My daughter has lived at Southgate MHP for six years and we can say Southgate is a quite, safe, nice mobile home park and have never had any problems here.The management and staff have always been available and professional and we can recommend this mobile home park to anyone.

My sister and I were roomates here about a year ago. The trailer itself was pretty nice, it had a little side yard and a wooden front porch. They got us moved in within a week. They charged us 650 for a 3 bedroom 2 bathroom and what was supposed to be central heat and air. The air conditioner went out within 2 months of living there. And this was in the middle of July! They refused to fix it and we spent our whole 6 months lease without a working air conditioner that we were promised in the lease that we signed. With that said they did put window units in that ran up our electric bill and didnt even keep the house cool. On top of all that the lady in the office was rude all the time and was too greedy to fix anything that broke. The drains were also constantly clogged/ slow draining and they never even fixed that. Its a good place for the price or if youre need a place quickly but the main complaint was how the office women acted towards us as if she didnt want to take care of us she only wanted our money. Luckily she did give us our 400$ deposit back when we left.

I kept driving in circles!

We lived there for a year. Very quiet and secure, which is priceless. Anytime something needed to be fixed Michelle made sure it got fixed. Michelle is very fair about trying to help resolve any problems you have.Superior customer service. Super clean. Conveniently located to a lot of stuff. Would love to live there again. Really felt like home. Really good people that run this park.

Just tried calling 4 times no answer must be to busy for new renters

Pool needs to be open Monday thur sunday, I have been here since June 2019 , I walk around this mobile home park without being afraid , very nice and comfortable

The receptionist is the sweetest, most professional person Ive ever encountered. The manager is the most hateful vile creature ever known to man. Makes Hilary look like an angel. She would shatter if she ever smiled. Shes also to lazy to smoke outside and the place just reeks with the stench of an ashtray. She must have a pretty strong hold card on the owner as she shouldve been ousted a long time ago. I wouldnt let her watch my grass grow.

Too crowded

I lived here for about two years, and had a fairly good experience. The trailers are nice little places to live, however the ladies who work in the office are rude and unprofessional. When things need to be repaired, (which is often because several the little houses are falling apart) they take their time sending someone to repair them and when the do come they do a poor job. Also, when it came time to move out, I spent HOURS cleaning the house until it smelled great and was spotless, spent hours scrubbing the kitchen,refrigerator, bathtubs,and even borrowed a carpet cleaner and cleaned the carpets etc. only for them to withhold part of my deposit and say that they had to clean! First of all, their cleaning lady does a terrible job and when I moved in it was disgusting, and when I left it, it looked amazing. They took pictures to prove that it was unclean and in every picture the things they claimed to be dirty were spotless, other than paint chipping in the sinks and one shower where the complex painted the appliances with the incorrect type of paint, which was like that when I moved in, and they still charged me for it, because I didnt list it as something that was already damaged when I moved in. They said my toilets had rings in them and that the refrigerator had stuff in it, which is not true, and in the pictures there are no rings in the toilet, and the refrigerator is perfectly clean and empty. They also charged us for it needing to be mowed because one weed had grown up in the back of the house during the time I had already moved into my house and was no longer staying there. If you live in these houses, dont even bother cleaning them when you move out, they will find any reason rather its true or not, to keep part of your deposit.

They have the most unprofessional grounds keepers. I wouldnt call them maintenance men because they dont fix anything. They come in to fix something two weeks later after complaint, intoxicated, and leave a digusting mess. They yell profanities out at residence as they drive by and drive around speeding careless. I would never live there again.

Just visited friends. So many speed bumps but I guess thats a good thing.
