Beautiful community; however, be warned: RHP has not been able to keep employees at this property. But be sure they will raise your rent, charge premium lot/size/location ON TOP of your lot rent. PLUS, I overpaid more than 3 times the extra trash bin fee for over 2 years; so a manager took the fee off to make right the fact that I was grossly overcharged but a new manager is now charging me again. Not to mention my neighbor who is taking part of MY lot and management here cant seem to get them off, nor are they willing to mark boundary lines so that Jefferson County Sheriffs Department can help. Ive been trying to get MY lot back for almost 4 years now!! If you dont want headaches and want to actually have management that you can work with; AVOID THIS PROPERTY!!09/07/2020: in response to owner response:After MULTIPLE calls to Jefferson County Sheriffs office, as they have stated to us and said that the MANAGEMENT of this complex needs to do their jobs and handle this situation! If you want all the police reports, then YOU pay for them all. The adjacent lot has harassed, intimidated and threatened the life of my daughter and myself. We have had to endure this for over FOUR YEARS because of YOUR failure to handle YOUR job! We have made MULTIPLE requests to MULTIPLE managers to get our boundaries marked; yet you continue to pass the buck and blame! And what number would you care for us to call, considering the posted management number has been DISCONNECTED MULTIPLE TIMES!!!

I think the Community is Great! Every individual is all soo Friendly! I couldnt ask for a better place to work!

Terrible management. Company refuses to give me a copy of my current bill and told me I can only get a copy when I pay them. WHAT??? All I want is my bill so I can pay it. Who pays their bill without a copy? Residents are treated like trash. Previous office managers always let me have a copy of my bill if I didnt receive it. Apparently that is not the case anymore. Pay first and then you can have your bill. I bet they wouldnt pay any of their own bills without first getting a copy. This is a disgrace.

Really liked living here at first, but since we moved in in March of 2017, there have been something like 6 or 7 managers that dont seem to last more than a month or two. Nobodys ever in the office to answer questions. When you call, youll more than likely get the answering service and then never get a call back. Rules and regulations seem to change as often as Colorado weather. You know what they say: if you dont like it, wait 20 minutes. Unfortunately, it doesnt seem as though it ever gets sunnier. Id love to see this place get back to at least where it was when we moved in, because then I wouldnt have to worry about potentially getting charged some obscene amount of money because I didnt have a chance to cut the grass 3 times a week.

It is a quaint trailer park. It was my first time there visiting a friend. I saw the smoke from the huge accident from Colorado Mills / Denver West at 5 pm yesterday which 1 person died so far. RIP! Well you park on bothe sides of the street. It ia next to Golden Cemetery where Samara Stricken is buried. RIP! They have nbers on the buildings as well.

This place is a huge joke no management and when you do have someone they never stay cause the company sucks too!!! They don’t care at all about the people they provide a service here for or about any well being of people here!! They treat people that have lived her for 10 years or more like sheep. I don’t Suggest you to live or move here go elsewhere don’t be like people that have been living here that are personally miserable

Very nice place to live, the parks filled with amazing people.

I have lived here for ten years now and what a big mistake that was! We have had sewage problems for well over a month now. The sewage is coming up from the group, and the park doesn’t seem to know how to fix the problem! This is their responsibility! We dont have managed on site any more because they can’t keep one and now I have to call an answering service for our sewage emergency! But it seems as though that’s not that big of deal to them! I keep getting the run around! And still no solution to my problem! Sewage is now in my neighbors driveway and is smells horrible! This is a health code violation considering the park has to provide working plumbing to their residents! So please beware and don’t buy from this place!!! I will be calling the health department and my lawyer! What’s shame it really use to be a good community to live at!

I met the community manager, Tearsa Peterson today. Although the only person in the office, and obviously very busy, she was happy to make the time to talk to us. She shared information about the property, management and policies. She provided paperwork and a copy of the application for residency. Im looking forward to working with her and this property on a continued basis.

Probably one of the best mobile home parks in this town!

I was actually very interested in this property and buying a home in the park. However, after coming across the rudest staff member there I will have to look elsewhere. If you are going to work with people you should at least have a tiny bit of customer service. And be kind to people who are looking to purchase something from you for thousands of dollars. I mean Taco bell has better customer service hands down..... there are many other home parks with kinder staff. Getting rid of nasty staff would really make this a desirable place to live.

Love living there, been there for 33 years

Lived there for almost 6years and they switched managers as often as people do underwear. They would change policies and not give notice then fine you for not fallowing. No respect for residents. Many people who lived there the she time as my family had a bad septic problem that the company was responsible for and refused to do anything about till news crews showed up and reported on it. Had to many run ins with ignorant managers who didnt fallow office hours. And it took them over a year to give us the title to our home and we had to consult a lawyer and have legal action threatened when they refused to pay back property taxes that they never paid in the first place when they had the property in their ownership. Very shady company

Havent gotten our trash can and weve been here over a month. Meanwhile trash is just building up in our brand new house. Management is NEVER there.

Ive been living there with my mom for over 2 years we really like the area but we have many problem with the Manager.she say we cant do anything to our home we cant paint cant change the structure of it. I bet if a wall fell in our house she wouldnt let us fix it she always increase our rent with no notification I fell that the service such
