I cannot begin to explain how pleasant and how amazing the experience has been to relocate to Dutch Hills. Laura and the management have been nothing short of excellent. They have made the process of moving to Michigan so great and I look forward to my extended stay in this beautiful community. Plus my house is absolutely amazing! Thanks yall!!!Thanks yall!

I lived there for over three years and Sarah is THE best property manager anyone could ask for!!! Anyone coming into the community is beyond lucky!My previous encounters with past property managers were terrible; you could tell they simply didn’t care about their job or the people they were suppose to be there to help.Sarah has been a lifesaver the last couple of weeks though and you can tell how much she cares about helping the residents! She has always taken her time talking to me when I stop by the office versus rushing me to get out like prior P.M.’s. She always made me feel important and you can see the love and devotion in her eyes!We were in the house-buying Process the last couple of months and every time we needed something, Sarah put it through right away. Any concern I had Sarah made sure it was taken care of immediately and with Care and respect. That meant a lot to me as a mother working full time.Juan, who handles maintenance, has always answered the phone on the first or second ring and saw to it that if we needed something he was around our bend in a flash. No matter where we saw him he would always say hi and flash his big smile!I’m going to miss Sarah, Juan, and our neighbors especially! We were truly a community and if anything happened, like our trash can blowing away while we were at work, they’d bring it back over to our place. Whoever moves into our 2016 home will be so lucky to have Sarah, Juan, and our neighbors “L” and “M.” I’ll miss you all! ️

We just leased our home today! I can not say enough about Holly!! She was AWESOME!!! Super friendly and helped us get through the application process, everything went great!! Thank you Holly for all your hard work and staying almost an hour past close so we could get into our beautiful home!! You are amazing, it was great to meet you and do business here!! We highly highly recommend this place!!!

Okay, but the management team doesnt get back to you very often, and if you need something repaired, have fun waiting a year for the repairman to show up. He is very slow with his job. The park I often taken over by older kids, making it hard for young ones to have fun. Nice place to live all in all though.

Love the community here. Management is always friendly and helpful. The new trailers look great inside and out and function really well. Its a bit expensive for a small space but worth it for being in the Haslett school system.

Dutch Hills Community is a great place to live. My family and I lost our home to a fire back in October of 2016 and it was very hard for our insurance to find places that not only met our needs but was pet friendly. We were asked if we would consider living in a mobile home community and without hesitation we said yes. When we visited Dutch Hills they were friendly and caring and offered us a couple of options that would meet our needs. We were so ecstatic!! We quickly snatched up a double wide unit and within a few days we were moved in. It was a very nice place to live with nice neighbors. A quiet family friendly community where we spent close to 9 months living in until our home was finally rebuilt and ready for us to move home. The management was easy to work with and very helpful in getting all the paper work processed so we could transition fairly quickly. We are so very thankful for how they accommodated our family during a time a real hardship!!

They harass anyone with an old trailer! Im a single dad with 2 kids and I own my home! However management thinks I should repair the blinds I have inside my home that I own! I was told I couldnt walk in the woods by the maintenance guy! I pay my lot rent why cant I walk in the woods?

Notice all the good reviews are from 5+ months ago? Here is the real reason :This place used to be owned by a company called Meritus when we started renting here. A little over half way through it was taken over by a new management company called “yes!”Let me say, it has been nothing but harassment, and obvious greed from this new owner, or manager, whoever he is. He is nothing short of extremely rude, negative, hostile, and spends a lot of his time leaving over half the people who live here his little “tickets” for every and any little thing he can come up with. He also raised the prices, changed the terms of our lease agreement without our acknowledgement, and is just overall, all around a very rude and horrible person to deal with. It is clear all he cares about is lowering the quality and raising the prices here to squeeze every penny he can out of people. If this was still meritus owned I would give it 4 stars, and recommend it. Now I would tell anyone who considers coming here to not even consider it. It’s a TRAILER PARK. People come here to live cheap, not get swindled and harassed. It’s almost a joke to me, why is my trailer now $1200.00 a month? Not only is it older and falling apart now, I’ve been a loyal tenant here for awhile and have been treated poorly since this new company has taken over. Honestly, unless a different management company takes over, don’t even look here. Any reviews on this place were probably from before. The last 4-5 months have been owned by Yes! And this place is a hostile, greedy environment. I am so happy to be moving soon. Can’t wait to see what excuse he has to not give us our security deposit back.Another red flag: the front office has had several employees already. They’ve been here a couple months. What does that tell you?As far as our neighbors and the community, that part has always been great.

Lived here for a year. Friendly neighbors but workers and management was a joke. Maintenance worker took days to fix frozen water pipe last winter with children living inside. What a joke. Also they will give you a good deal for first years rent the raise your rent the next year. No thanks.

Its what you would expect from a mobile home community. Tightly packed, overpriced rent, maintenance has to come back multiple times to get a job completed. For the amount of rent, grounds should have been maintained also.

Convenient location, but rent is kind of high and maintenance issues arent always quickly handled. I was able to get a broken sink replaced the same day, but Ive been having electrical issues since September. They claim to have had an electrician out twice, but still having issues.

Lived here for almost a year. House is nice with a few problems upon move in that were addressed promptly. Lots of kids, which comes with a mix of nice and not so nice ones (sometimes Im not sure which kind mine are from day to day though, if were being real). Best bang for your buck in Haslett School district (which is AMAZING--our first year being a part of it). Wilshire and Ralya for elementary. A lot of the community got into the trick or treating this year. Ive made friends with a few neighbors by just walking to get the mail or around to the playground. Lots of puppies around this Spring! I really havent run into any of the bad-apple types you worry about when youre living in close quarters like this. Pool is nice and clean. People in the office (under new management) are nice enough but not super great about getting back to you. Water is well-water which I was thrilled about till I learned (upon move-in) that they actually chlorinate it, yikes! Water filter seems to take care of that though. I have nice, chill neighbors on both sides. I imagine that has sculpted my experience to a great extent :)Major Edit: New management is never available at the office (like seriously, call 5 times, might get ahold of someone once. Try to stop by multiple times until you get lucky). Expect that no one park on the road when there are no guest spots in the first place, and only allow you to bring 2 extra people to the pool with you, so forget about inviting family. Stopped taking counter checks...took forever to deal with an urgent issue...nice houses and neighbors, but glad Im leaving.

New management is rude and unhelpful. Manager likes to threaten and use scare tactics. Pool seems to have issues more than not, neighbors dont control music at night, extremely high rent for no lawn care and less than durable homes. No gutters so everyones doors freeze in winter. No notice before redoing roads and got blocked in someone elses driveway! Trash in everyones yard from cans because they dont use large community ones. Racoons constantly into everyones trash. Multiple stray cats in yard constantly. Tons of rude kids everywhere that like to talk trash write on playground litter walk in front of car. Police are here now n then. About sums it up

Dutch Hills is a lovely Modular/Mobile Home Park. The residents I have met in the last year since moving here are really friendly & watch out for one another. I like the hometown feeling of being able to take a walk with my dog, stop to chat with a neighbor or have a cup of coffee with a new friend. Its close to the highway, with easy access, & convenient to shopping. It has a lovely, well maintained, clubhouse & pool in the summer, although they do need to add a gym/workout room & renovate the bathrooms.The park is lovely, well maintained & management is fair to deal with now that we have someone in the office daily. When I first moved in, it was difficult to get a return call sometimes, mostly because the manager @ that time didnt have competent office help.. That has changed dramatically in the last 6 months.As far as the previous comment about the water, my understanding is that there has never been an issue with the water being bad, they were just doing normal repairs & updating the system & were meticulous about alerting the residents when repairs were being done. As far as the park not being full, that is surprising to me, especially when you look @ the other parks around the Lansing Area.My Husband retired a few years ago & we started looking @ apartments all over the Greater Lansing Area so we could downsize from our house, allowing us to travel more. We were not impressed with what was available. Too small, poor floor plans/layout, poorly maintained, didnt allow pets, too many stairs up & down. The 3 places we did like & considered, were too pricey for our needs & expectations.My opinion is this about the Dutch Hills Community. Fact.. There will always be people who disagree with the management company where they live, however, I rated my experience here overall here a #4. Thats because theres always room for improvement & I think this community is a work in progress. I think many of my neighbors would agree with that. Why not come & take a look for yourself? You might be pleasantly surprised & like what you find here. We did.
