The absolute worst trailer park you have ever seen. Even though they charge ridiculously high lot fees and collect nearly $10 million in rent, they dont perform any maintenance in the park. The laundromat roof has been leaking for over three years and they refuse to spend the $35K to replace it. The roads and curbs are horrific. One resident fell in a pot hole and broke her ankle and they refused to compensate her. The pool showers are gross and anyone from outside the park can use the pool because the key card scanners dont work and need to be replaced. The trees need to be trimmed; a tree branch cracked and fell in one residents yard and its been like that for months now. Someone hit a light pole and its been lying in a residents yard for 4 months. They started to replace the seewall around the lake 7 years ago and havent completed that project. The street signs are all old, faded and crooked. We have water outages all the time because the infrastructure is so old. I used to rent a house in the park; my roof was leaking in 3 rooms and I had mold on my ceilings and after 2 years of asking for it to be fixed, I finally went to the city of Elgin and they made them replace the entire roof. There was one renter whose roof was leaking and it caved in. Willow Lake Estates took no action for two weeks and since rain was pouring into the house, the renter had to go to the city of Elgin and her home was condemned so she had to be moved into another home. My neighbors door was not installed properly; there was at least a one inch gap where the air was coming in. It took them 2 years to replace it but in the meantime, his electric bills were running $1200 a month because he had to have space heaters in the winter to keep warm. Then he had some financial problems and they had the nerve to evict him! There are at least 20 abandoned homes in the park that are old, moldy and perfect places for skunks and raccoons to hide so we are inundated with skunk smells at night. And since the living conditions are so poor that no one wants to buy a house in here, they rent houses out but the dont have a large enough maintenance crew to keep the rental houses maintained. When people want to move out, Willow Lake Estates refuses to buy the house back from the owner so the owners are forced to either pay WLE to sell the house for them for less than what they paid for it or in some cases they just walk away and WLE takes the house back and sells it. Needless to say, you really dont want to buy or rent a house in here.

Such a nice area. These may be trailers, but they are like little houses! My wife and I wish this wasn’t a 55+ community so that we could live in here. We ride our bikes through here in the evenings for leisurely exercise. Everyone is so friendly and welcoming. They have a nice little lake that has an island you can walk over to.Great place for a stroll or a bike ride. I guarantee people will smile as you pass by.

Initially rented a single, fell in love with this place, bought a larger house, wonderful community, great people, very pet friendly, Management & staff have never let me down...truly a wonderful place to live...yes may be a bit pricey, but so is having to hire landscapers, snow removal people, etc. if you own a free-standing home outside of Willow Lakes...was paying $25 each time it snowed@my previous home in Geneva, so its not that bad when you consider all they give us...discounted water, very low taxes...for me totally worth it...love it here...kudos to Krystal, Cindy, Linda, Sharon & Yesenia & the guys...you do a great job, taking care of all of us!!!!

It is a nice community with a majority of happy nice people. The homes inside are absolutely lovely. There is a bit of a shady element around at times though. Very safe and clean though.

Not kept up well. The streets had so many potholes it was unbelievable. Some residents homes were kept up well, while others were in disrepair. I cant recommend this to anyone looking for a safe place to live for those of us living alone past 55 year old.

Expensive is my first thought.They say its safe.Manufactured home dating 1968, so life and style are aligned with it. Its meant for respected age people, but I cant figure out how that class can have the required money. Its maintained by the complex owner.The man made lake scent can be felt in its air, it reminds me of fish pond. You can almost taste the thickness of its aroma either on the fishing paddling boat or inside the manufactured 600+ well condensed manufactured homes. Drive through add on garages are interesting, but to me they feel tight. You are pretty much isolated in this complex from the rest of the world. You do have amenities to enjoy like club house, pool, walking around, of course, if youd been lucky to bring some left over life energy in you along with $2000+ cash for the basic expenses to live on your own. I-90 is right there, so that by itself helps you have the sense of being connected to the rest of NW Illinois and Chicago. Complex has few residents who do perform care giving work, which is extra you have to be ready for to pay. Your private tax isnt high, although I hope that Elgin gets back some of that high lot renting expenses that residents have to pay first, which only goes up every year, like HOA fees kind of, a must money.

55 and older moble home park. Very nice and quiet. Nice folks all over the park. Swimming pool. A lake for catch and release. The fox river on site. A club house pool tables a library and equipment to work out.

My father enjoys living here, dont think he enjoys much of the pools or other bonuses they offer. Clean and huge back yards for my children to play in while visiting.

Quiet, 40+ trailer park along the Fox River. Moderate trailers. Pool. Laundry, exercise room nothing to brag about. They need to improve plowing services. Quiet, safe area. Good location for shopping and downtown access, yet hidden away.

Not a good place for seniors thing that I have found is that its hard for most seniors who live there is the rent is very high because is total up to what they get from there income per month to live there and pretty much leave them with nothing to do anything else with and that is the way they have to live there....this place is a bad experience, the management totally doesnt reply to anything you request to done every tho you are the customers paying them all they want is your money. Im not just making this up, my own mom have lived there and they have raised up her rent just about every single month that she lived there, some of the utilities that was in the rental house when bad she asked if they could fix or replace them stove and refrigerator both went out they did not about it...Very mixed up place my mom was asked to leave her apartment for unknown reasons and she talked with the so called manager and her to explain to her why she had to and she could give a reason why.

Ok place to visit. Would NOT want to live there. Homes are poorly constructed. Their ovens in summer. Never know if the water is going to b drinkable or going to have to boil till further notice. And your paying from 900 to over $1000 a month to live there? ? And they cant even give u decent drinking water? ? And how much r these homes?? $90,000 for a 3 bedroom. Take your hard earned money folks and go somewhere decent cause this is NOT it. When im done paying on my home. Wont have to pay anyone for it to sit on the land. Utilites.reduced senior taxes and fire insurance. .minimize your expenses, not maximize your expenses. Not looking to make someone else rich. NO THANKS WILLOW LAKES ESTATES. ILL PASS

Probably one of the worst parks I have been to. No regard for the needs of the residents. Horrible streets. No planned activities. 2 1/2 yrs without the promised laundromat. And prices increasing. SOMEBODYS making money at the expense of those Seniors.

It is beautiful but when it rains not so good river overflows. Whoever would pay 1000 a month to just have a mobile home sit on the lot?? U kidding?? After your home is paid off even in the suburbs all u have left are utilities reduced taxes and fire ins. Less than 500 a month. Y would u put out 1000 a month to live ther?? RIDICULOUS!!

Ive been renting for over a year and am basically dissatisfied! The place is quiet, and in a very nice location, but mismanaged! Often, when I go to the office during working hours NO ONE is there. They have a drop box to leave rent checks, but credit them 2 or 3 days after theyre left, and then assess late fees. Phone calls are rarely if ever returned by property or corporate management. No wonder they have a D- rating with the BBB. If theyre understaffed Im sure they could find many residents interested in part time office and maintenance work, but they choose to hire outsiders! Im tired of the water being shut off over night for repairs! Its been shut off more times here in one year, than everywhere Ive lived for the last 60 years, combined! The lot rents are steep, and units very close together except for a few coddled owners who have homes on the river on about 4-6 lots, yet are only paying for one! Roads & curbs need repair. Lake is badly clogged with smelly algae because they wont fix the aerators! The place is overrun by skunks, with little evidence of a trapping program. I can encounter a half dozen or more on a dog walk after dark in warm weather! Management is dog friendly, but the individual who publishes the monthly homeowners newsletter is biased against large dogs, & rants regularly about the larger ones in the park, but neither addresses the fact that the park is overrun with aggressive small dogs of the top biting breeds, that the owners have little control over, nor the skunk issue! Ive yet to see statistics published by him from the Elgin police documenting which dogs are biting in this complex if any! I have no idea what theyre doing with all of the rental revenues each month. Glad I didnt buy here!

The managers dont really care and it takes ages for them to do anything about complaints. My grandma lives here and she broke her ankle 3 years ago because of a pot hole in the road and has had ankle problems ever since.
