Horrible. Do not recommend. If it were possible to give negative stars, I would. This place is a pit. The RV sites are so close together that when I walked out my door, I could basically be peeping into next doors window. The bathrooms were filthy, smelt of cigarette smoke, and one had half a dozen cockroaches on the floor--not to mention, of the four that were available, one was constantly locked and another seems to have been locked at the handle when the last person left it, leaving it inaccessible. I understand that the price (at $64 a night) is competitive to the local area, but for $10 more, I could have at least been in a clean, quiet hotel. Horrible.

Extremely safe. Everyone watches everyone and everything. No kids running around, no loud music ever and its very clean. They have weekend activities and events around the holiday. I only wish i knew how to operate the wifi i paid extra for. Faye is a very nice person who works in the office and all the staff are pleasant. Everyone keeps an eye on everyones RV’s and belongings. I walk in the park at night and its extremely safe and quiet.

We had trouble finding a place to stay, finally came across this place. We originally booked 2 nights and paid. On the way there decided to make it 1 night and the lady in the office immediately credited us back the 2nd night. We got a pullthrough spot which was a little tight getting our 38 ft toyhauler in, but 2 very nice gentleman helped us squeeze in. We were 2 spaces up from the dog park which was nice for our 3 pups to stretch their legs in. This was a nice, quite place to stay the night and we would stay there again.

Nice, quiet, safe, RV park with a convenient location to Dallas, Grapevine, Lewisville, and Arlington. The pool/club house has meeting space, laundry, ovens, workout equipment, and shower/bathroom facilities.

Very nice, clean and kept up. There is a very large variety of travel trailers there. From tiny houses to massive 5th wheels. Yet there is a decent lot space for all.

Unfortunately my car broke down last night and I parked it nicely to not impose. It was tagged for tow 1 hour after parking. Went to fix it this morning and it was gone. Thanks manager for the 300$ bill, its a shame you are on vacation for a week. See you next week.

Not able to make a reservation here with our Tiffin Allegro Bus because its 11 years old. Thats a first. The main problem I have with this is it doesnt state that anywhere on their website, and they didnt tell us that immediately on the phone.Also? Their organization is horrible - they bounced us around and we didnt talk to a real person for over a day after leaving two voice mails. When we finally did get ahold of them, they acted put out. Thanks, no thanks.

Park is always full, there’s a waiting list. Theres always someone from the office driving around making sure everything is going okay. The doggy park is a great place for your furry babies to make friends and exercise. The spaces are narrow but neighbors are great, ended up not minding it! I enjoy staying here.

My neighbors are mainly people who keep to themselves and Ive never had any problems with leaving my camper for any amount of time. The layout of the grounds arent to bad other than the individual sights are dinky and because its the only camp grounds that is as close to Dallas as it is, the $590.00 plus electric in my opinion is too much. But with a waiting list of folks waiting to get in, mgt. has no interest in lowering the lot rent anytime soon. In fact, Ive heard it was going up. But again, when your the only show in town.....

Extremely narrow sites with large ugly gravel and weeds in between. Plan to have your neighbors literally six feet away on both sides. You can open your slideouts but not your canopy--at least not all the way. They work hard to keep the place well maintained, but this is the ugliest campground on the planet, so theres only so much the maintenance crew can do. Pricing is inflated and inconsistent. Stay here only out of necessity, not pleasure. Not recommended.

I would never stay here again! I paid for a month because it was so hard to find a park. I had a family emergency with a sick relative and had to leave after a week. The woman at the front was happy to tell me they couldnt refund any money and charged an extra $30 for electric!!!!! So beyond inconsiderate Im blown away! Finally the icing on the cake I was having a package delivered before I got the news I had to leave early and they couldnt even forward it to me !!! They returned it to sender!! So inconsiderate and low grade park anyways! Wouldnt recommend it!

The greatest assets are the people. Over the years we have gotten to know these very friendly folks and consider them family. We travel constantly for work but make this our winter home and they have always been very accommodating. The facilities are nice and a lot of upgrades have been made recently. We recommend the park in every aspect.

Pictures from the website are very deceiving. Park is very small and cramped. The rv sites are very close together, I could not even roll my awning out. Ground is mainly rocks not good for pets. Where there is vegetation it is weeds growing out of control mainly around rv. Pool is small, and the dog park is a joke. To top it off it looks like the surrounding so called lake is some kind of sewer treatment facility. If you are used to camping a KOA campgrounds then this is not the place for you.

We stayed from April to December 2017. Extremely nice place. Camp host and neighbors very courteous. The park hosted events most weekends, movies, hot dogs and burgers, (according to my boys, I never participated). Discounts on pizza from the local pizzaria. They were only ones who accepted our RV even though it was 15 years old. The other parks in the area (few to none) had a rquirement for it to be less than 10 years old to new. The park is just West of the beautiful community of Carrollton and not far from Coppell, Farmers Branch, Plano and other beautiful upscale communities. Make your reservation early, its hard to get in. We were buying a house and the builder just wouldnt complete it and we needed to go back after staying in a local COE park for 2 weeks. No vacancy and in the middle of a mid teens cold snap. Would we stay again? You bet, given the time and space.

It served its purpose. Its a place to stay near an event were in town for. If youre looking for camping stay away! Packed in like sardines. Dump takes more than 10 of hose. DW said to be nice or it would have been 2 stars. It is clean so thats a plus.

Customer Sevice could use a LilPep Talk and a raise but, Thats life and not our problem as R.V. People...I use to work many different Customer Sevice Positions before I became a Rental Property Owner and a Business Owner...I am building a 60 Spot R.V. Park in DFW.. This RV park is very very tight. The should remove Park from their name. When I first got here, I wanted to turn right around and leave, but it was memorial weekend and they were one of the only ones that had anything open. If you are looking for a camping experience, this isnt the place. The staff and residences are very friendly. Seems like most people live here or they are just storing their RV. Many people I met are insurance adjusters and are living here temporary. Im active duty military and the rate is awesome. Great shade in most sites.The lots up near the front are not too bad , but where I was like most of the park, I couldnt put my awing out. The roads are in really bad shape and there was mud and rocks everything else. There are a few places near the mobile homes that have grass. It seems many people dont mind the tight living but I have two kids and there is no room to hang out around your RV. Little noisy from the trains, interstate, and airport. The pool is a bit small but nice and clean. The Landry is nice and clean but one of the rooms is closed due to flooding. AVOID I-35e North at all costs!!!

I wouldnt even call the lot we are in a pull thru. We have a 32 ft motorhome and a car in tow. Had to unhook the car to even make the 90 degree turn into a very very slim parking spot. Hardly any gravel and a bunch of mud. No grass at all for our two babies. Acorns falling all over our roof. Had to dodge the tree to get it between door to open and slide out. Could litterly reach out bedroom window an touch other rv. If you just are looking for a parking place this is it. No patio, table or concrete of any kind. No space for car.

We had a pretty good stay with Sandy Lakes for about a month. Unfortunately we had to leave because our reservation ran out & they were booked solid. They kept the pool and clubhouse area clean and the neighbors were pretty friendly. They are a bit pricey, the lots are tight, and theres not much room for parking, but it was all worth dealing with for the great location.

Horrible service towards a complete stranger due to me making him feel stupid after explaining what they had just told me, back to them and pointing out different points of failure where they didnt correctly do the tasks associated with the job title and he tried to blame me saying I was the ONLY ONE at fault to blame because (this is almost verbatim) apparently I was the one that failed to go check my bank account and make sure that the employee at sandy lake DID actually charge the account, so why didnt you make sure and be the one to contact us to fix the issue and finally in fact take the deposit. Because without the deposit, your not considered a future resident with a reserved lot available on the specified date/time scheduled when making the reservation. So ya apparently none of the blame was on any of them and I was supposed to be the one who checked on their job performance as well as the one to take the time to check my bank account and verify that the deposit money was in fact taken from the account. They wouldnt accept any responsibility or fault throughout the whole encounter and were aggressively rude about my disappointment in their job performance and even more so in their blatant lack of interest in helping rectify the mistake and see how soon the next lot will be available or try to help me find another RV park nearby or anything...I did nothing to deserve such treatment and disrespect, so for them to call ME the liar after he already admitted to talking with me because he was the one to call me and double check that I would be coming there still and that my move in date could be the 1st and that theyll see me then....so I packed up and showed up only to have them dump me on the street with not even an apology for the situation regardless of blame...Ill finish this up because I feel justified but theres actually more to tell about the disrespectful comments made about me in conversation between the owner and employee while they were 3feet away behind the desk with their backs at me as if I couldnt hear them cursing me and ignoring me when I tried to talk more with them. Im still in disbelief of the whole situation and its been over a month...I just feel the need to tell people about how these people treated me with no reason why even after I maintained composure and never disrespected them with words or gestures or anything...I feel that all this was ultimately due to the fact that they looked at me as some dumb kid when in fact I just look really young for my age. Im sure theyre not like thos toward everyone or even anyone else maybe for all I know...which is why Im so surprised at the way they treated me that day...destiny RV park is a way better site, 270$cheaper and nicer amenities as well as attitudes...thank you for taking the time to read this super long review, I know, I just felt the need to tell others about that day because you shouldnt be allowed to just treat people that way and I know its your business not mine, but I was really looking forward to living close to family again and they ruined that hope. Life rolls on but yall dont have to be so rude towards someone elses situation that was cause by yalls lack of care to complete the paperwork on my reservation ultimately leaving me the only one stuck out with no care that I was in that situation only because of you...so thank you for that sandy lake, it made my day...

PROS:-The people are really nice, including the staff.-They have 24hr bathroom facilities and a laundromat-they have a small pool-there is mild securityCONS:- the electricity goes off almost weekly, and it can stay off for up to eight hours.- every so often, someone has the police called-if feeling informed in your community is important to you, you might want to know that the staff is very limited in the information they provide when either of the above incidents occur-the sites are on very uneven surfaces and often in tight spaces-the bathrooms are not very functional-the water is very cloudy

The WiFi here is awful and for long term stays they offer dish network there’s no spectrum or anything. They have an internet option to “better your internet speed to 10mbps” it doesn’t work waste of money. The spots are small and not even all the same size yet your still paying the same price as some who may have a bigger lot than you. Your awning area is your neighbors black water dump. The only thing good about this place is the location in all honesty.

We have been here almost 4 months and we have found the management to be very friendly, cooperative, and quick to respond to any request. Sandy Lake RV Resort has absolutely the best location of any RV park in the Dallas metropolitan area, conveniently situated between the President George Bush Tollway and I-35 on Sandy Lake Road. The management and staff do an excellent job taking care of the campers and residents needs. We enjoyed the well-maintained pool and club room and the fresh donuts every Saturday morning. The grounds and facilities are clean and pleasant. Our site was level, shaded, and accessible to the amenities which include a large, fenced dog area. Nice people stay here. I especially enjoyed riding my bike to the nearby Carrollton Soccer and Baseball complex.

Folks this park is NOT big rig friendly, very, very close quarters, you are lucky to get your slides out much less your awning. Very OLD park, over-priced but no where else to go if you want a decent location. Not one of the better Carefree Resorts, but it is clean and the staff is organized.Just be careful getting in and out.

Outrageous price but good luck finding anywhere else around with openings. The only reason this place has openings you can guess. 650$ plus electric for a dirt parking spot . Your neighbors rv will be 5 feet from you. No internet period! WiFi is a lie. Also the park manager Tom tried to kill an endangered honey bee essential to our ecological system when my wife informed him about it he acted like he didn’t care. I am a disabled combat veteran of the US Army and I CARE about my country and it’s nature. This gives you an idea of our experience here.

Spaces are very tight, theres NO outside space at all. No room to put an awning out, barely enough for slides. Pads are uneven, little space for cars and neighbors are allowed to encroach on other sites. Management does not enforce their own rules. Wouldnt stay here again even if we were desperate.

One of the long term residents has an aggressive dog, around 120 lbs. It was in the dog park as I was walking by. The dog park fence was not properly secured and the dog slipped under it, attacked my dog and grabbed him by the neck and tore a 5 inch gash and multiple puncture wounds. The vet bill was over $700. The manager said he would refer the matter to corporate, but they had no liability, and that he spoke to the dog owner who said he warned me his dog was not friendly but I kept walking by anyway. Cannot recommend this RV park, especially for dog owners. There are other issues such as small sites, uneven pads slow wifi, but insecure dog park and huge aggressive dog on site is a real deal breaker.

Price is good. Stayed here 2 weeks in a 37 foot Pace Arrow 2 slide outs and towing a F150 pick up. space are tight. thought I was a sardine. but what the heck. enough room for my bus and truck. close to where I wanted to be. Ill probably stay there again.

Nice enough facilities, it is a little crowded, the spaces are a little small, but its nice, its clean, it seems like a safe place for kids. It *is* situated between I-35E and the G.W. Bush Tollway, so there is a lot of traffic noise. This would be a good place for a spring or summer weekend camping to go to Sandy Lake Park, which is right across the street.

Decent, but WAY OVERPRICED. $44.10 per night, the power keeps going out, and the spots are pretty tight for my 38 motorhome. And, they tried to kick me out of my spot 3 hours early because the next guy showed up early. That left a bad taste in my mouth.
