I would recommend this location if looking for a home. The staff was very friendly and easy to talk to. They have a playground, pond and pool on site so you don’t have to go far to have fun with the family. They also have beautiful homes that are within budget.

This is an incredibly quiet community, with a great pond and amenities lit has a few pools, lots of space and at night you can see so many stars in a quiet setting.

The lady in the office I felt was screening me out instead of helping me with qualifying to buy. She didnt want to be there. So I ended up calling the corporate office and was satisfied with clearer information.

Do not ever rent or purchase a mobile home in this park! They have the worst management practices & the corporation that owns it is in California. All they are interested in is profit & they dont care if they con you! I would give them 0 stars if it would let me!

Not the best, but not the worst. Slow to fix, high turn over in office, a few inconsiderate neighbors, very little community involvement. While office staff is nice, there is a definate failure to follow through.

I have been here almost four years my rent went up after two years. You never see the same people in the office and the water is always get turned off. My electric bill is higher in this trailer park than my old apartment. Some of the neighbors are ok and the other neighbors who give me the dirty looks. The maintenance people are always cutting grass and yes they do take their time doing repairs.

I live here. Quiet community, management suck. Water is turned off a lot for repairs. They complain about owners but dont follow their own rules. No window unit air conditioning if your ac break, skirt have to be in tact etc. A lot of rules. Rentals are older models that leak air causing energy bill to be more expensive. Charge a lot for water

New to the community but so far all residentsand staff have been very helpful and friendly. Have had several offers of various help in trying to get set up and settled. A great place to make home for a long time.

10/28/19 A lot of things have changed in the last year. The management staff are really helpful and friendly, and the water problem seems to have been fixed. Credit where credit is due - its a pretty good place to live again.Broken waterline again - water is the color of milk right out of the tap. Happy Halloween...4/26/18 No water again. No water again 5/24/18.

This is a nice community.

They change management monthly. You cant address issues with the home office in ca if needed. They wont take payments in the form of cash, check, money order, credit cards only. Another ca thing. To much for here. Just dont deal with them, you will be sorry.

Quiet place but maintenance staff is slow to repair anything

Has plenty recreations available for kids and adults. Celebrates holidays and get to know each other. Not to close together. Allows pets. Speed bunks and school bus pick up for most of the park.

They think they are better then others and that they can change anything on a contract that is signed whenever they want to. They never follow the contract. Stay clear of all of there properties and run.

Nice little community.

Been a resident of the Grove since 2012. At current date been through three different managers with each becoming progressively worse than the last. Current manger is verse in double standard practices, rule change as they see fit. Lacks the staff to properly maintain the property for human habitation. Water shut offs a regular occurrence due to broken water lines, gas leaks, sewage overflows, broken pools, restricted access to community play areas. Rent rates continue to rise as the services decline, if your smart and are looking for a place to set up a mobile home investment stay clear of Cedar Grove!

Terrible here. I have had just the worse experience living here. I know for a fact I am not the only one to have a highly negative experience. I intend to leave asap!

HORRIBLE HORRIBLE HORRIBLE customer service at Cedar Grove in Copperas Cove. I was going to purchase a mobile home through them and I am sooooo glad I didnt. None of my information was ever sent to the Mortgage company by the people working in the office. Once I realized that it wasnt going to work because they couldnt do their job by simply faxing information I requested back the $300 refundable down payment. They told me it would take two to three weeks to get it back. IT HAS BEEN 3 MONTHS. I had to contact corporate (Tim) who was the only helpful person to get something done. I called today to see about my check they told me it would be here on April 10thand when I started to complain as anyone else in my position would someone named Ruby told me she doesnt have time for this bye Michelle. She doesnt need to be in customer service at all. I called corporate after this and they told me the check has already been mailed and should be here any day. I tried to call Cedar Grove back to tell them it has already been mailed, they literally ignored my call (must have called ID) I wouldnt recommend this place to anyone.

Wanted to move to Cedar Grove with my trailer or buy a trailer there until they told me I could not plant any shrubs or flowers I couldnt extend my porch I couldnt put a cover on my porch if I had to get approval for everything I did out there even though the stuff I had plans with landscaping to make it look really nice around the trailer but yet theyre going to allow some people who work there to destroy the underskirting of trailers when they weedeat and other residents to have trash and work on old cars. It needs a little color and character

Cedar grove is a joke! I moved in a few months after my divorce back in 07..wasnt so bad at first. Then management changed, then all of a sudden rules changed without notice like where your satalite could be, and then your kids couldnt throw a foot ball in an open field away from cars..the list goes on. Then all of a sudden you had to have a better looking porch if you owned your place and they gave little to no time hardly to get it done. Managers then changed again..rulea then changed again. Then drugs now openly are now being sold through the community and management wouldnt do anything about it . some thug wanna be drug dealer keyed my car threatens to shoot me in front of my kids bc i stood to him and management again does nothing..ccpd cant do anything bc they dont catch them..i go into hiding bc of domestic family violence and management of cedar grove is aware of this...and next thing i know my home was sold out from under neith me and my kids and we my my youngest child were homeless. Sooo cedar grove can kiss my ass.
