This is a pleasant Enclave of mobile homes and manufactured homes located close to the mountains in Duarte California. Nice quiet environment, great views of the mountains. Lots of local eatery and establishments. No pool and fortunately and no Clubhouse but there you go.

Great! The neighborhood has a walking trail and it is by the mountains. This area is quiet and clean. Costco, Walmart, nearby. 99 cent store,, Monrovia. Pasadena..Arcadia

Dirty and old..stay away or you might catch covid-19

Alright. The first time this happened I was going to put a review here but I decided not to for my parents sake. I’m going to speak up now.My parents have had a mobile home in this place for a little over 5 years now. It’s very quiet and for the most part clean. No traffic noise. Nice neighbors. But you will have to deal with the managers there ( a married couple) who will take advantage of the fact that everyone there are seniors and will control and micro manage every aspect of your life. I can not tell you how many times I heard them tell me they have asked them to remove, even plants. Clearly they I know I come to visit them my parents on a regular basis. One incident I was dropping off my dog and had my car in front for approx 10 minutes. The manager, instead of speaking directly to me, decided to place a HUGE orange STICKER on my DRIVERS SIDE. A sticker that needs to take about an hour to remove. I have the pictures. Not something easy to remove. So if a cop saw me I would get a ticket. Great. Rather than giving me a warning and earning my respect he burns a bridge. Second incident was tonight. I parked my car in the guest parking the entire time I visited. I get into my car to pull up front to put my dog into my car. I walked around to have the managers wife yell at me that I wasn’t supposed to park there. I said I can be here for 5 minutes to pick up my dog I just pulled up. She YELLS at me instead, then closes her window and books it out of there like a bat out of hell. WOW! This is how you and your close family members WILL BE TREATED. What really makes me wonder is how two managers of a tiny mobile home park can afford TWO NEW CARS. Really makes you wonder doesn’t it?? The entire time I have been around there visiting my parents they have NEVER ONCE introduced themselves to me or even said hello. Absolutely disgraceful behavior.You have been warned.

I was gonna buy a mobile home cash full amount and space rent not too bad but wanted 4 times the amount of space rent for monthly income!!!For a senior really why dont you give us a break? What senior makes almost 4000.00 a month?I was gonna buy it with my back injury money I received.Im so sad.

Lived here 12 years quiet, clean and management always easy to get in touch with..
