It is great area. TORRANCE school district. Family park. Pet friendly. Near freeways 91, 405, 110, 105. Lots resturants and grocery and Japanese markets close by.The owners and management are horrible to deal with, especially Sierre management, the owners, are worst unethical greedy company. They would try to steal my buyers and sabbotage my escrow.Nobody was able to sell for years until i got into the park. I raised the prices from $11,000 to 25,000. I have highest sold home at $55,000.They sold the park recently so hopefully the new owners will be better.Mobile homes is cheaper than renting. Affordable way to become way to become 1st time buyer. We live here, the reason I give it a 3 , they keep going up on the lot rent but they havent added any new amenities no upgrades or anything. We own our home we love living there. Its just ridiculious and unfair to the home owners.

Run dont walk as fast as you can from here.I call this park The place where dreams come to die Little did I know that the day I signed the papers would be the day I spent every dollar I could get my hands on just to live there. My 1963 Tin box had holes in the floor big enough to fall threw. Long story short my savings is gone. I signed a 25 year least and the rent goes up yearly. I have been cited enough times for refusal to adhear to park regulations for storage to build a case against me for eviction. Each time was when we were doing life support repairs on the trailer. New kitchen, new floors etc. Building materials were stored against the trailer and shed (yes right where no one could see it.) In contrast the houses in the back next to the park look like little Tijuana. Ridiculous! Are the owners racist against white people?. My neighbors are lovely hard working people struggling too. One woman and her teen daughter struggled to save their place snd finally sold for pennies just so the owners couldnt never have it. Another abandoned the home with everything they owned inside. Removed and divided among who knows who. Not one of them gets a written warning or notice. Even after months of garbage pile up high enough for traffic to see from Western. If want to hear the buses 24 hours a day, move here. If you want rude dog owners leaving piles of crap outside your door, move here. If you want to find out your living with child molesters, smiling and calling you friend close enough to look in your window, live here. If you want to cry uncontrollably because the himeless are encamped so close you can see the licking their lips every time you cook a meal, move here. Need I go on? BTW the mobile homes for sale are $50,000 and up (even in un inhabitable conditions) they cant be sold by owner! The park owners prefer the suddenly rich kind of tenant, who soon runs out of their tax return money or undocumented workers because they will leave without a fight. Their tactics seem mafia like since they have created a monopoly, by rejecting any buyer the seller brings wanting to buy said mobile home because if they sell it themselves they get a cut from the agent. BTW that practice is ILLEGAL on its own, know one knows that so they get away with it. (Not for long) The law states they must give the tenants notice about tgeir abandoned belongings and the trailer go up for public auction! That NEVER happens. The park owners rob the abandoned of everything valuable and sell to next unsuspecting idiot like me. Who in their right mind would want to be trapped on the 9th level of Hell where fools and their money are soon parted? Sigh* Jus sayin

Clean friendly and quiet while visiting our children. Only complaint cant park our rental car in visitor parking over night. Not handicap friendly at all!

My friends live here. There is practically no parking for residents, let alone guests. The mgmt screws you over by upping the lot rate over and over. My friends own their home but they cant move it to another location because it is 10 years old, even though it is in excellent condition. The only place that they could move it to would be if they had their own piece of property, so that means out of LA County.

Decent enough park, terrible ownership! The park raises space rents of the owners of the homes who did not purchase directly from them. Those owners were never allowed to begin space rent at a low level, having to take over the space rent from previous owners. Then the rent is hiked repeatedly (For instance a 50 old single, remodeled is now paying a total of $1600 rent/utilities). The owners cannot sell to anyone because the buyers would have to take up the owners space rent. IF the potential buyer purchases a home directly from the park, that buyer can begin space rent at $800. As can be seen, it leaves the owners who bought through individuals in a bind until sometimes abandonment of the property is the only feasible option, since especially an older home cannot be moved. Then the park takes over ownership, sells the home to some happy person who pays a normal space rent to the park with incremental rate hikes. The park owners receive huge rents, and basically steal the homes they did not sell, in order to make huge profits! It is horrible and leaves hard working families stressed and without homes to live in.

Rent out of control $1750? Just the space!! dont buy a nightmare in this place, buy your future, look for an othere place
