that we indeed paid everything in full. As for the lawn fees and snow removal, I mowed my own grass but was told directly from the guy who mows for him that he was instructed to do a quick run over already cut grass to ensure everything was cut at the same time so we were charged. Wintertime I got a snow removal fee for 40$ for a small patch that was shoveled off our back porch but our front porch and driveway still had snow on it. I refused to pay the snow removal fee because its wasnt a fully completed job and the fee magically went away after a few months of not being paid. Do not rent from this man.

I read the reviews and most of them said that if you “live and play by the rules” there wouldn’t be any issues. We ignored all the bad reviews and totally regret it! We pay rent, lawn maintenance, and water on rent EVERY month. Not one day late ever, we never cause any issues but that doesn’t matter to them. We had a water leak that they didn’t fix until TWO weeks later, they overcharge in lawn maintenance, we were charged $20 per month for lawn maintenance and now all of a sudden they want to charge for 2 months behind because “they hadn’t got around it” so we are paying for the month of July TWICE and it’s September already. Do not recommend to move here unless you wanna deal with a new problem every month and then deal with landlords that will not listen and if they say they mowed your grass 20 times even if they Only cut it once, you will have to pay those 20 times no matter what you say.

Excellent roads and well marked numbers and streets in this park. Very well organized and maintained.

Not a fan of this place at all. I have seen the owner treat people very poorly, and is very cold hearted. I have seen him put families out on the streets with young children, without batting an eyelash in the dead of winter.. maybe he had a legal right to do this.. maybe he didnt have to do it at all, and just enjoyed it.. this is not for me to decide. My job is to give an honest Google review to inform the public, and this is what I am doing. Honestly, accurately, and without apology. So as far as the actual trailers are concerned from what Ive seen in my years of visiting here, The owner is extremely reluctant to fix anything that may be wrong, and often treats his tenants as though they are second rate citizens. Both the owner as well as the maintenance man, (his brother or cousin) are known to unlock your door and just walk into your residence unannounced and without the 24 hour notice required by the landlord tenant act of Virginia, making it illegal.

This place is a joke! Been without heat or ac for four days have called and left messages on the EMERGENCY NUMBER and nobody bothers to call back. Finally get ahold of someone at the office and lovely Mr. Massie says he’s not sending his guy out in the rain. Yet the parts he’d be messing with ARE IN MY HALLWAY. So his reply is he doesn’t know what to tell me. So he’s basically telling me he doesn’t care if my son and I freeze or sweat to death. Plus he’s extremely rude. Honestly if you have any others options besides moving in here, do that.

Place is clean and nice. Management is on point / . They work with you if you struggle. I lived there for 2 years. Id never leave if I could own a home in park. Maddie also works hard to maintain all homes and keeps crime @ bday.

Nice mobile Home Park clean and homes arent cramed upon each other. Mr Massie keeps his park very clean and nice mobile homes

As far as trailer parks in the area and what i know about this one its nice. The nicer trailers are in the back of the park off the road. They range in price i guess due to age. But 650$ to 700$ is probably what hes charging for the nicer ones.

I want to say some of these reveiws are wrong very wrong . my husband had to move here for work and they take such good care of you .if you have a problem they are one call away and they fix it the same day .They also take great care of the grounds doesnt look run down at all .Sandy and Mr Massie treat like family and the maintain guy is so friendly and does such a great job sorry didnt catch his name .️

Ive been in this park for over a year now. I really enjoy the park if the park I am in. The staff is attentive and gets things done when I need. They are 100 percent NO NONSENSE when it comes to running their business, but if you live and play by the rules, they will do whatever it takes to keep their tenants happy

Lets be honest. Its a trailer park. Not a junky filled hole, but still a trailer park.

They are very rude. They walk in your house even after locking it. The staff came to fix my dryer and i didn’t know he was coming and threw my clothes on the ground down the hall. If you travel for work i wouldn’t recommend this place because no matter what you won’t get your deposit back. My friend also lived there stayed two days and got Layed off for work and wouldn’t give there deposit back! And so much more they done to us. They played us dirty!!!! They are rude!!!! Will never stay here again what so ever!

Rude and disrespectful. Won’t listen to anyone’s situation. Won’t speak to anyone about what they have available because they have a huge turn over rate. They don’t deserve anyone’s money.

I have had a good experience so far almost two months now had a couple of issues and they were corrected right away. Love miss Sally and Bill

Slum lord wont ever fix anything

Cut and dry, this is a place where people go that have no other options. Bill Massie is a slum lord. Hes rude and obnoxious. He over charges for rent but refuses to make repairs. When I moved in my water bill was a flat rate of 25 per month. He got frustrated one day when my kids were out playing in the sprinkler and put a master lock on my outdoor spicket. Currently my dryer doesnt work properly, my oven doesnt work, and my outdoor trash cans have holes in the bottom. I cant even take out my trash until the morning that trash pick up comes because raccoons, skunks, and stray cats will tear my trash bags apart leaving a horrible mess outside. If you have a choice, do not rent from him. Q

As a current resident I can personally say this is the shitiest place you could ever live in: the trailers arent cared for, any problems you have wont be fixed and you will even be threatened with eviction for mentioning that there is a problem, Jim Massie is a good for nothing lazy scum lord that is ill tempered and short fused. The morning of the day I write this the power went out in our kitchen and we cant get anything in there to work not even the fridge which has over $200 worth of food in it, we called when it happened and its almost ten and hes still not here to fix it when he said on the phone and I quote Ill be there in a few minutes

Use to live here the trailers are a mess the only thing worth renting it the two apt he has the bathrooms in there are awesome but the rest of the apt is small

Useless tell the people that you have never been late on rent you keep everything clean but they say thats what everyone tells us well its the truth no drugs no drinking many drs.appointments children with medical problems UVA childrens hospital trips i cant do stairs much longer and the father has medical problems we have no family to help and really no friends we pretty much stick to ourselves and we have helped so many but why cant anyone help us
