Can hardly wait to see if new lease is enforced on pretty much anything they say. Golf carts are considered an unlisenced vehicle so they need to go away. People buzz around like they are go carts. Certainly faster than 7 miles an hr. Yep people still blasting music, exceptionally loud cars and motorcycles, and gulf carts still on roads. Glad the rules arent being taken seriously.

My aunt lives here, its a beautiful park with lots of trees, green grass, creeks, ponds and well maintained homes and roads. Its very quiet and crime free thanks to their park manager, that makes sure there are no barking dogs or kids running wild. Some say the manager is tough to get along with but respect is a 2 way street if you are a law abiding, respectful person that takes care of your home, you will love his style of management as he is what provides residents with the safety & piece of mind to be able to sleep with their doors & windows open. I highly recommend Popps for decent hard-working people that like peace, quiet & are respectful of their neighbors. Its one of the best parks in Erie County with lot rent only $325 monthly. Only home owners are welcome.

I drove in here with my teenage daughter to look at a property with a for sale sign in front of it. A man came flying toward me in a golf cart, yelling so hard that his face was covered in saliva. He was screaming at me to get off “his private property” while at the same time blocking my car with his golf cart preventing me from leaving. I drove around him and toward the exit. He flew after me as fast as he could in his golf cart and blocked me from leaving again, all while screaming at me to get out. We were terrified. I have a dashcam in my car and the entire incident was captured on video. Seriously considering going to the police with it but I don’t want to have to encounter him again. Whoever this guy is, he is clearly unstable. I am sorry to whoever is trying to sell their home because it’s never going to happen. Don’t go here and for the love of all that is holy, don’t live here. This toxic, aggressive behavior can not be supported.

I was visiting someone here a couple of weeks ago and before I even got to their home, the manager came up behind me in his golf cart and started yelling and threatening me. I had kids in the backseat who ended up getting scared. I will never be returning here and would urge you not to either. We can’t support a man who would scare a family.

Im not big on mobile home parks but I do have friends living at Popps. First thing youll notice is the all the trailers fairly well maintained, and the lawns mowed. Another thing that will check your eye is that there are no hordes of children running rampant like you see in Wesleyville and Millcreek. My opinion is this has to be the best park in all of Erie, Crawford and Warren respectively

Nice place to live. Landlord doesnt allow trash to go on there, which I like. Affordable place to live and save money while paying student loans, just not the best location near the landfill

If I could rate this a negative 5 stars I would, if management isnt bad enough the fellow tenants will be sure to keep you away! I went to purchase an air conditioner after work, I was respectful an waved to the people as I went through the park, its posted as 7mph i never broke or came close to 10mph just so were clear, i even came to a complete stop at all the blind corners, treacherous potholes, uneven roadway, random dirt patches, some cheap unsafe bridge an curves ( heres where the start of the claims begin). I drive a newer sports car thats manual which has a custom exhaust on it mind you, in so when coming to a complete stop it crackles on take off in 1st gear. I get to my destination an as Im knocking on the door I here shouting coming closer to me so naturally I turn an realize Im the one they are talking to, Im informed this guy is the manager an before I can say hi Im called every cuss word in the book as another guy approaches shouting obscenities at me( at this time I realize both men look high on drugs or are angry drunk). As the manager is cussing at me the other guy gets right in my face centimeters away an starts threatening me claiming hes going to punch me in the face ( this is the 1st time I have met these people an 1st time my car has been there) the manager says he heard my car so he knows I was speeding (wrong) he heard my exhaust crackling, then he begins to rant about how his tenants pay rent ( umm dont we all pay rent ) an that some girl died from speeding ( once again I wasnt speeding, he heard my exhaust from his claims/exact words) then states hes had several calls already about me which it took about 2 minutes to drive through the section of trailers ( how many detailed conversations can someone have on the phone in 120 seconds) I find this also to be a false claim from the manager trying to beef up his ridiculous story, i explain my exhaust but im cut off when he states he knows my car is running an he cant hear it so I must have been speeding an revving my engine ( keys were in plan view hanging on my beltloop) I tell him hes wrong its not running currently but I can start it to prove how loud it is at idle an take off ( apparently he doesnt like being wrong ) because then they both mubbled something an started walking away. With all that said I wouldnt go in that park again if there was a Ferrari for $5, do yourself a favor an stay as far away from this place as possible youve been warned!

A family friendly, relaxed environment, and the park manager although a little rough around the edges is a helpful guy. All in all for a mobile home park its a pretty good place to live.
