A nice quiet place to live with on site manager. Park is well maintained overall. There are a few issues but manger is opento suggestions. Maintenance staff is okay with helping you. Overall a nice place to live

A very pretty and quite neighborhood

This place is a great place to live! I recently moved here four years ago and couldnt be happier! The park is clean, the manager Liz is so easy to work with and accommodating, quick to get any issues I may have with maintenance issues and is very fair in price! I highly, HIGHLY recommend this park and its management to anyone who will listen. Come in and see for yourself, you wont be disappointed.

Quit place to live, lots of trees in older part of park. Had drainage problem in yard, drains way below ground level. Maintenance came in put in new drains at ground level no more ankle buster! Not only did they do my drains but they all so did my neighbor and the neighbor next to her, we are all on the same drain line. Maintenance men did leave my water on after flushing the pipe. I have sprayers on my hoses to stop the water, so no big deal, Quick and easy fix, Im happy.

The manager violates the ADA with her unprofessionalism and favoritism with regard to guest parking. There are no handicap parking spots available in proximity to homes in the cul-de-sacand she requires the third party handicap residents to pay$30 a month to park behind a heavy gate thats located blocks away from their home.She (Alicia)allows her friends to park in the guest spots, who are not handicap and forces others who are- to open and close a nearly impossible gate to lock and unlock in the dark with no security. She has her friends taking photos of cars and license plates and then threatens to toe the car.Get a life lady, theres more to life than fighting over parking spaces!This manager will be reported to the ADA for violation of the American with disabilities act.

Visiting a friend, nice quiet mobile home park.

Pretty place, well kept. WATCH THAT SECOND SPEED BUMP, ITS A DOOZY!!! youll scrape your undercarriage if you go more than 5mph. Not a lot of guest parking either, you have to look for it

If you mind the rules and are responsible enough to pay your bills on time then its the place for you. You have been known to be late, messy or unsure of small home living then move along and go live in an apartment...

Absolutely awful place to live. We sold our house and moved because of the bad management. The neighbors watch you and run to the manager to complain over every tiny little thing. The park requires you do outrageous things like yard work and tree trimming in the middle of winter. They pass out $50 fines for every little thing. Waking up to threatening notes taped to your door is extremely common. The manager is extremely rude and overbearing, makes up rules, harasses residents, and makes selling your home extremely difficult. She tried to retaliate against us when we were selling our house, telling us in our move out inspection that we had to fix and replace things that were not indicated in the lease. We had to get into contact with the regional manager to resolve the issues but it almost cost us the sale of our house. Then she retaliated again after we moved by refusing to respond to our new park managers requests for a rental reference for several weeks. The manager even tried to go to her office and couldnt get a response out of her. When she finally did respond, she told our new park manager that we paid our space rent late an insane amount of times, which was absolutely not true.Living here was like living in a police state. There is the general feeling that the look of the park is more important than the comfort of the people living there. It got to the point where we felt like we werent allowed to be outside of our home and couldnt let our kids out to play. If you move here, document everything. Take pictures, save rent receipts, emails, and notices, record phone calls and voicemails because the manager lies and tries to go back on her word a lot.

Nice, quiet and friendly people

Some of the people in the community are pretty nice but the ones who aren’t are super nosy and will take any issues to the manager rather than talk to you. Manager will harass you about the outside of your house, and has even threatened to hire landscapers and bill me for it. Don’t leave your cans out overnight cause bright and early friday morning (trash goes thursday) you’ll find another 50 dollar charge on your rent. Rent prices vary a lot. Nearest bus stop is a half mile walk at least. Bumps are ridiculous. I’m only still living here cause I bought a house for cheap, but it needs so many repairs we’re looking for another place. Right now though it’s what we can afford.TLDR I don’t recommend living here unless you’re very careful. Record the conversations you have with manager, she tends to back out.

I cried

Went there to look at #35 which is for sale and the neighbor kids in 36? were screaming and carrying on. Not sure I want to live next to that kind of noise. Oh well kids will be kids.

My eleven year old son was struck by a car when walking at the entrance of this trailer park. He has lots of friends who live there and he catches the school bus inside the park so it was pretty concerning. The person didnt stop just kept on going! So,this business may be okay, but some of the tenants and or their visitors are pretty foul!

Quiet little family community tucked away off the main road.

The speed limit is 15, but theres way to many speed bumps and the bumps are way to big they scrape up the bottom of your car even when driving slow

Ive lived in Columbus greens for as long as I can remember, I moved there when I was 3, and Im 18 now, everyone relatively keeps to themselves, just about anyone is welcome to live there, and its a safe place for children to play and make friends.

Lived there for several years was quiet good place to have my young children safe!

We purchased a home here in February. Paid the full price up front. In October we had to pay the rent late due to several emergencies, and we were issued a 72 hr notice, which we expected, what we didnt expect was for the manager to refuse to accept the lot rent on the last day of the notice. And to actually proceed with a forced eviction and lockout. Then make it almost impossible to get our belongings out, in an attempt ( we believe) to mess up the sale of our house and frustrate the buyer into backing out of the purchase so that the house ( which is considered personal property ) would become property of the park after thirty days. We owe less than three thousand in fines fees and court costs, and our homes real market value is 25,000. Dollars. If we dont sell it or move it, the park takes it.. And makes over 20,000. In profit. I found out today that in the ten months since the New management took over there have been a record fourteen homes sold over half of which were forced out. This place is now being run by an evil woman with no empathy and a true lack of respect for her tenants. Who is out to make a profit on those who r nieve enough to believe this is still Albany top manufactured home village. DO NOT BUY HERE. CHANCES R U TO WILL BE A HOMELESS, HOMEOWNER IN LESS THAN A YEAR. And if you put everything u have financially into what u think Will be a step up on your way to independence, u will end up broke, and cold, and frustrated with how the system allows this to happen to anyone...HOME BUYERS BEWARE... THIS PARK IS RUNNING A SCAM.... ITS THOUSANDS TO MOVE A SINGLE LET ALONE A DOUBLE AND IF U HAVE A HARD SHIP OF ANY KIND AND HAVE TO BE LATE... U R SCREWED AS AFTER THIRTY DAYS THEY CAN auction your own home for nothing. Take the proceeds for tAxes and fees and leave u destitute. Oh and they forced an obviously feral mean little kitty on us who bites and hisses and growls at everyone. We would never leave one of our cats behind. But this little Meenie isnt ours, cant believe they foisted a stray feral on us!

Management picks and chooses who they want to harass. Call personal belongings trash and debris, very disrespectful, looks in the windows of your house (especially if youre not home). Get everything in writing. They lie a lot.
