I now have been living here for nine years. Park is not kept up like it used to be. We now have a very part-time manager who you usually cannot contact. No more activities of any kind. Some tenants are an exception to the rules. We have an HOA but the president is MIA. Haven’t had a meeting in at least a year. We’re always harassed by the former manager. It kinda sucks here nowIve been living here for about 7 years now. Its great as Im just a few minutes from Newport. Reasonable rent. Like our new Manager.JULY 2017 UPDATE!!WE CANNOT ENJOY OUR POOL OR CLUBHOUSE!! MANAGEMENT DECIDES TO REMODEL THE PATIO AND POOL THE BEGINNING OF MAY!! ITS NOW JULY 7TH AND NO POOL, PATIO OR CLUBHOUSE. ITS THE SUMMER WITH TEMPERATURES 85++. THE ENTIRE PARK IS MAD. SO, WE WONT B ENJOYING OUR POOL THIS SUMMER...POOR MANAGEMENT DECISION..VERY DISAPPOINTED.

Ive lived here for over a year and the Main Managers on-site, Karen and, sometimes, Pat are kind & helpful. Theyre patient if you have a problem to solve ( mine is lanscaping because I have extra land around me.). The park is kept clean. Theres no pushy activities director, like someplaces, so you can get together with neighbors with whom you have common interests or stay to yourself if you choose. Although there is a general get together ( attendance NOT mandatory) for each major holiday and NO mandatory food bring-a-long or Secret Santa nonsense.So its very relaxed.The BIGGIE? It has the lowest Space Rent of ANY PARK in OC!!!I just signed my 5 year lease ( yes, you can get out of it if youre moving.). I wont say what I pay to live in this beach community because youd cry. And my rent raise is only $15 a year! Unlike one HB community with no stores near it that went from $1500/mo. to $2200/ mo! from one year to the next. I wanted a GORGEOUS home there; only $79K. Then I found out why - the space rent. I found out my park has KEPT the rates low for many years. I dont personally know the owners, but Id like to thank them for making a Senior beach side community safe, clean & affordable!
