The good about this park is that it is very clean a safe environment as they only allow owners and do background checks. Roads are paved with a paved parking spot. The bad: You have very little yard space. You cant sit outside and talk to loudly without a noise complaint. You see no children playing outside. As I am sure residents complain about noise. They measure the yard to make sure its cut to specifications. If not you get a notice with a warning to cut the yard or they will have it done at residents expense. They do a yearly inspection of your home and put a list of repairs on the door to comply with yearly. No amenities for the money. They have a little playground thats about it. Oh and there are storm shelters. There lot rent just keeps going up as they say others are higher. I think there over 400 a month now. For your money you get a little strip of grass that you better mow but dont have a lawn party or you will get a noise complaint. No outside pets or dogs over 25lbs. Must have pets approved. You pay allot of money to them and they give nothing in return. Think before you leap. Very expensive to have a trailer moved.

Quieter community the yards have much more space and privacy then their other park I have seen in catoosa. Their prices however are ridiculous especially when you can find houses for those prices. They are pulling in more homes that are way way to close together. They don’t care who let let move into the park as long as they get their money which means this will be another ghetto Broken Arrow Trailer Park before to much longer.

Unfortunately Google Review does not allow 0 or negative stars. DO NOT LIVE HERE! Please, I understand there are not many decent trailer parks in the area, but please invest in an apartment or home. They are going under new management I hear so I am hoping it will get better. They will try to dictate everything about your mobile home that you PAY for. (In argument it is their property, but they could be civil with their community and come to compromise, probably not in their definition or vocabulary though.) They will make you change things, if it is not 100% to their satisfaction. Example being: carports have to be placed a certain way, tree placement, if one day they dont like it there they make you cut it down at your own expense, your yard arrangement, storage units, paying for cement jobs at your own expense if not satisfactory, grass a little too high for their taste you get not so nice notices etc... the list goes on. I was planning on moving here, but after hearing so many different stories from several tenants, I am glad I steered the other direction. I have friends and family who do live here and hear their continuing horror stories. Its very very unfortunate how they treat good paying law abiding residents. If they were not established I am sure they would try to make other means to get the heck out of dodge from the evil manager. I had an encounter with the manager myself. RUDE & DISRESPECTFUL! I would not been such a pest, if I wasnt treated the way I was. I dont just waltz around being hateful to every human I meet, this isnt my character. In regards to this residence, please save yourself the trouble. However, if youre older, single, or retired and dont have much company, friends, young kids or family around the area. I could see this would be a good place for you to live. Quite, calm, and very well kept, just a few potholes throughout the main road. They do not support local businesses. The property manger specifically will try anything and everything in their power to get enough evidence/means to remove tenants she does not particularly care for. She acts like a dictator, and last time I checked, this is America. Its also 2019 we need to keep our values a little more up to day with the times. Very bias. Facetious if you will. The way she presents her issues with her tenants are more of an ultimatum. If you dont do exactly as she says, you are kicked out. Who wants that held over their head? Fear of tip toeing in their own homes or they lose everything they have. These people who live here are not children, they are adults who should be treated with upmost respect, and dignity which she lacks. If this establishment running had a personality I would describe it as ugly!

Johanna Woods Mobile Home Park in Broken Arrow has a very nice appeal even upon first impression. The homes were quite an assorted mix but all I saw had very lovely landscaping as well. I was quite moved by the attractive eye appeal and relaxing serenity this community exuded.

The park is pretty nice. The management is horrible. They would complain about my lawn and the grass being high one week after I cut it. They act very nice when you are moving in but then they come inside your trailer 2 times a year and tell you how to set it. They fine you for several things and rules that are ridicolous. My shades were starting to fall apart so they said they would fine me, when others have aluminum foil on theirs.If you decide to live here youve been. Warned.

This is not your your ordinary run-of-the-mill Mobile Home Park! Johanna Woods is kept up and rules inforced which makes this place what it is. The staff is great! The playground is a fun area to take the kids and what a comfort knowing youll be safe in severe weather with their state of the art shelters.

Very clean and well kept. Better than the average trailer park.....the management on the other hand are asses but all in the name of keeping the park above average.

If your looking for a good place to live look no further than somewhere else, staff is rude and disrespectful. lot spaces are over priced and if you have children, dont bother with this place. Management will yell at your children for nothing more than playing out and making noise. You better off buying land and moving your trailer.

They try to charge for slightest infraction and have repeatedly said my lawn was unacceptable when it was perfect. Had to get professional lawn care and still get notices about a tall blade of grass. They took out the pool for no reason

Clean, but the woman that enforces standards operates the park like a fascist. If you dont mind paying for constant labor to adhere to their standards, it might work for you.
