If you are black or latin decent youre not welcomed here. My wife and I were trying to buy a home here CASH!! And we were denied because according to the office we had to many open accounts to our credit when we only have 3 accounts open. I dealt with Ms.Green the whole time for the application process. I do not work due to the Covid-19 deal, but my wife makes a good amount of money to be able to provide with a whole year of rent paid upfront. We were making a purchase by owner and not through the office, from which I didnt know it was a huge problem!!! Sadly the lady we were buying from has a lien on the house and are not accepting her lot payments because they want her to go!! From the information I was able to gather together I was able to find out that they dont want anybody buying that property because the moment she leaves her home the case goes to court leaving her to settle for a really low amount of money. And being she is disable, she wont be able to come up with the money to pay for her lien, let alone court and attorney cost which will force her to sell her home and only make an amount of $3000 dollars after paying all of her legal cost. This is by far the most disgusting people I have ever encountered in my life!! I dont understand how people with this much abuse have this amount of power to destroy ones life!!! I am very happy I didnt waste my money, but it doesnt make it just for the person that has to suffer due to this amount of discrimination. I really hope to whoever is looking into buying a home to go a different route because this place is not worth it!! I never got to meet Ms.Greene but I do know she is a liar! She lied to my realtor stating I had not provided her with information she asked for over a week ago. Come to find out she took a 5 day weekend and told my agent that I had not sent her the document till the following Monday when she decided to show up to work. Ms. Greene I hope that when you read this you come to the conclusion that you are not a nice person that doesnt play by the rules. I am very disappointed with your lack of professionalism and people skills! I hope to hear the news soon that you have been replaced.

Dont like the fact that on my second day visiting for Christmas my kids get a note on the door telling them Ive over stayed my welcome? Dear Sir or Madam you dont have doggie bags in your park. Keep you own backyard cleaned before you start getting so full of yourselves. I was thinking about buying a place ... WAS ... But I cant have company in my own home for more than a few hours ... I dont think so

When choosing a community to live in don’t choose this one, run far away. The “manager” is extremely unprofessional and has harassed us over everything. My grandmother lived in this park for 20 years. She passed away in late September, we had lived there 2 years prior to her death to take care of her etc. we passed all background, and credit checks twice! Well she left us her home in her will, and not even 4 months later they put a note on our door saying none of us passed a credit check. That we had 7 days to move out sell our home or they will take it?! With 2 children and a disabled mother this was very hard especially since I had lived in the home since I was born! Take my advise and get out before you loose everything like we did.

Lived there 14 years. Rent went from $307 including water to paying over $550 on average because they charge for water/sewer garbage tax etc now. Have seen many people come and go raised our kids and some retired or even passed away. Have had different owners and Managers. I was literally driven out of my home facing eviction because I am disabled unable to work like I used to and had window air conditioners in because I couldnt afford to replace my central unit. Have been harassed for over 3 years by the Manager CHERYL GREEN who took over. I feel sorry for her, she is a mentally ill deeply disturbed human being. She should not be in a position of Authority anywhere let alone in a place people are trying to raise families and call home. She was trying to add $650 in legal fees after I sold my house eventhough I had not been served, nor even gotten a letter from their legal dept. She makes up rules as she goes along, yells at people, threatens them and there isnt one family she hasnt tried in some way to disrupt the daily lives of in that park. When I had buyers go fill out an application she took it upon herself to tell them I needed a new roof, my window sills were rotted by the window ac units and that they would have to replace..not repair but replace the central air unit before she would allow them to move in? She had never been in my house or on my roof or had my ac roof or windows inspected. Where does she get off telling lies to potential buyers like that? When I asked for a legal accommodation for the window units due to my health issues she simply told me anyone could get a doctors note saying they needed them. REALLY? Im on federal disability. They dont just hand that to you.My advice to anyone living there or looking to move there is....open your eyes. Look around. Im so happy with the place I moved to. Im treated with respect it had good reviews that I read first online and its much less expensive. You dont have to live with a Monster Manager. If you cant move get a petition to have her removed from her position. Tell the media, spread the word. Orange Lakes sucks because its Manager does!

Horrible place to live now.I’ve been here since I was 10, I’m 21 now and lot rent has gone from $350 to $700. I rescued two dogs and I’ve gotten false complaints about my dogs chasing people and jumping on them. A lot of people and their kids play with my dogs and they know it’s not true.Constantly getting hounded about my yard, the condition of my house and where my car is being parked. I spend hours scrubbing the side of my house and taking the yard while my neighbor piles on leaves in front of her step and her house is as green and horribly maintained. I lived in lot 109 and and it constantly smells like WASTE. The sewer kept over flowing and making a loud noise. I guess Cheryl Green was too busy following me and my dogs and spying (caught her a few times) to actually take care of that.My new neighbors kept allowing their dogs to defecate in my yard and I would be blamed and threatened with eviction.I was always being harassed for my boat in storage. It was removed and they kept charging me $40 a month for it when the agreement was $20. They also charged me for my car in storage for 2 years after I sold it AND notified them. I’ve never paid pet fees until a year ago and both of my dogs are 4 years old (rescued them when they were barely ONE). Garbage used to go out every other day when I was kid and we paid little to nothing for waste management, now it only goes out on Tuesday and we pay an arm and a leg.I have a freezer outside of my house for meats and big items and every one in a while, I come home to find it unplugged or things stolen from it.Too many rules and too much money for a place that’s soooooooooooo poorly managed. I hated it here so much, my family was split apart because of them, and we were constantly stressed out. And it smelled HORRIBLE.This place only gets one star because I’ve been here for most of my life and everyone I’ve ever met has been like family. And from what I’ve heard from them, the managers have put them through the same things.If you ask me, this is gentrification at its finest. They get rid of the older homes with families that have been here for so long who have paid off for their homes so that they can buy it from us and then plow it down and put up the newer, poorly built models AND MAKE BANK ON THE SORRY SUCKERS WHO FALL FOR THEIR TRICKERY.Also, Cheryl Green is a racist, a liar, a gossip, and apparently doesn’t like to be proven wrong.

We have a big family (with 5 kids) and the yard isnt very big... we want to grow a garden, the yard isnt very big.

Property manager is super rude and will not hesitate to evict you over smallest issues. Constant issues with water has us under a boil water alert over a dozen times a year. Only real community event is on easter. If you have one of the older trailers they WILL try and push you out so they can put one of their expensive new trailers in place. Not really worth the hassle

She already sent an email to the owner to have me “sent out of here”)For any and all inconvenience to her she’ll try. To evic you off of the property, I’ve caught her multiple time in the backyard of the house always taking pictures, always in your business. And it’s not like you can even go into the office to talk without that lady creaming at you to get “out of my office now, before I call the cops and tell them you threaten me” (which she did)All she’s trying to do is remove the residents that have been here for a while so they can keep putting them 80k+ mobile homesThis place is horrible to move into not even kindergarteners have this many rules.If you’re looking into moving here I recommend somewhere else cause not only will you have to pay you’re morgage you’ll also pay for the lot rent on top of that which just keeps piling up over the yearsIf I could give this DUMP OF A PLACE a -5 I would.

Awful place to live since management was changed these people do not waste a penny on anything and there making millions with so many properties in different states, We are responsible for the wildlife in there when its there property. Seriously I hate that I even moved my home in this place and cant save money in this place since we have to take care of everything out of pocket. I called today because we have a wildlife situation with Armadillos that keep ruining our lawn and the neighbors and all they said was they will give us numbers that we have to take care of that, when its there property we pay enough lot rent. Uuugghh Hope God does a miracle in this place. So many people moving out underselling there homes. I hope I can find an empty land by next year and move my home out as well, or sale and move to a bigger home and dont deal with Manager or unprofessional people.

I had a HORRIBLE experience. The first time I was there I could smell a sewage leak. The manager rushes you to purchase. Everything is about money. $500 lot rent on top of your mortgage and it only keeps going up. We had UNdated documents making the agreement completely invalid yet they still wouldnt refund $2,500!! An amount that is huge for me and minuscule for them.. I am extremely upset.

Management is horrible had a water leak before I sold my house in there. The leak just so happened to occur after hours on the weekend so when I called maintenance no response then tried the after hours emergency number and no response left a minimum of 4 or 5 voicemails over the weekend still to get no response now keep in mind this happened early in the weekend so needless to say we had a huge water leak right at the meter that wasnt fixed until Monday during office hours then management tried to say I had to pay for the water even though I contacted them multiple times in attempt to have it fixed so all in all horrible place to live and very poor management.

My mother was in the hospital on life support fighting for her life and the Orange lake mobil home park manager came to my moms mobile home and after we informed her about my mom she only says these repairs need to be completed and you can not have that pitbull in this park ever for any reason. My dog is the biggest baby and the sweetest dog i have ever seen and would not hurt a fly. My 3 and 6 year old great niece and nephew wrestle around with my dog and she is so gentle with them my niece dresses my dog up in dresses and costumes and my dog is in dog heaven when they are playing she has never been happier then when she is around people especially children. Btw there is 3 pitbulls on this same street that live here and have for quite a whilemy 10lb chiweinnie 8 years old was in our yard and the pitbull from 2 mobile homes down came in the yard and tried to attack my dog i grabbed her and held her over my head while the dog tried jumping up and grabbing her we confronted the manager and her response was the only pitbull in my park is yours and it better be gone today and never brought back. Well first, she never asked if my pitbull is a registered service animal which YES she is and i have her paperwork available anytime she wishes to review and copy it. I am contacting a attorney Monday morning because I am visually disabled i am leagally blind all i see is black shadows out of one eye and nothing at all in the other due to a infection I developed in my eyes while undergoing treatment for cancer. The park owners should really choose their staff wiser and ensure that they are more professional and thorough when investigating any kind of park issues and i dont call having your maintenance lady sneaking around my moms mobile home proffesional and i literally mean sneaking i have it recorded on my cell phone and i am having cameras with audio installed inside and outside of the mobile home and property this week to ensure when my mother gets out of the rehabilitation facility and brought home she isint harrased in any kind of way especially since we have discovered her heart is four times the size of a normal healthy heart. This park is the most unprofessional and intrusive business i have ever witnessed. They really need to be considerate of the residents who are actually paying and living here this is not just a job its their home.

A blight on Clermont. A mixture of very poorly maintained units, and some brand new ones. Tiny little lots, and huge speed bumps that no matter how slow you go over, it is not good for your car. I have a job that frequently sends me in there.

Its an awful place. All the manger wants to do is kick people out so she can get new people in to get money thats all the office wants is money. there are still drug dealers and druggies in there and the wont do anything about it. the maintenance worker barely does her job. overall it is hell
