I have lived here for two years now, and going on my third year. It has been and so far a good living experience here. I recommend Santa Barbara Estates as a quality place to live.

Ummm just you know a trailer park

Management is rude, rent keeps going up, stray cats all over (management will not do anything about). Truck was broken into so i called management after filing police report, and they thought it was funny. Exact words were o well must have been some kids, put up some cameras

Its a nice quiet place to live. Theres a swimming pool at the club house.

Since when this place charges a year of rent just for renting a land? They ask for a year of rent just to rent the land. Can the owner of this place answer my question? So far I know you can charge a deposit and first months rent, or theres some policies that I dont know about it? This is ridiculous asking for this amount of year rent during this pandemic situation. I need an answer for this, since they asking to move the mobile home because we cant pay 7000 dollars to move in.

The only thing I can complain about is that the pool has been closed for the first month of the season and no updates on when it will be open. No compensation for lack of amenity that was promised. They do not trim the trees and branches fall year round. They threaten to charge $70 if they deem your yard needs mowed and mow it without warning. Other than that it is a nice community.

Its always have cops going in and lut.vary bad on keeping up with the property.we payied for 2 years and they act like we didnt I wont rent from hear unless they get a new manager and start taking care of them have pictures when they redone the floor and it had mold under it it was

The place is so crowded. I see the same problem over & over again in the mobile home commuities in the KC Metro area- tired & old. Seems like standards on home upkeep are set pretty low.

Trashy too fast of cars children have no respect and I dont feel safe

Worse place Ive ever lived. In my opinion, the owners are Slum Lords. The neighborhood appears disgusting and dirty. The streets and yards are constantly littered with garbage and broken glass, yet you will get fined if you dont mow your lawn fast enough. The police are frequently present and crime appears to be rampant. On the bright side, I will say that the park is conveniently located near a Hy-Vee, a gas station, several banks, and restaurants, a great clips, drug store etc. This is a decent part of Olathe, despite that the people living in the park and apartments nearby are pretty shady in general (as to be expected). You might as well rent a town house or apartment or duplex or house, because these trailers are over priced and the lot rent is astronomical. The ground under these trailers is hardly stable and half the trailers are located at the bottom of a hill, when it rains half the park is swamp land and some of the streets flood. The owners seem nice at first but they use everyone and treat people terribly after they have lived there a while.

Kevin and Sharon have been nothing but wonderful since I moved in. Any maintenance requests were taken care of quickly. Both maintenance men that came to my home were always kind and respectful of my home. The downfall would be some neighbors and their upkeep of homes but management does a good job keeping things looking nice. We were here for 2 years and never had any major problems. The reason for 4 stars was the home was damaged upon move in and it took quite some time to get the exterior damage repaired.

For being as old as it is, I do find it a bit comforting to know that it has a small town feel in a sprawling city thats rapidly growing around it. This is also the problem as well. This place is old and semi affordable, it isnt renting its renting to own. For some thats a huge investment for people that want to live here for a short term agenda. The neighborhoods that line the main entrance all the way to the back have been in the same set up as it has been for years. Ive lived there for almost 12 years before I finally moved away. When I come to visit it is still the same as it was 17 years ago. But hey its a trailer park and far from what its name entails. Estate is a surgery blanket thrown over the name trailer park and the house are slowly becoming nicer but at a rate and price that only increase for its inhabitants. If you want to live here and have already ruled out that you dont want an apartment room Id say good luck. Its like owning a house but the feeling of buying a mansion and only living in the pool house... Ive heard news of a new owner to the Estates and theyve been adding some newly paved roads and Ive yet to see much effort from land lord to land lord. I wish the best of luck to your decision as to residing in the Santa Barbara (trailer park homes ) Estates.

Area looks great but trailer has bad issues

Called to see what they have for rent. I have now been told two different stories as to what they have to rent. We Set up a time last night to meet and look at one of rhe units. No call and no show from manager. His excuse was he didnt check his calendar. Glad we decided not to deal with this establishment. Also, they are holding a ready to move in home for an employee not knowing IF that employee ecen needs it... lol

Very unprofessional management Kevin and his wife. They take advantage of many people that they do not speak English and do not know how to defend their rights. The place has a single exit/entrance.If some emergency situation would happened, people should stay there rather than trying to exit the place. Horrible parking lot with undone drive ways and roads.I also noticed how the owner replies only to the good reviews but not to the bad ones lol I wonder Why?!!!!

The community itself is not bad but the managers especially Kevin is very rude, doesnt communicate well. Rather he barks at you. I feel like Im being harassed just by living here. You think they would want you to live here for a long time instead they push people out just as fast as they move in. Its crazy and were getting ready to move as well because we dont feel safe, we have no privacy. NO PRIVACY. Could you live with that? Oh and if you have pets dont move in here. They dont like them either. I hope this helps someone.

You can park your own trailer to rent slab, rent single wide to double wide trailers and I think they have rent to own. Just make sure you walk through and check everything out!

They take care of there property when its ice and snow out better than any other place Ive lived

Best place to live in a Mobile Home Community. The managers, Kevin and Sharon Shryock have done a fanstaic job. They have been managers at another MHC and they are the reason Im here. No other place can compare in neatness, price and friendliness. If they werent here, neither would l be here. Keep up the great work!

If i could give this place a zero star i would.. They are mean, rude, nasty, hypocrite, very very disrespectful management. Kevin and his wife.. They need to get fired and kicked put of the park.. Somebody has to do something about it. I got kicked out for no reasonable reasons. Now my mom is been kicked out and now my sister to..

Decent upkeep as far as appearance, but not a good neighborhood

Its a decent mobile home park unless you are in a lot that floods, they need proper drainage in certain areas. The price is their biggest downfall. Moving out our mobile home as soon as we can as they are way too expensive on lot rent.

There are other much nicer parks in the KC area. If you want to be in JOCO I would recommend Connestoga in Gardner over Santa Barbara. They both have some dumpier homes in them, but most of Santa Barbara is not nearly as nice as most of Connestoga.

Sadly since mother has lived here the homes have deteriorated, lawns are not taken care of, public spaces are not taken care of. For the price of a lot services are sadly lacking.
