Nice trailer park almost all new homes there affordable to everyone who is looking for a place to live

My friend lives here, they have gym, clubhouse and the pool. Most of the mobile homes are new. Rent is kinda expensive though.

Theyll just add stuff to your bill without asking or notifying you and when you dont pay it you still get a $40 late fee and eviction notice

Good place to live, usually quiet!

Now this is a place that is right in the middle of the road. Good location right next to the high way and we have made some friends from the people here. Now as far as the neighborhood goes its a little on the ghetto side. Mostly in small pockets but they do have a gym and pool that is nice. Now as far as the trailer itself its best stuff is the new appliances. Our door was misaligned and the counters were peeling. The blinds break easily and furnace was making strange noises but they brushed it off. Also if you dont make sure the grass doesnt go about one inch they will cut it for 60 bucks. Are you kidding me. Also the price for rent is on the high side. More than most. It is nice that you can set up payments through your bank.

Because I try to get in there and I was judge for my character they now nothing about me

What can I say? Its a trailer park. However, it somehow doesnt feel sketchy. Driving around, you see lots of families. Ive been here many times and so far no evidence of a crack trailer if there is such a thing.

I really enjoyed this place. I do see why they needed to shut it down though

I would not recommend this place to anyone . They dont have security much in the winter .If you file a complaint they ignore it if you put in a work order they ignore it But rest assure they want their money. Look somewhere else

Workers are rude. Almost got drove off the rd by a big white truck. Followed him to the main office. I Said i have a child in the car. He said take any of ur complaints up with the office.. Bald white male. Park looks nice lots of new nice mobile home models.

I am a resident here. They do not care about their residents. They will not resolve issues when they arise. It took them 2 months to fix my mailbox and give me a key. Ive had multiple issues. Its easier to just fix them yourself 99% of the time. As of right now I have had an issue with an animal that died. When I called the first time it apparently it wasnt an issue since it took them a week to remove. So its been 2 weeks now and it still smells like decaying matter in this place. Ive called numerous times still nothing. They said someone would come out no one has. If this area is a must go to the park across 275 its cheaper and way better management

DONT DO IT!!!! PARK IS ONLY AFTER YOUR MONEY, PROMISES MADE FOR FIXING ISSUES, BEFORE YOU MOVE IN ARE NULL AND VOID WHEN YOU SIGN ON THE DOTTED LINE!! THEY ARE THE SWEETEST PEOPLE TILL YOU MOVE IN.. DONT HAVE ANY ISSUES AFTER THE FACT THEY WILL TELL YOU ITS YOUR PROBLEM NOW! EVEN AFTER THEY PROMISED TO COME BACK.. THEY WILL NOT!!!! STILL NO CAMERAS BY THE DROP OFF BOX, AFTER CHECKS WERE STOLEN OUT OF IT, NOT ONCE BUT TWICE!! THINK TWICE LOOK AROUND IF YOU HAVE A LARGE LOT THEY ARE GOING TO SHOVE A NEW ONE RIGHT NEXT TO YOU!!!!!!

With all the hard wind, some of the shingles blew off and early the next morning maintenance was there to repair them. I dod not even get a chance to call yet. Awesome job!

No personal bad experiences but I have heard very bad things from multiple people that live in Frenchtown villa unfortunately

This park is a joke, they gave us a trailer that had nothing but black mold in it, plumbing that’s messed up and so forth. We got a home that we weren’t able to move too because of this park, nobody decided to tell us what was wrong with the trailer. Also they lied about the paperwork, this whole park is a joke.

Not a bad little neighborhood

This the worst possible place you can live in. They dont do any maintenance. I have smoke detector problem more than 3 months now and they still didnt come to fix it. I will give them 0 start if I can.

The pool is fabulous!! A nice place

Community carnival was amazing. I just love this place! Updated swimmimg pool and workout room is beautiful. If there a 10 review i would give it to them for the resident incentives.

Here we go again! I just spent 70.00 on Scotts turf builder .. to come home to the empty lots that are on either side of me are now on my no weed lawn!! the intelligence of the people that mow the grass here, is quite amazing!! I asked the kid last year to please stop.. i got the middle finger! Caught it with my phone, discussed it with the staff.. hes still here..They dont care.. they just want your lot rent money!!Look elsewhere

There are Thugs & Gangsters all over the place!!! Since it is Between Detroit & Toledo it is the half way spot!!! For Criminal activities!!! Roll them up & Lock Em!! Be safe out there! Keep your Head on a Swivel!!!

Took 10 months for them to finally fix a door that they had installed wrong causing it to break. Then after countless work orders they finally fix and are charging $375 due to the damage being customer use. also drop box for rent has been broken into multiple times. keep all records of any work or payment made here.

The speed bumps will kill your car if your not careful, but it has a nice pool and gym.

Manager is horrible. He doesnt help the ones that buy the brand new homes. He caters to the drunks and problem people

After living here for two years I need to change my review from 5 stars to 1. Worst management team ever, rude and impolite. It takes days for maintenance to come for serious issues.

Theyre working on this park. Its been expanded immensely. The clubhouse, pool, and gym are all wonderful and HANDICAP ACCESSIBLE which is great. Theyre trying really hard to stay on top of the current residents to keep up their properties so it is a nice, well maintained neighborhood.Everyplace has some misfits and trouble makers but they are quick to dismiss them from the area!! Lot rent is super expensive and goes up every year to pay for their new homes. Staff is slow to respond to requests. Service requests are met with confrontation and then executed incorrectly. The club house is very nice and so is the gym. They do a good job of keeping the park and club house fairly clean. Management is not friendly.

Lived here for 4 years, it was a great place to live. Neighbors were very nice and maintenance got the job done quick with repairs

Well kept trailer park, ongoing improvements and expansion

I moved here at the beginning of April and they still have not fixed my yard, which is still tore up from when the semi dropped off the trailer. I was promised by the manager when I signed the lease and it was stated in contract that they had 60 days to fix it. Its going on seven months now. I have gaping holes (which is extremely dangerous for my dogs and other people), concrete boulders, and rusty pipes still laying in my yard. Im completely unable to mow it, when I tried it nearly broke my lawn mower and the neighbors windows because it kicked up so much dirt and rocks. My neighbors have even tried and complained for us. When I complained to management about it after they left me a lawn notice and tried to charge me for having their crew do it; they told me to weed wack my entire yard and that they never said that they only had 60 days. Luckily I saved all my paper work and that shut them up real quick. I told them that simply wouldnt be happening and they would paying for my lawn care services. They told me ok and that their was a waiting list and theyd have to call the contractors and yet all the brand new homes that they installed AFTER we moved in have beautiful new sod. Managment is completely unorganized and unhelpful. Ive complained multiple times to no prevail. Just to prove that they are not on top of their business I keep receiving a gas bill from before I moved in (complete different account #) from when they were showing the trailer addressed to Frenchtown Villa that has now gone into collections because they have yet to pay it. They also tried to say that I owed on rent when I have never missed a payment and am always early. Turns out they ran one of my money orders twice one for $300 and missed the one for $500. Luckily they were able to sort that one out, because ai keep all my stubs for reference! The homes are nice but very cheaply built and they constantly turn off the water to install new homes without any notice. Needless to say I wont be renewing my lease at the end of the year.

New resident here. Looked at a home and the toilets where running. 6 weeks later finally got approval to move. Toilets still running when moved in. (Rigged them to stop leaking now). First water bill was 272.00 dillars from sept 5 to oct 5 was billing cycle. We moved in on sept 24. Still has not been resolved. Wife went down before due date to have resolved and we waited. I went down a week later. Still waiting. The 10th we recieved a Demand for Possession of Nonpayment. Says after 3 of these they can evict. Last storm put part of a tree on the roof. Scraping the roof in the wind. Couldnt sleep in master, we could not cut the tree so waited 3 weeks for them to do it!

This place is a joke ever since the new management took over they dont fix anything if youre renting the lot and the trailer. Then on top of that they want me to buy a trailer from them. Why in the hell would I buy a trailer from you when you dont even care about the people who rent from you. So stop asking me to buy a trailer. You got that BJ.

Me and my family have lived here for about 10 years in Elizabeth Woods, Ive managed a store near the park 12 years now. We have seen alot of managers come and go. Since Sun Homes have bought it I feel like its all about them making money and NOT making sure there residents are happy.! We live in a area, when Sun Homes bought the park they wanted to expand the park and now my home along with others that live behind the area where they expanded the park all of our home are shifting due to the machines working so close to our homes! Which we have to fix! My family and I care about our home, car what our yard looks like ect...and after being here for this long a new manager comes in and trys to write us up for our lawn. She had put us on force cut which mean they charge you $60-$64 to have a company cut your grass. Well guess what needless to say I didnt get charged...Why?! My grass didnt need to be cut. I pay my bills way before they are due..and now they are saying my lot rent is late! Thankfully Im not a person to toss every slip away cause we had to go up there just to show them someone isnt doing there job cause we DID pay our bill. (SAVE ALL YOUR RECEIPTS AFTER YOU PAY YOUR LOT RENT AND WHATEVER ELSE YOU HAVE TO GIVE TO THEM!!!!!!! ALSO...DO NOT USE THE DROP BOX!! IT GOT ROBBED AND ANYONE WHO PUT THERE MONEY IN THERE THAT DIDNT KEEP THERE RECEIPTS, GUESS WHAT THEY GET TO PAY THERE RENT AGAIN!! WALK IN TO PAY THEM!!!!!!!) We are just tired its been one thing after another since they took over! Every year our lot rent goes up and there isnt 1 thing that shows they did something for the community!! So...be ready to pay $6000.00 a year alone for lot rent cause it goes up $25 each year!!!! Building a bigger office with a little size gym isnt for the community! I think its very sad my family and I was very happy to move in. And now I cant wait to pay our home off to move in a couple more years just to move out!! Im just putting this on here so others might want to make sure you do your homework before you move into a Sun Home Community!! There are so many other things to say...I feel for my neighbors that have lived here for much longer that have to deal with all this as well!.:( I think its funny that the people that actually work inside the office actually rate there own park for better ratings..sad! Anyone that wonders why this company has so much money..?!? ITS BECAUSE THEY RIP PEOPLE OFF!!!!! And Mercedes the new manager her way of fixing things is by telling EVERYONE to move out...! Also this company is a joke overall!!!! If you have worked for this company you find out sooner or later they are a fraud company they will make FALSE allegations about you as well to make sure nobody finds out!! They have someone that they are very close to that works in the companies Human Resources her name is Kalya Crock she is as corrupt as the whole company!!!! Good luck to all you twisted people! I will try my best to let other people no what you all are doing!!!! Alao..be careful driving around Sunhomes company work trucks, they hire people with no licenses!! Go to there Sunhomes corporations site youll see there real ratings!!! 1.8 and theres the yearly letter of your lot rent going up 20 to $25 every year to cover their cost because they dont know how to manage a company!!!

Neighbors are wonderful, clean, QUIET and beautiful homes! Nicest trailer park Ive ever seen! Not ghetto or riddled with hoodlems. Nice middle class families and people. Gorgeous pool and workout area and the people in thr office are extremely kind and helpful!

Would give 0. Office people have sh## attitude. Asked for something to be fixed 3 times now and nothing. My neighbor is a drug dealer and the other one lives in his shed. DO NOT MOVE HERE!! Im moving out when lease is up

Poor quality homes. Management is lazy. Yet, the residents are strong standing together.

We have been in this community for 5 years. Nice place and nice people. Had to move our house due to expansion of the park. We were devastated. The park was so understanding and took very good care of us n the transition. Joe the manager at the time was very helpful but had to go else where so we got Brian the new manager. We thought oh this is great, now what. Brian has been so good to us and has helped us out so much with problems and things that needed to be done. We always knew if we called or texted him we would always get a call or text back. He has been great.. Lisa in the office was always there for us And Chuck was always there to help. Nice Park a lot of new modular homes

This place is a piece of S***. We bought a older home that was remodeled and all they did was hide everything. Furnace was junk. cant even live there in the winter. all the insulation was pretty much gone. they put all New piping in the place and left it on the ground to freeze. Plus this park is full of shady people. Id rather live in a box in Detroit.

Kinda trashy but kinda nice at the same time

The staff were nice as could be when I was purchasing my home.but the few times Ive had to deal with them they have been rude and short with for no reason.its there job to help the tenants in the park and they act like its above there pay grade to be nice to anyone.and I bought my place full in cash and also paid a years worth of rent in advance and still get treated wrong

This place is a joke.....to much to even list. I have lived here over 9 years and the new owners Sun Communities are pathetic.

Waited a month an a half for these new homes to come in, was told we be kept in the loop as far as when they come. Now were two weeks from moving havent heard anything . So we call an now they made a mistake, theyre coming next month an we were supposably first to know an pre-approved. TERRIBLE CUSTOMER SERVICE!!!!!

Just wondering if they still have their transgender Ginger working there who gets good people fired its funny how she got me fired she would stand there and watch me use the bathroom in the mens room and then maybe complain about me saying I made it a hostile work environment and I get fired but its just weird because she made me uncomfortable watch me use the bathroom and I get fired but the one good thing about the park is they have a really good office coordinator and Dora rest of the place in the park is straight s*** and trash Management Corporation everything

The trailer park is not maintained well, cats everywhere, cops are always in the park. [

Dont bother moving into this hole. The new management is 10x as nosy and if you have handicapped children it doesnt matter if you need a bus lift, they will try to tow it. Rent is way too expensive and just goes up every year to pay for the parks new trailers.

Wonderful club house for partys

Got an eviction notice for non payment of rent, talked the office staff and got the print out showing that rent was paid on time and I actually had a 2.00 credit to my name. Got the second eviction notice not even two weeks later... both times I was told to disregard the notice. Got a letter on the mail from the court house yesterday saying they were going fourth with my eviction for non payment of rent.. rent was paid in full with proof from the park showing this. What a joke. You never see the same staff from month to month, roads are in disrepair, some street lights and entrance lights are left off at night, snow removal and salting is shabby at best. Ive lived here for 3 years and this is the 3rd owner of this park. Stay away far far away!!
