First , let me tell you that this is very nice and quiet place to live. Im giving two start because , when I move in the mobile home was not ready . The leasing lady, told us that everything will be complete by the time we move in. It did not happen . The mobile home was infested with cockroach. Fridge , Stove was nasty . electrical problem that never got fix. Maintenance guys try to do their best however they cant fix something with out the proper parts. Water Bill and Electricity are very high as well.

5 years ago it was the hood and it still is it is not a good spot to raise a family if you aint safeBecause when i was their people had a shootout at a shells .

Wonderful improvement! The property is looking better and better! I love that we have a dog park. The pools are very clean and the playground too.The staff is wonderful. From the pool monitors to the property manger.

UPDATE: DO NOT get a couple of weeks behind on your rent. I went to pay it they said it was a partial payment because it was the first of new month.They made an arrangement with me, took me to Court with the arrangement I submitted then told the Court they were not willing to accept the arrangement anymore. I had a week to move out and was not expecting. Mgr response...have to treat everyone the same.Excellent experience moving in...Ada and Regina are absolutely efficient and AWESOME!!!

I lived at CVLL for about 2 years. I unexpectedly had to find a rental in Buford. When looking for a place to live, I found that I could find a dump for about $1200/month. At CVLL, I paid significantly less for a 3 bedroom 2 bath with a large deck. I lived on a quiet street and my neighbors were very kind to me.In regards to repairs, I didnt have any needs in the 2 years I was there, so I cant speak to that. When my company promoted and transferred me out of state, Ada and her team worked with me on my early lease termination - that meant an awful lot to me. I had enough stress with new job and a move, I didnt need the additional stress with what COULD HAVE transpired with a broken lease.Once I moved, I needed documentation to complete a home mortgage -proof of rent and payment, etc - and Ada and her team responded in a timely manner to my mortgage company that allowed me to stay on track to close on time.They were there for me when I needed them - thank you Ada and team!

Ladies at the front desk are always helpful and flexible with paying rent and have been very accommodating to me.

Current management is good and on top of things. Clean common areas. The lawn people need to do a better job. Gates are never used. Affordable to live here. Unfortunately all trailer parks seem to attract certain groups of people. Though most keep to themselves here. (I took star off because of lawn ppl).

Worst Customer service ever and youre owner and get hung up who does that when I couldnt get a word in and trying to ask another question to be hung up! Ada is amazing!!!!

Been here almost 4 years. Never late on rent. That goes up every year. Lot rent does as well if you buy from them. Manage is throwing us out becouse we wont buy the trailer that they are renting to us. Gated community gates do not work. Have used access card 3 times in 4 years. Water bill varies about $30.00 per month when habbits dont change? Water is paid to countryside, not City of Buford water?4 years and we are on the 4 manager!!! None including current. Have any people skill what so ever.

The staff is very nice. And ady and chantel are very helpful with pool passes instead of pictures of residence . That leaves them to deal with other things . I like that they are putting in a dog park for the dogs

Blown away in the worst imaginable way. Terrible customer service. Made us put in an application before looking at homes. They said they can only show us one even though we made an appointment. Pushed a 4 bedroom for 70,000$ way too hard. Refused to show us a brokerage home. They finally changed their minds and showed us another home that was filled with black mold (TOXIC). They were selling a deadly home with mold inside the walls for 40k to a family with a newborn. Absolutely terrible. Do not go. The neighborhood in buford is better and where we are putting in our application.

Ive repaired several of these mobile homes in this park and the MDF floor materials are horrible. NOTE TO PURCHASERS - Cant steam clean a carpet on MDF...the moisture soaks into the particle board and molds and softens. PEEL BACK CARPET BY WET WALLS BEFORE BUYING.

Its a terrible place to live. Ive been here for 8 years. I would move. But stuck in a over price mortgage. Lot rent goes up every year plus water and trash. Were up to 640 for that and the 400 on mortgage. Are water meter has been broken for 4 or 5 years. They wont change it. Theres 2 adults and no kids and are water bill magically doubles from month to month. The gates might work 2 or 3 times randomly out the year. So when they work the line gets backed up to the street. Weve landscapers that do terrible work. When they actually cut the grass. I cut my own, weed eat and edge. Also plant grass sead. Rent is still the same. All the stop signs are useless and so are the speed limits. Wrecks every weekend. Kids drinking and driving speeding around at night. Random gun shots. Police and firefighters here all the time. Ive also scene swat 3 times and crime scene investigation 2 times. Dogs and cats run the park. Pool monitors are useless. If its a younger adult on shift they let there friends do what ever. The adults are like 300lbs and take smoke breaks every 30 minutes. The office people are so useless. I have a huge oak tree next to my double wide. Its never been trimmed or taken care of. So branches fall every storm and tear up my room. Huge gauges in my roof. They told me thats what insurance is for. That the tree is my responsibility. Not what my lease says. Theres been 2 managers tell they would have the tree trimmed. Nothing ever happens. Its going to be expensive. Multiple huge branches over 2 double wides and the tree leans with mold growing on it. But they would rather have the tree kill someone than to spend the money. Oh power in the park goes out every summer. When its to hot or storming bad. Theres also crack heads/druggies/homeless people walking around asking for money. Dont leave anything outside. It will be stolen. Just save your money. Dont move here. Theres tons of apartments in this area that are so much nicer. Such a terrible place for families. You kids will get into so much trouble with the bad a$$ kids running around. There was a middle school girl standing on the side of the main drive asking cars driving by if they wanted to see her private parts and she just got off the school bus. Warning do not move here. It will save you time money and trouble.

Ive lived here for a few years and the property is well maintained and clean. However if you need something like plumbing or painting, youre on your own.

This place is a joke. Water is rediculously priced. They never cut the grass, and if they swindle you into getting a gate card, don’t, because you won’t need it. Lived here almost 3 years and has worked 2 days in those three years. They go up In rent for no reason. And don’t expect them to answer the phone in the office either. That won’t happen. So if you move in here get ready for the B.S. I wouldn’t recommend this place to an enemy, much less a friend.

Very reluctant to even give 1 star I would give 0. From day 1 it has been nothing but problems. They are supposed to maintain yards. Cut the grass, clear leaves etc they dont. Supposed to pressure wash home and keep debris off the roof they dont. Water bill is never correct and the water meter has been broken for 6+ months. Try to call the office forget it they never answer or call back in a timely manner. And if you have a maintenance emergency or any maintenance issue they will enter your home and say they have fixed the problems but really never fixed anything. Im counting down the days until I move out. DO NOT MOVE HERE ITS AN ABSOLUTE NIGHTMARE.

We lived here for almost a year. quiet place. we never had any problems. we kept our place clean so we never had an issue with bugs in our home. we moved out 3 months before the lease was up and got sent a bill for over $2,000. i wrote them a letter and mailed it in with the bill explaining to them that someone moved into the trailer 2 weeks after we moved. they sent me a check for my security deposit and i was no longer responsible for the rent for last 3 months of my lease. they seemed to be very understanding and fair. the only complaint is that the gate up front never works lol. but at the end of the day that gate isnt protecting anyone so we werent unhappy with that.

This place is disgusting. If its not the fact that the gated community never shuts their gates, or the fact that the neighbors are all drug dealers and low-lifes, then its the fact that EVERY TRAILER is INFESTED with bugs. I mean, its absolutely the most revolting thing Ive ever experienced, and I am beyond excited to be rid of the place. Also, good luck getting your deposit back. Even though the place was cleaner when I left, there was damage to the carpet. Yeah right. I rented a carpet cleaner, so I know that was BS.Also, if you approach the office about any complaints regarding bugs, its your fault.There is NO getting out of a lease, even if you get a job 50+ miles away, and you will be harassed by management for leaving.Stay away from Countryside of Lake Lanier. Its filthy garbage and needs to be shut down.

Its a great place to live quiet and safe

If i could put no stars, I would. I lived in this trailer park for almost a year, a little over a year ago now. i moved in with roommates right out of highschool and it seemed to be a great place, but UNLESS YOU WANT TO ALMOST GET KILLED and have EVIDENCE (multiple forms on more than one occasion), i wouldnt move here. My neighbor tormented us for almost 8 months till i felt the need to move out for my own safety. I would wake up to nasty words written everywhere outside, my things missing, broken bottles on my driveway, trash everywhere, and leaves from every house around mine on my driveway. (i have photos) on multiple occasions i had a gun pointed at not only me, but friends visiting. I was threatened to be killed more then once, which i have video evidence of. at the time i didnt know all i do now about laws or i would have had him arrested a long time ago. I EVEN TOLD THE OFFICE MORE THEN 5 TIMES ABOUT THESE THINGS AND THEY TOLD ME I WAS LYING. AFTER I SHOWED VIDEOS, PICTURES, AND THEY SAW IT FOR THEMSELVES. I was told there was nothing they could do. THEY WOULDNT EVEN LET ME MOVE TRAILERS AWAY FROM HIM, much less let me out of the lease. the least they could have done is believed me and moved me away from him. but they didnt care even after seeing the video of him destroying my lawn and pointing a gun. I even tried contacting the corprate and they ensured me they would do it for me... guess they never did. after being scared for my life, i moved out. AND CONTINUED TO PAY 3 MORE MONTHS OF RENT AND BILLS WHEN I WASNT EVEN LIVING THERE. thanks a lot for the great experience of my first rental. unbelievable. BTW the mans name was Coleman, and i remember Ada (something close to that) and Susan being the woman who just helped me oh so much. THIS COMPANY IS LUCKY I DIDNT PRESS CHARGES.

Country side village of Lanier is a sum properties management company discriminate against on weather u own your trailer , race , creed , ethniticity , and former military personal . God forbid u stand up for yourself when Heriberto Martinez personally attacks my wife and myself. We have been disrespected , put down and litteraly discriminated against and all because of our ethnicity . The main property management company doesn’t respond to any and all complaints about how we were treated acting like it’s our fault and continues to demian us from all the way up in Michigan with several comments coming out of there mouths about being trailer park trash down in the south so if you really like being treated like ur worthless your opinion doesn’t matter or being judged from the moment you set foot on there property by all means pay $1200 bucks a month for something you’ll never own

Feel forced to give 1 star. Management said our application was a go. We moved contingent on June 1 move out and clean/repair for us to move in. Called Monday and no returned call until my boyfriend called on Friday. We went into the office only to be informed that we were denied. In the FOUR DAYS it took for a return call we could have been looking for another place. After reading all the unfavorable reviews I guess we dodged a bullet, but management wasted a month of our time. We are niw homeless.

This place doesnt even deserve one star. Even after new management took over, they are still rude and dont know what they are doing. When the old management was there, she was stealing from the company and charging people late fees. I had over 1200.00 dollars in late fees that the corporate office had to write off, after begging them for over a month. I have NEVER been late on a payment. Then they sent a sheriff out to the place to evict my tenant 4 different times because of the bogus late charges. When I write them checks they have posted my money to the wrong account. The last check that I wrote them, it took 3 weeks for them to deposit it. I thought it had been taken out already so when it finally cleared, the check bounced . Having no phone call or acknowledgement, I saw it in my bank account and drove over there. The manager was extremely rude to me and got an attitude. She told me that her system was down and she couldnt cash the check. So, I had to go get a money order and on top of my bank fee, she charged me an extra 50 dollars because it was late. I yelled at both of the ladies in there and stormed out. That place is full of drugs, even the managers children live in the complex with her and are on drugs too, from what I have heard from people that live there. Every time I go in the office someone is complaining to them about something. The gate is supposed to be locked and it is always broken. The pool is disgusting. This place is terrible and someone needs to get in there and straighten it out or it needs to be shut down. If the cops were going to raid the place, Im sure they would find drugs in the homes over at least half the tenants. I have witnessed drug deals in the middle of the street. Horrible, horrible place.

Doesnt even deserve one star. I moved into this community in 2015 I moved out in 2016. My ex husband stayed and they allowed him to forge my name on a new lease. Well when he did not pay his rent they filled an eviction in my name and his. Mind you when I found out months before that Ada the leasing lady allowed him to forge my name I sent in paperwork to get my name off of the lease. Fast forward I get wind of an eviction so I make my way from Michigan for this court. I go into court explain the situation. The judge even said that this could be a forgery case but she was being nice. Ada withdrew the eviction from my name and the judgement went against my ex husband. Cool fine everything is great. Im done with this mess. That was in November 2017. Im here in February of 2018 and I get a call from a collection agency where sun communities has put this judgement that isnt even against me on my credit. Looks like this place is about to have a lawsuit and that a few office members are going to have some forgery charges. Ive not lived in this community since April 2016 when I moved to Michigan. Yet Im responsible for a lease that was forged in November 2016. And a judgement that isnt even against me. Beware!

First I have live here over a year and they still have failed to hold their end of the agreement. I had sewage pooring through a man hole for almost a month. After many complaints and missing a day of work they finally got around to fixing it. My home still has a 2013 tag on it. Its half way through 2015. Now they decide to change policy as of the first and wont accept my rent because I am 40$ shy of the total..... I have the money but it is crap now I have to go out of my way to get spend more on another money order, because thats the only form of payment they accept. They just got new management and it has only gotten worse. Hard to deal with people!!!! Horrible customer service! The amenities countryside provides are not worth the headache of dealing with it all. Not to mention that the gated community hasnt been gated in over four months. So apparently we pay them to not take care of us but to make changes that and not provide services that we pay for.

DONT RENT HERE EVER!! My husband, daughter and myself moved here in 2013. When we first moved it everything was great! It quickly changed after a year. We bought a singlewide in cash after a year. Thought everything was great. After living in the single for a year, our rent went up, water spiked and office got new and horrible staff. We sold our trailer and moved to another rental. Same situation different home. Gates never work, drug activity is all over the place, pool is never watched or maintained, shootings etc. horrible!! Cars speed through, office won’t do a damn thing about it. We moved from this location in 2016 after 3 yrs at this place. We vacated the residence before on June 10th letting the office know 30’days in advance. They charged us 2 months of rent and tons of other fees...such as $50 a mini blind repair, when one single piece was bent. This is the biggest joke to rent here and anyone who does live there is stuck, and can’t leave. It’s the getto of Friendship rd for sure. Look else where!!

Ive been living here since 2013. My experience was ok until my home burned in January. I owned my home and only had to pay the lot rent. The day after home my home burned I was told that I needed to pay $4000.00 to have the home removed and I need to give her my title to the home. Thats a lot of money for someone to pay that just lost everything. So I came to the manager a few days later and told her that my husband could move the home. She told me that he would need insurance, I said we have insurance. She said it has to be a one million dollar policy, I said we have that, my husband is a roofer. Then she told me a lot of other stipulations I had to meet that were basically impossible. So Im like, can we work something out? I can pay $2000.00 down and pay the rest by the month. As soon as she found out I could pay $2000.00 immediately she got on the phone and got the price dropped to $1800.00. She told me to go get the money order for Februarys lot rent and come back to talk with one of the communitys contractors that would be moving the home, I did exactly that. After I met with the contractor I agreed to pay him the money to move the home. Later that same day my husband fell from the roof which caused us to be in the hospital a few days, and the day after he got out, I got admitted. Ive been high risk from the beginning of my pregnancy, but the reason I had to be admitted is because my cervix had started to shorten an open up and the doctor wanted to do an emergency stitch on my cervix called a cerclage to prevent another premature birth. Over the course of my husband and I hospital stay, the contractor called me and told me he wanted to buy the home and he would move it. When I got out of the hospital, I sold it to him and he moved it. When I went to get my mail from the box on Feb. 26th everything was cleaned on the lot. I called CVLL corporate office to get my security deposit and they told me I have a balance on my account to have the home removed, I informed them about the deal I made with the contractor, and they said I may have to show them proof. I told them the only thing I have is a bill of sale that I wrote out that we both signed. Since then I have been calling CVLL and the corporate office and no one will return my call. I would really appreciate a call back so that we can resolve this problem.
