We bough a house from Toll Brothers 2.5 years ago and are still running behind them for warranty repairs submitted more than 1.5 year ago. Their strategy seems to be to drag repairs until you finally give up and do them at your own cost.The attached picture shows the sump pump discharge at my house. Iit is not part of the warranty repair I submitted, but very indicative of the quality of work you can expect from those houses. This is not what one would expect at this price point (almost half a million dollars).

We purchased a home with Toll Brothers at the Hamlet about a year and half ago. From my experience, I would advise buyers to stay away. The toll brothers employees themselves are nice people, but the quality of work from their contractors is beyond poor. The houses are overpriced compared to the quality you are buying. They covered up issues fast and cheap so that you can close on the house. We encountered countless serious issues that could have been easily prevented if built right. Warranty work is a joke, we ended up hiring our own contractors to redo just about everything. Some items are overdue more than a year, and still not resolved. It is honestly one of the worst experiences one can go through for the price you pay.

I was attracted to the models as they were better quality compared to pulte and others. However, after you make the payments and close the house, its just a big headache. There is no good communication on repairs and warranty really seems like they try to make customers wrong, and they really argue about it too. They broke my sprinklers, I had it repaired since toll doesnt reply sometime for months and its a goose chase. Finally they said I shouldnt have repaired it because they have their people repair it...I said my lawn would have died. They said submit the bill with writing of cause of damage. Done, followed it for another 3 months, dead end and lost money. Same happened with my damaged lawn. BEWARE.

National sale event is a joke. Until the time of signing , sale event would be there. At the end sale event transform to nothing. Be cautious with the sale event gimmick.

I want to make aware people who interest to build new home at Hemlet... I am happy about quality of material uses by toll brothers but very bad workmanship..no protocol to build proper way and no supervision done after their contractor finish their work... they claim for 12 months warranty but useless.. don’t rely on it. They do follow up to look at your problem for warranty.Today is 3 months none of problem fixed...don’t purchase landscape package (lightening landscape) from them find outside contractor...instead doing pre-walk for 1 hrs, do 9-10 hrs pre-walk to find as many problem in your new build home.. fixed it before closing otherwise you are depend on them.. once they get money from closing they do not care who you are ?:.. I wish I could give them ZERO... buyer make a best choice.. don’t trap... don’t trap.... don’t listen their verbal promise... everything write down and sign with management.. they don’t fulfill so many things you have spoken verbally or staff change..buy wisely quality home.. if they can not build new quality home, It is better to Stay your old home with less problem...lack of communication with management team as well..good luck for new quality home who interested to build..
