Josie is a joke of a manager and absolutely plays favorites, totally depends on how she sees you as to what is or isnt allowed, total bs in my opinion, the rules SHOULD apply the same to everyone as everyone signed the same lease. Btw, apparently she also decides if a person passes the background check because over the past several years the new tenants are really trouble... cops now there regularly and that was one of the big reasons I chose to move in years ago. So i knew my family was safe but anymore I feel like they need to be armed in our own home for there own safety, especially due to the fact that joise chose to no longer have night security.

Looking for a home asap, and even though they didn’t have one available, the woman in the office offered some suggestions and let us know what and when she would have a rental!!!

I have lived here for eleven years and I love it. Reading through some of the reviews gave me such a laugh. Complaining about the strict rules shows me that those residents dont like rules and want to be able to live in squalor, or let their children run wild. Rules are put in place to benefit all residents, not just you. When you are given a copy of the regulations, my suggestion is to read them and if you dont like what it entails to live in this community, then dont sign on the dotted line. Go find a place to hang out that doesnt care that about making it a safe place for its tenants. Kudos to the staff for being strict and making this a great place to live.

Amazing staff. Miss Josie is the best community manager and this community is so clean, quiet, and safe. I plan on staying until my daughter is out of elementary because of the wonderful schools up the street. If i ever buy a trailer i will buy it here. The maintenance is awesome almost always same day fixes and pretty quick too. The area is close tothe highway, resturants, and shopping and its really a great area compared to some areas of this city. Id highly reccommend this place to anyone with small children because the neighbors talk and the kids play. there is a bus stop very convieniently at the office also for the school year. Great Place!!!

Pros of living in the area is the location which allows for easy access to freeway, grocery stores and restaurants. The club house and common areas are well maintained and this is where the good stops. The other amenities (pool, hot tub, gym) are nice if you are allowed to utilize them without being watched like a hawk, but when it comes to the family of the property manager, Josie Lujan, they can use all amenities without any issues and or/restrictions. You never really feel as though you can be comfortable because Josie believes she personally owns the place and does her best when given the opportunity to bully tenants. PLEASE DO NOT get on her bad side as she will try her best to make your life a living hell. She also likes to instill fear tactics by attempting enforce rules and regulations that you may not be aware once you sign the lease. Keep a close eye out for your pre-teen and teen aged children as well. There are several residents who partake in illegal activities and you would not your children to be involved or associated with such things. As the property manager, Josie, should be more focused on this type of activity and making Meadowbrook a safe place instead of worrying about riding around in her cart giving tenants notices for weeds and the like. The maintenance workers and activity director arent any better, they are just the little minions out watching you so they can report false information back to Josie. The amount of money being charged to rent could easily be spent for a site built home which is definitely a much better value for your hard earned money. Very nice went to a baby shower in the clubhouse and it was very nice and the receptionist was extra nice there had fun wouldnt mind looking to live in this area very nice thank you

Lived here for 14 years, 16 years ago. The place is very well maintained, has far too many rules, price is high like an apartment, there is a 7 11 gas station, a dollar general and a Blakes lotaburger right down the street. On the north east side of town in a decent neighborhood.

The house is ok, but omg: speedbumps thAt are too sharp are mangling my undercarriage and I’m totally stopping for them. Josie is self righteous and RUDE! A tub slow draining she says “get the hair out” like I haven’t done that and used drain twice already. A toilet constantly needs plunging “you are probably using too much toilet paper”, like I’m an imbecile. Also CONSTANT threats about weeds that you can barely see, and they just want more money basically. Pay them to weed or you are threatened about them. Also: ugh. The rules are ridiculous. Don’t invite friends cause they aren’t allowed to park in front of your house. Some things on the house have also clearly been “fixed” as cheaply as possible. No garbage disposal, lights constantly burning out. We shall see. Our house is cute but we will not be staying longer than we must

Dirty place.. Grounds dirty,.. Swimming Pool Very Dirty.., Kids run around unsupervised pool area and grounds,.. Drug related crimes a shooting 4months past..Car thefts..Was a good community place down hill this year alone..Pool has no authorized or licensed attendees..Yet another break-in MH sits right by office and park..Office clueless no security cameras on.. Unbelievable!!..

Inappropriate graffiti on the playground. Unacceptable for my grand kids. Everything else was good.

Horrible,awful,expensive, Josie is a joke of a manager, rude,disrespectful and racist, the maintenance is non existent, you will call for a repair ,they will come, and it will either not be fixed correctly or they say they will come back later and you will never see them again, heres a few examples, bathtub faucet leaking obviously needs a new washer,maintenance just caulks around the leak so now its leaking under the cabinets, pantry door fell off, maintenance takes door with them to fix it they mis place the door come back take the other door to find the right one 2 years later still no pantry doors, the place is literally falling apart every door is installed poorly and the stick and fall apart, it gets so hot the front door and blinds literally melted. I could go on but I wont ,I will add the maintence would rip things off the walls that needed to be unscrewed and when I would offer a screwdriver the response was oh we will just fix it later, your electric bill will be around 300-500 per month because there a leaks everywhere and of course maintenance dosent know what they are doing the leaks dont get fixed, AVOID THIS PLACE AT ALL COST! Your better off renting or buying a house.

So far so good. I love the community and amenities. We were treated well and now were applying to live there. I will let you know how it goes.

Have some very strict rules you must follow to live here. Office manager Josie Lujan is spiteful and rude. Required that we get carpets cleaned professionally before move out, then charged us to clean them through her means, as well as other things that were incorrect. Be careful if you are not Hispanic. We would get a 1 weed in our yard and be threatened that we were breaking our lease, but the Hispanic man across the street regularly had knee-high weeds in his yard. Do not move here.

HUGE CENTIPEDE PROBLEM!!!!!!! Kids and Small dogs running loose everywhere all the time. management is awful they treat it as its a privilege to live there. If you need help, dont look for management because they will do nothing for you. Overall a very unfriendly community and pretty much stressful environment

Not a bad place to live. Living at MB for15 yrs you can see the changes in owners & the difference in management. They repaved the streets about 5 or 6 yrs ago & put in horrible large speed bumps which can do damage to your car. I dont have any problems with neighbors. Club House is beautiful and clean. Video games, pool table, 2 computers for residents to use, kitchen & entertainment room. Employees keep-up on the weeds and it is pretty.

DO NOT MOVE HERE. Half fixed any issues reported; security is a joke when you can hear music bumping from 2am-8am from 2 streets over and nothing is done. Maintenance damaged vehicle and didnt report, just ran and left $1500+ worth of damage. Rude and cranky office staff, especially Josie Lujan. Ridiculous rules, if you get a 1 inch weed in your yard theyre leaving notices that youre violating your lease while your neighbors have 3 foot high weeds. Reported cochroaches when wed been there 6 months and was told we brought them with us (heres a hint, they dont wait 6 months to come out); also had HUNDREDS of cochroaches in the front yard and found centipedes. This place is a joke.

In the six years that I have been doing property management I have never met a property manager that was so rude and so unprofessional. I went to apply for a mobile home yesterday when I was discriminated against. Josie the manager refused to show me a home she said they didn’t have anything to show after I was told they had several different homes available that I could view. This is not only against fair housing laws but also changed my entire view of the community. Julie was amazing she was very helpful and nice. As for the manager well... she should be fired or sued for violating fair housing!

The management and maintenance staff are a joke! Josie Lujan the manager is rude and worthless at her job. Everytime something stops working they claim they fixed it but dont. If you ask about it they deem it not affecting quality of life. The portion I live in (trailer 42) is filled with trailer park trash. I hate it here, cannot wait to leave!

Even though I dont live there I have some friends that live there and I gotta say that its a really nice place to live, its quite and friendly. But its somewhat strict, I say this because if you have a kid thats younger then 18 then they have to be home by 10 or they will get in trouble and if they get caught 3 times then you will get kicked out of your house
