Great place to stay. Only problem was no access to the lake at all!! Unfortunately the houses that completely surround the place block any view of the lake as well!

Everything is old and worn down. A lot of the dishes were put in the cabinets dirty so we had do wash all the dishes before using them. Good floorplan, lots of space.

This place was great for the price. The pool was clean, the property was clean and the residence was clean for the most part. There was cosmetic issues within the place and outdated style, though still great. Staff and maintenance was awesome. No direct access to the marina. Will stay again.

Nice location but the villas themselves are old and shabby. The internet went out our second day there and they never got it working again. Mattresses and pillows both are very firm. I like that but some dont.

The service was good and the chimichanga that I ordered was ok.

Does not have any lake access at all. No lake view. No private boat or fishing dock. Units need major overhaul. AC cant keep up. Got interrupted 4 times in a week. 2 times for fire extinguisher, once for exterminator and once for another tenant having a key and walking into my unit.

Nice large condo to accommodate us for Thanksgiving week. Included many necessities and some not so necessary but yet wanted amenities.

Maybe it used to be Villas on the lake but now its Villas blocked by better resorts near the lake. As far as theyre being a private boat dock I am pretty sure that is incorrect because it is not even on the lake at least not anymore. Now its sister property , which I believe is under a different name , might a dock and be on the lake but not the one I visited. But not too bad, not rodent or pest infested but a little ant problem and old a.c units, we couldnt put temp below 70°F. It froze up at 69°F no lie. The workers were cool or nice though so theres that.

Enjoyed the entire visit. Deb and Shannen in the office was wonderful host and entire staff made us feel welcome and at HOME. Beautiful view of lake Conroe and great swimming pool.

I loved this place it was very spacious. The couches were a bit outdated and none of the rooms had any ceiling fans. So when sleeping at night it was hot. We stayed in the 3 bedroom and we had more than enough room. It was a great stay. The pool was a good size but didnt have any bathrooms by so you have to walk all the way back to your room. If you asked me I would definitely recommend this place.

Such a beautiful place. I loved the house we stayed in. They have catch and release fishing but did not appear to be any fishes. There are stores close by. There is no gym. For my family we went to relax and enjoy one another.

These condos are on the RCI website. Our particular unit had a bb hole in the window, holes in the wall, and the kitchen light didnt come on. Items that were supposed to be a starter packet for the kitchen were missing. The outside of many units are in bad need of repair and paint. Called front office, left our number, but no return call. ALL other experiences with RCI have been good. This place was disappointing. Very poor office and complex management! Pool was dirty.

Very nice pool area and the property grounds are nicely kept. Only 3 stars because of issues with cleanliness of our suite.

Area was great set up was good but the place had bugs in the shower, filthy rugs, missing blinds on Windows so all the outside light came in the room but by farthe worst you are given in writing that you cannot set the AC below 72 or the unit will freeze so when the temperature outside is 100 degrees or above you will bake inside.

As others have said, this place is very dated and dirty. While the timeshare had enough room for 8 people to sleep, it didnt look like it had been taken very good care of and was nowhere near the lake. Everything was almost falling apart and/or dirty. In the master bedroom the shades wouldnt close so you would have to change in the bathroom or walk-in closet if are not keen on showing your bits to the neighbors. There was holes in the linoleum, the fridge was covered in rust spots, a crazy funky smell came from the garbage disposal that never went away, the kitchen faucet needed to be replaced, the carpet was stained in multiple places, and were pretty sure the ceiling was leaking. Just take a look at the pictures i posted. they only gave you one dishwashing pod, a tiny bottle of Palmolive, and 1 laundry pod so you have to make frequent trips to the store to buy any cleaning supplies including a sponge. Not to mention, you better save that dish washing pod until youre about to check out because any dirty dishes could cost an extra $15. In one room we found trash left from a previous occupant. While the bathroom did have complementary soap bars they lacked literally everything else such as shampoo, conditioner and lotion. There was also no wifi, just a 3 foot LAN cable next to the VCR under the tv. Yes, you read that right, a VCR in 2016. Just a VCR, no Blu-ray or DVD player. Dont worry though, you can rent VHS from the front office. Overall, I would suggest you look somewhere else for accommodations. The people who worked in the office were very nice, but its not worth it. It probably a really nice place 20 years ago, but since they havent updated it since then it just was terrible.

The staff was very friendly. The units need to be updated badly. The unit needed to be cleaned better. It was as if no one had used the unit in months. Very quiet and peaceful.

I enjoyed having the space of a home and 2 patios. The staff was very friendly and very helpful. They quickly came to bring anything we needed. I will go there again.

We rented 2 three bedroom condos and the walls were filthy with chipping paint. Carpets were stained and blinds in bad shape. Our ac went out twice in one unit and they gave us a fan, a fan to dry carpets. Noisy and only blew air on the floor. There was no lake access or whirl pool.Although the maintenance men were very nice, they were limited as what they had to work with. The woman at the front desk was very rude.

The sheets were dirty, there was a roach in the kitchen the first morning, stained carpet, oatmeal on the picture frame. Our toilet kept overflowing when it was not even being used. One of the interior pool lights was sitting on the side of the pool with all the wires hanging out and some still connected. I had to sleep in hoodies and fuzzy socks in the middle of winter though because apparently the only thing they maintain is the A.C..

Its an older property. Not bad but disappointed that you cant get to the lake by foot even though its right by the villas. The lake property belongs to someone else.

Akward; from late check in to condo layout. Awkward. Where my front door should be is a sliding doors without key entry. There is a door with the room number on it, but surprise! Its a storage closet and you must walk around building to enter ; not handy at all for luggage, grocery, or general convenience. Once found front door , looks like it needs some paint and door seals. Interior needs updating, kitchen is designed poorly. Limited privacy as they have extremely thin white colored skinny panel covering, my fishbowl of living room faced the parking lot for anyone to see whats happening at night. . . .strange electric sound in upstairs. Bathrooms seem cramped. Manager has not called to confirm I was able to find after leaving 2 messages, going on 24 hours now.I would not recommend this villa

Place is a little dated and needs some upgrades. All in all wasnt a bad experience. Biggest drawback was no handicap access to the townhouses. It was disturbing to see an older woman struggling up steps or us having to use our stronger young men to get my brother inside also.

The Villas was nothing fancy, but it was nice, and spacious. The carpet apparently hasnt been cleaned in years it was filthy. The staff is friendly and it was more like living in an apt. No maid service, no on site restaurant. They have updated since we were here 2 years ago. (DVD movies and Wifi now available.) With some actual renovations I would give 5 It was however centrally located which allowed access to many surrounding activities.

While you can see the lake from Villas on the lake you cant really access it from Villas on the lake. The only thing the units really have going for them is that theyre spacious. The tack strips on the carpets are exposed, there arent any thresholds, you stab your feet on them when you walk between rooms. I ruined a pair of socks. Dont go barefoot though, the carpets are discolored and nasty. Dont even put your things on the floor. The dishes were washed but not clean. Half of the lightbulbs were burnt out. The blinds were busted. One of three showers drains properly. Heres a list of amenities that this place may or may not have; Pool, yes Fitness room, no Coffee maker, yes Coffee, no Bugs, yes Exterminators that come during your stay, yes Lake access, no Wi-fi, yes Gated, yes A gate that works, no Towels, yes ( you can use them as a makeshift threshold.) Toilet paper, yes Tissues, no Basically the owners of this resort stopped caring about it a long time ago but they still care about your money. Get your tetanus shots before you stay or go elsewhere. Yuk.

Call me a snob, but I found this place to be kind of a dump. If I were only given a week off of work and this was the place I had to stay for my vacation I would be terribly disappointed. Fortunately my husband and I are retired, so this is not the only place we have stayed over the past few months and we were merely looking for a place somewhere between Santa Fe, NM and southwest Florida on our way back home from a long road trip. We got this place through our branded time share ownership company with the understanding that it was NOT up to the standards we are used to getting. Oy! If God is in the details then it seems that this property has been forsaken.Exterior: the front gate has no immediately visible sign indicating that one must park in small lot to the left and walk to the office to check in; dated 1980s architecture with water damage and peeling paint; parking lot is cracked and in need of resurfacing; patio furniture is old and with broken webbing and peeling paint; front doors that used to have some sort of card system that provided security, but have now been converted to dead bolts, so the front desk will issue a key with a ridiculously large plastic tag to get into the unit. Interior: tight bathrooms with little space to sit on the toilet without the paper holder jabbing one in the ribs; faded artwork on the walls; living room furniture with grease stained arms; carpeting with stains near the kitchen; flat pillows on the beds; odd mixture of plates and utensils in the kitchen. Overall: tired and dated and a little creepy.If this is truly a time share, as we were assured it was, it seems that either the maintenance and assessment fees are so low at this property that the owner has only been able to do the bare minimum to keep this place running, or he or she is charging correct fees and is merely pocketing the funds. Either way, such shabbiness in what is supposed to be a time share with multiple investors is an indication that something is wrong.Unless the owner of this property sells it to a company that can run and maintain it well, my husband and I will not be returning to this location. Perhaps one day well be surprised and it will be turned around and improved. If it continues on its current trajectory I do not foresee much improvement, which is somewhat sad.

If I could give no stars I would. Nasty nasty nasty. Out dated rooms. Took forever to open the door due to the key sticking. Chipped paint on kitchen cabinets and doors and various furniture. Also found rat feces in the kitchen cabinets. Im with family so I didnt pay for the rooms but if I did I would definitely be even more upset

The condos were close to lake Conroe, TX. They were very spacious. The maintenance crew were very helpful. The whole place was rather run down. They were in the process of refurbishing some units. Were were doing hurricabe relief work so it was just fine for us but I would have been disappointed if it had been a vacation.

Very roomy nice location. Needs updating badly. The balcony was so bad we only went out there once and my eight year old hurt his foot on loose boards. They did not clean well check your dishes before you use them and they do not have a vcr as their site says.

It is nasty!! The service stinks and there are bugs as big as your fingers! Do not go there!! Seriously it is bad!! No Stars from me!! It made me give one! but disregard it!!!!!! And do not go by the pictures on the web sites. They are very deceiving!

I only gave this place a 5 star rating, so this review would be seen. I DO NOT RECOMMEND!!! This place was nothing good! The furniture was very dirty and needed to be cleaned! The air conditioner hardly worked, and had to wait for maintenance for over an hour, the air didnt improve after maintenance after came. The exit gate was broken, had to enter and exit through the entrance gate; not safe! The garbage desposal in the kitchen smelled like something died in it, and nothing we tried got rid of the smell. Housekeeping smashed mosquitos and other insects on the walls and ceilings and didnt remove the access. There was dried urine around the toilets. Insect and spiders swarm around every entrance of every unit. Not a great place to vacation at all!

When we first read reviews about the place, my husband was discouraged! Negative comments like no internet, bugs, old paintings and ugly apartment occupied his thoughts. When we got there, we were pleasantly surprised! It was completely the opposite! It felt like home! My husband could watch all the Premiership football matches, fast, unlimited internet access, the children had different chanels to choose from, unlike some hotels that the chanels are not child-friendly. Nice two bedroom apartment, swimming pool and all that we needed to feel at home! I even baked and did all sorts of cooking! The week one stay went so fast! We didnt feel like leaving! Please go see the place for yourself!

I have enjoyed my stay here so far. My unit is a 3 story townhome and the top floor is a master bedroom with a big balcony that overlooks Lake Conroe. They have a pool and a gazebo here. No Wi-Fi.

It was nice. Baciscally, it was lit. It was litty lit lit. Like, it was nnnnniiiiiiccccceeee. Like, really nnnnniiiiiiicccccceeeee. Bruh I stayed for one night and was still lit.

I almost gave this hotel three stars but I just couldnt do it. PROS: Price was AMAZING! Its very close to the water. Its kinda close to the Ren Fest. Parking was ample. The condo was very large - our family of 5 fit very nice. Everything was in good repair and appeared to work well (i.e., fridge, washing machine, clothes dryer, dishwasher, a/c, furnace, iron, hairdryer,TV, etc.). CONS: Dirty, dirty, dirty. There were stains all over the carpet and dead bugs in the windows and cabinets. It smelled moldy and the living room furniture was worn out and black on the arm rests. The biggest problem was that there was no wi-fi. We did find a 3 foot LAN cable that we could hook up to but it was right in front of the TV and totally impractical. The TVs were VERY old and VERY small (20 inches) and only a VCR for movies (no DVD player). All of the decking and railings surrounding the condo were covered in giant spider webs with giant spiders in them. The fire place didnt work but I think they told us that before we booked. Lastly, despite the name, the villas are NOT on the lake. They are near the lake, but not on the lake. The best we could do was SEE the lake through a locked gate from the parking lot. Overall: Large but old and dirty. I would never stay here again.

A horrible experience even worse have been to urgent care two times since my visit there got a skin infection while I was there . And bronchitis while I was there everything was rusty inside of the microwave doors bugs everywhere front porch youd wake up to mosquitoes in the bathroom the bathroom flooded so we could only use one Im used to using Wyndham timeshares this place has no comparison dont waste your money Im glad it was free if I had paid Id be going after them for medical expenses
