Let me start by saying what a bunch of fake people the manager and her husband are. I delt with them regularly and they would say one thing publicly but as soon as they were behind closed doors...you should have heard them talking. The current manager has massive control issues and much like Burger King has to have things her way right away. I would not under any circumstances recommend living here unless you plan on intentionally putting yourself into danger. Im not going to mention the other things they have inside that trailer.

Lived here for 5 years and rent has increased from $290 to $413 per month with no end in sight. Sun Properties from Mishigan owns this court. They own over 100,000 home sites plus snowbird communities for motorhomes less than 10 yrs old. Home sites in other states rent for as much as 7 - $9 hundred. They just filled a bunch of avail sites with new Fleetwood homes. The smallest one is 16 by 60 and sells for $80,000 or rents for $1295.They spend money to fix sprinklers around the office and entrance but the sprinklers have been broken in other areas since Ive lived here. And thats just the tip of iceberg.The management is fired almost annually and we have suffered through the good, the bad, and the ugly. It got so bad that a Home Owners Association was formed and has won 16 lawsuits with 0 losses to date.I give 3 stars as many of the folks living here are wonderful. The homes are well kept and the court is in a safe nice neighborhood. And for this I am thankful.

Overpriced trailer park. They treat this like its some high-class gated community.

Very well maintained grounds. Was surprised by the level of pride many take in their yards.

Nice place to visit friends and family but it can be like driving through a maze if you dont know the area. And parking is not the best for company but they do have a lot for company to park.

Horrible office manager. Rude, unresponsive. Makes up rules. Doesnt know Montana law. Doesnt know rules. Nothing is her responsibility. If you ask questions she tells you it isnt her problem. Just plain awful.

There is no reason to have so many intense speed bumps throughout the whole property. Most of the roads are curved which would inhibit speed. Larger and/or more maps are needed to find the home you need to get to.

This is your typical Mobile Home Park the charges way too much for its tenants to be living in such run down mobile homes on such small, shoddy plots. Is definitely in a nice area of town though.

I dont understand some reviews Countryside Village has received. This is a great place to stay at. There are some issues with younger teens being miscreants, thats just the parents not being a better role model. Staff are very friendly and helpful as well the majority of the residents are always cordial towards another. Dont my or anyone elses review. Come and see for yourself and youll make up your own mind. 4 out of 5 reason being the road inside the park and only one way in, one way out.

I don’t recommend living here! High rent, owners are hard to deal with, little to offer! Wish we could move!!

Bad place for kids sports due to the lagoon that helps breed lots of mosquitoes.

An uptight trailer court. There is a person on a power trip towing cars for parking in a spot that is not effecting anyone, nor a big deal. I would never live her

The management of this park has changed. It is no longer a friendly place to live. Violations are fired off by management on a whim and eviction notices are being given to many long-term residents. The management then holds the mobile homes hostage. The owners find it hard to sell their homes, due to the restrictions for applying to live there. The management then moves to take possession of the homes by evicting the owner and then selling the homes for a few cents on the dollar. They then take their cut for expenses and give the owner little, if anything, that is left. This is horrible for the people losing their homes. I believe management knows people live their because they have limited resources for having a home otherwise, and then Countryside Village kicks the them out and takes possession of their home. This is disgusting and despicable to an extreme!(Note: Kiala Heavyrunner is a child and her comments below should be taken with a grain of salt.)

Decent place to live, one of the nicest trailer parks in town. Down side is rent goes up every year and management changes constantly.

UPDATE NEW MANAGER, have high hopes things will improve.Management violates lease agreement and Montana code annotated making living here a hostile environment. Avoid this place until things improve.

They really wanted us to get scammed into living there it looks nice but most tenants say the ownership is awful

This place is trash, they cash your check and then say you havent paid rent. Stack late fees on and then say they arent accepting the next months rent because you have a balance, then put on more late fees. Management is piss poor and corporate has no idea how to do anything.

The management has changed hands several times. The latest iterration is actively working to evict the tenants over totally b. S. Reasons, & coming up with totally off-the-wall fee increases. Ie, if an individual isnt on the title, its an extra 30$/mo. Pets, extra$/no.Etc.There have been instances where the company rep has literally broken into residents houses. They evict residents for having a fence, even tho it was approved by prior management. They misuse & twist the Mca code to their benefit. The list goes on and on. . . Their manager is Kayleen Kershner, and a more troubled woman Ive seldom met. I believe she suffers from megalomania and is truly psychotic. She needs help. You couldnt pay me to live there.

Owners have no idea how to run a mobile park in Great Falls. Dont move or rent from here.
