Management is a revolving door... Dont expect things to be fix around here.. half the tenants are great the other have well, ghetto, dont pay bills , dont follow community rules, trashy people who get away with stuff bc they dont care, investations of bugs for many who live there. Among being charge a arm and a leg for everything... Theres fees for everything... Current manager is trying to do his best but its hard with some of the tenants...

Weve lived here for 1 year. When we moved in they told us the rent might go up by about $10 per year our rent increased by almost $40/month. They have absolutely no compassion for their tenants as post notices to evict over a 50 cent error. They will add bills to your rent without telling you then slap you with a late fee and force you to pay the bill without any additional time...I have never felt more manipulated with a rental agreement as I do with this company. We get calls and letters at our door constantly asking us to buy the trailer we live in but its cheap and falling apart despite it being brand new when we moved in. Highly disappointed in my decision to rent here.Edit: I would like to add on to this...Trying to get ahold of the community manager or someone in the office at all has been hell. But Theyll make sure to slap a notice on the front of your house asking you to trim 3 weeds out front.

It is quiet and clean, that is a plus. When I first moved in we could use the pool, now we cant (only Five Seasons can use it). I own my trailer, so I cant speak for the maintenance, other than they do keep the park clean, mowed, and the streets plowed when it snows (they do block us in our driveway when plowing and we have to dig out...cant really expect different). The staff are friendly and accommodating to a point. Overall, I think its a good place to live.

My family and I been tenants of Yes! Communities in Davenport, IA since October of 2018. While initially, the staff were extremely accommodating and quick to communicate and resolve concerns, several months into my lease, the communication began to dissipate as concerns were brought to my property management’s attention. I write to speak specifically of one issue, which is that the Whirlpool Oven that was provided with my 2018 manufactured home had an oven door that burned too hot while set at 350 degrees or higher. I brought this attention to my property manager in December of 2018 as it was a major safety concern for my family, being that I have 2 children under the age of 4, running around in a home with an open floor plan. It was explained to me that because the oven was within warranty, I needed to deal directly with the manufacturer to resolve the issue. I ended up having to wait approximately 4 weeks for the technician to come out and investigate the issue. Upon meeting him, I learned that 172 degrees Fahrenheit (or lower) is the federal regulation of an acceptable temperature for the outside of an oven door when the temperature is set at 400 degrees or higher. Upon testing, the technician yielded a 174-degree temperature, deeming the oven door an unsafe temperature. Whirlpool proceeded to submit a resolve ticket, if you will, to add an insulation strip to the inside of my oven door, which took place approximately 2-3 weeks later. Upon testing this temperature immediately after the insulation strip installation, the outside of the oven door yielded an even higher result of 177 degrees Fahrenheit, and still climbing one hour later. At this point in time, the technician reported back to the property management’s office, and replaced the stove with the same make/model approximately 1-2 weeks later. The replaced stove had the same issue. As did the third, and the fourth…. Which the property manager(s) took upon themselves to swap out from other new manufactured homes that had been placed within their community. Continually swapping out the stove (of the same make/model) was not a resolution, as every stove that entered my home yielded the exact same result. After the fourth swap, I attempted to reach my property management 5 times over the course of two weeks and had no response. I left a voicemail every time and was not able to speak to someone directly until I walked myself down to the office to address the issue face to face… again, two weeks later. At this point in time, I was offered a business card to speak to the Regional Office Manager. While I wasn’t able to reach her immediately, she did return my phone call within 24 hours, which I was grateful for. This was a nice change of pace from my usual attempt at speaking with someone within the company. She kindly explained that Yes! Communities is contracted with Whirlpool to use their appliances within all of their new homes, and that there is protocol that needs applied, and procedure that needs to be followed in order to resolve my concern, due to the contractual agreements that are set between them. She was compassionate, in that she understood my high level of concern regarding the oven, and that I needed an immediate resolution to the unsafe living condition that it imposed on my family. She was honest and forward in stating that the issue may take longer to resolve than the immediate need to provide an environment that was safe for my children. Because of this, she sympathetically offered an early termination of my lease, penalty free. I am beyond appreciative of her consideration and full understanding that I, as a mother, am doing all that I can to keep my children safe… and am also grateful that my comfort and desire to provide a safe living environment was at the top of her agenda in doing so… even if it meant that I needed to find a new home for my family.

May 1 2016 Google reviews are unrelible .For example ,15 % of your 5 STAR reviews are from FAKE names Happy Joe,Licky Mesacky,Hocus Pocus,Recsnt Vistor, and Mark Urlips .We own the Wood Dale Mobile Home Park across the street that Mark Ulips and others has posted about on various web sites.Silver Creek is one of many good parks. We all follow strict legal requirements to support families that proudley call their place home .Mark Ulips (MARK UR LIPS ) is no longer a resident of Wood Dale . We were forced to have courts evict . Mark Urlips, and others, are making reviews unreliable ,as there is no truth found in vendicted posts .We simply can not allow others to spoil the peaceful enjoyment of their own homes and many more great people in the park that want a nice place to live .

From my mom Nancy Ghys in her wordsI have lived at Silver Creek for about 14 years. Yes communties is improving the park more. Also, quiet and clean. The staff is very friendly and helpful. The maintenance guys do a wonderful job. I like living here at Silver Creek.. (Wrote this part her dtr) This is from 2 years ago..for the most part this summer say from the last week of June - July 7.. There area few that sets off firecrackers n bottle rockets etc..luckily none hit any of the trailers but sure came very very close. The children there run around in the streets there..they do not care if u honk to have them move to the side. None of the parents showing guidance etc...oh yes they have a basketball hoop, small playground. With a couple of swings. A couple of years ago they had a really nice gazebo the teenagers tore that down. Plus a lot of people have fumheart.es there. In the lease suppose to be up to date with shots. Only allowed 1 dog & 1 cat besides this there are a few that flip flop fur babies.. I will not say which trailers. I pretty much kept to myself..the bad kids make it worse for the good ones whom have manners, respect etc. There even if u own ur trailer u rent the ground & the treesU r responsible for the trimming of the limbs. My mom loved her corner lot & her trailer.I can say Justin has been good to her..Herbie n Keith are awesome maintenance men. Herbie was a big help to her. She lived there for 16 + years. She loved her yard she was very particular about..picked up any little piece of garbage to CIG butts. She could even tell which dog it was whom done their business in the yard..going back a few years..her flowers to her car port. A big Thank you too all whom knew my mother..I will just say it. She has a very kind .. Etc.
