My Mom and little sister have lived here for over 10 years. Here are the honest pros and cons:Pros: Only half a block from the 99 freeway on/off ramps. Two blocks from a CHP station. One block from a 24 hour Chevron, Subway and Arco gas station. They recently built a lot of new homes next door and they all sold like hotcakes priced between $255K-$300K. We have taken walks in that neighborhood and most of the residents are professional/nice people. We have chatted with some and they include nurses, a doctor, a Bakersfield police officer, and a DMV employee to name a few. The reason I bring this up is because the value of all the mobile homes in this park went up when these new homes were built and sold. A lot of people are asking what is the rent? The space rent for each mobile home ranges from $650-$750 per month without utilities and space rent goes up about $25.00 each year. Most of the residents buy the mobile home cash and can easily pay this space amount. Mobile home managers are not nosy nor strict. As long as you pay the space rent on time and follow the mobile home community rules they will never bother you at all. This is a quiet and calm place to live primarily because less then 1% of the residents are black. And as of March 2020 0% of the residents in the new homes (Heather Meadows Community) are black. I know this is not nice to say but tons of people agree with me on that. If you like to have loud parties every weekend and love smoking/drinking this is not the place for you. You will have major problems with management, the senior citizen mobile home park next door, local police and the new home owners that paid almost $300K for their homes 500 feet away. In the end your space rent agreement will be terminated and youll get kicked out even if you own the mobile home because remember...you will never own the land the mobile home is on. In other words, troublemakers just stay on Union or Chester LOL. Another pro is that there are no section 8 apartments nor houses close by. Apartments and houses that accept section 8 = drama. The surrounding area is mostly grape trees, almond trees and other crops planted by private owners for re-sale. My Mom and sister love living here and they have had 0 problems in the past 10 years. I have visited and slept over in southland mobile home park over 1000 times and these are my honest observations and opinions.Cons: Most of the mobile homes are VERY close together and have thin walls/windows. I often here couples having sex when I walk my Moms dog very late at night

I enjoy being able to go in and out of their mobile homes and the people do not chase you around or bug you and theyre very informative on whats available and whats not

Visiting a friend .. here for rodeo .. its a nice mobile home park .. rent is average compared to other parks that I know of ... People who live there tell me they like to change park rules and regulations on a yearly basis .. visit and talk to the residents for more information ...

Quiet place to live

I have lived here 16 years, mostly senior citizen however the park isfamily friendly.

Great floor plans and easy to look at Really enjoyed if you have land i recommend looking into one , if i had the land i would go with a couple of their plans!

Management is to careless, doesnt want to fix old movil homes parking spaces.
