Nice quite community. Lived there many years ago. Theres a farm on the one side that my son loves to go see the cows.

Weve lived here for over 20 years and we love our neighborhood. We have cook outs and have done National night out the past 5 years. We dont have to worry about going on vacation. Someone is always willing to keep an eye on our home. We had our issues with fire evacuation but who in CA hasnt this year? Weve never had any property damage when we return. Its quite and peaceful living.

Very impressed with the company updating and replacing units with new modular homes. Nicely done and park well maintained.

Great secluded place in a country setting. Its good place to get away from civilization if youre looking for that. No stores or people really around here. just farmlands and some residential areas.

Lived there from 2001 to 2006. Couldnt wait to get out of there. Hope the new management is much better now.

Located out in the foothills of Mt. Diabo, next to livestock pastures and open space. Quaint community of new and older mobile/modular homes. Park has a self-contained propane system and they are installing their own solar energy system. Current space rental was quoted at $900.

Lived here for a couple of years and I love it! Away from the hustle and bustle of things, beautiful views of the hills. Park management is super awesome! Have a pool area which has been remodeled and looks great! Safe out here, nice neighbors, would recommend living here to anyone who wants a nice, great place to live!!

Park is in beautiful area. Very quiet at night. Family friendly, pet friendly. Ive been here 10 months and neighbors are fantastic. Management was very responsive to fix plumbing issue that occurred shortly after moving in. Some growing pains, as park is filling up, but very happy with decision to move here.

Its quiet its peaceful its safe. The new owners are doing a lot of work to make it nicer like putting in solar, a gym and a store. It has a dog park and a lounge with a pool. Its far enough away from everything to see all the stars. But its close enough to town for your late night cravings.

This place is amazing so beautiful, and quite, I come in late here Saturday night to turn in my application. Let me tell you their customer service is great. Heather was the person I meet during the process, and she was able to answer all my questions and concerns. I was a bit worried at first, but after seeing this place in person and talking to a few tenants, i will highly recommend

Living at Clayton Palms has been a good experience for me and my wife Lisa the manager Heather is new and I think shes doing a great job we have been here almost 2 years and we had no problems except the water being turned off once in awhile but thats due to old pipes and Maintenance fixing the pipes when they break. The people who live here some of them seem to be really nice and friendly, so come check out our little community and see WHAT you think, I think you will enjoy it, again the Management Heather is Awesome call her she will help you out.Steve and Lisa Montano.

Nice place in a beautiful setting.

Nice to live out the rest of your life. Ten miles from the inner city but the people around you are great. Happy community that looks out for each other. Also safe for small to big kids.

This place is beautiful and clean I was here last week, and I was highly impressed with the community. The manager was friendly a huge plus. If youre looking for a community to raise your family, this is the place. Nice small hometown type of feeling

Heather the park manager has been so accommodating to our constant needs and requestsAs well as James the maintainence manPools is kept up regularly and there is breathtaking views surrounding this community so thankful and would give highest of recommendations for anyone interested in moving here

Nrwobile homes, nice community

I was there last week summiting an application and was greeted by Heather the office manager, after talking to her for a few minutes and a quick tour I realize I was making the correct decision. This community is so peaceful and friendly

Since getting the new managers living here has turned to hell. They are taking the community aspect out of the trailer park. I moved here as a young teenager and am now an adult with a child of my own, I must say the new managers are making living here suck. For instance they started to remodel the pavement around the pool (which had no problems in the first place) at the beginning of summer, its gets 100+ degrees out here. The pool still isnt finished and it is now August 4th. Also, they shut the water off with no warning or notice again. They never answer the phone, and are rarely in the office during the times they say they are open. If you are considering living here I highly advise you NOT to.

I gave it one star because i lived here for 10 plus years , and all of a sudden i almost got kicked out with out any prove that my dog (puppy pit) , got out n scared people . i use to love leaving here but know the owner an even mangers dont care about us.

My fiance, our 7 year old son and I moved into Clayton Palms Community a little over a year ago when it was under different management as well as a different name Clayton Regency. When we first moved here we the community amenities were extremely outdated, and personally I didnt care to much for old management but since new management bought the community so far we have not had any issues with them, Heather (current manager here at Clayton Palms) is amazing and personally think is the best one so far that weve had. Since they bought the community they started to fix it up, the multiple empty lots throughout the community have been getting filled with beautiful new homes, the clubhouse has been remodeled, new mailboxes have been installed (old ones were horrible) and the pool area was just completed into a beautiful oasis! Buy wait thats not it! there is alot more to come! So far they have done an amazing job and I cannot wait to see what else they do! I am very pleased to call Clayton Palms our home! Majority of the people here weve met have been nice and it is such a beautiful and peaceful area to live especially out here in the country! We highly recommend coming to check out our little community!

Well, we live here, so... There is a pool, a little swingset for children. A laundry room and a simple gym. It is about 15 minutes to Livermore, Brentwood or Clatyon.

Things are improving here, but A LOT still needs work.

Was going to build and get a manufactured home here until i saw the lease.... It says that they get to bypass any rent control set by local government, and they WILL raise the rent every single year at a minimum of %4 and a max of %9. This doesnt seem much on top of the $825 rent space at first but if you have a 23 year mortgage on your new home %4 min after 23 years is A LOT of money in rent space, just stay away from this place!!! Also the on site management wasnt there a single time we visited (3 different weekdays).
