I’ve lived here 11 years, Frank, Cathy and Ed have been awesome management, perfect, no. Effect, yes.. I know the recent residents that left negative comments.. they’re not happy because they couldn’t squeeze money from Sun or their truck dealership. LOL..Bottom line.. can’t please everyone..

The community management are shady people. They lie to you about everything, and when confronted they blame it on either Corporate or other employees. Kathy is no longer the manager...Ed is two faced. He will tell you one thing and then turn around and do another. I have been given write ups for things he said he was going to take care of. There is no compassion during COVID, my water and electric are outrageous, while my neighbors have reasonable bills. SHADY

A nice little subdivision. Some residents do questionable activities but that is not the property managers fault. I have met some lovely people that live in Country Meadows. The houses offer enough rooms for a family of 4 to live. The village also has ponds that are great for fishing in.

We have lived here for 7 years now. We hate it. We purchased the house. So yes we pay both a mortgage and lot rent. Nearly $1100 per month total. In addition to utilities, phone, etc. They make it too expensive to live here but too expensive to move. We wont get a decent amount for the house when we sell it. We have to offer it to Sun Homes first (first right of refusal). Roads are not plowed or salted in the winters. When we first moved in water was included in lot rent, now we have to pay for it. Usually the bill isnt more than $10, but thats after a $45 credit. And now Spectrum Charter (the only cable/internet option out here) and Sun Homes has worked out a way cool awesome deal for us. We did not sign up for it. However we just received a past due notice for $62.10. The amount of this super awesome way cool deal for us. Theyre claiming its an ammenity. There is no contract with my signature on it agreeing to anything and my yearly lease does not include this ammenity.Notice all the s and sarcasm....? Yeah. DONT MOVE HERE!!!!

Absolutely awful place to live. Rent is so overpriced and property management does not handle problems well if at all. They don’t salt or plow during winter. I’ve gotten plowed in and was unable to shovel my driveway because of it and the office did nothing. Worst experience. Don’t recommend at all. There’s much better options out there.

Cathy PROPERTY MANAGER is AMAZING!!so professional and so kind. She has maintained her property so beautifully. I ENJOY living here!. I am very proud to say I live in Country Meadow Village. Houses are beyond beautiful inside and out.

This was a great place to live. It was a brand new place, the grounds are very well kept and the rent is very good especially with how nice it is. Kathy was just wonderful, she is so nice and great to work with, she made our experience there great and we were sad to move, we would have stayed longer had we not moved out of state. This is a great place to call home, Kathy is truly amazing and youll be so happy to work with her and call this community home.

Honestly, nothing bad happens here. Things are pretty nice. The only issue I would have would be the roads. Some areas of the park dont have sidewalks and kids either have to walk in the road or in other peoples yard.

Some psycho in a blue shirt ran in the front of my car telling me to slow down and I was only doing 5 over the speed limit. Give me a damn break. He’s lucky I was paying attention, what a crazy man!

Very High price to pay for constant harassment and no privacy. We are a very quiet couple never giving cause to draw unwanted attention to ourselves. Weekly complaints delivered by management. For example : Hanging a beach towel to dry on the porch railing for a few hours. The grass was too long after raining for two days straight. (infraction delivered while still raining) the poor guy that had to deliver the rule infraction papers felt horrible. Some of the residents I knew had stacks of weekly infractions, So many that it was a neighborhood joke. They come in your house every six months for an inspection looking for any wall scuffs, bent blinds, carpet stains and demand that you fix them within the month. Even if you plan to live there ten more years. Expect a yearly monthly increase in LOT rent ours was 50 more each year the first two years then 100. The pool is never open. This type of living is for the elderly who dont have young kids and full time jobs. It is impossible to keep your home in the way they expect and have a full time job. I absolutely understand, respect and agree that there must be rules in place to keep things nice but this is seriously harassment. They are way too expensive and small to feel like you are living in a prison. Thank God I got out of there, I would not recommend this place to my worst enemy. Management is on a serious power trip, they are the wardens of this prison. Note: they will be nice to you at first. This review is genuine. We did not fight with them or get kicked out we just took our weekly infractions and got through it until we could finally afford to move out.

Lot rent is way too high; especially given the fact that we have to cover every expense ourselves; water, power, gas, lawn care. They prefer to call it a modular housing community, but they run it just like a trailer park (making the cost marginally cheaper than owning a real home, while making moving out too expensive). Every year, lot rent goes up 20-30$ a month; meanwhile, they put in 30+ new addresses. Seems a lot like we are paying more every year for the privilege of allowing sun homes to $ell more trailers. Stay away, if you can

My parents live here and its a very nice place. No dogs but there is a nice, big clubhouse and a few groups get together for coffee at the clubhouse.

Nice area but charge to much for what the homes offer grass harrassment of being mowed when they want it to be and car harrassment if you have a leak or flat tire I think its really for older people who dont care for a basement or fenced in yard they do offer a garden tub but the hot water runs out before your able to fill it up completely which with all the rent the charge you that shouldnt be the case the told me i could buy something to keep the water heated longer but i shouldnt have to buy anything it should come with it since your paying a high rent also if your not buying their home they will Jack up your rent each year one lady is paying 1500 a month for the same house she had years ago becouse its a scheme to force you to buy the house or move out basically a punishment to force people to buy or else suffer the consequences of a higher 50 extra charge per year so if your paying 1200 a month itll be 1250 and so on it will not stop if you just want to rent but continue until you buy or move I chose to move if they didnt do the extra charges and harass you about your grass and cars I wouldve stayed but me and my family decided to leave for those reasons anyway schools are somewhat nice but the environment is very peaceful cathy is very nice and we enjoyed her hospitality as the property manager

I live here. I love it because they keep it clean. The roads are very good. Yards are veey big . you can also have a garage. They also have two play grounds. A club house a pooland fitness center.

Tried to get me to pay over $55k for a house older than I am that was never updated and had awful stained carpets. The lot rent was overpriced for what you get, not to mention you pay EVERYTHING. Thank God I decided to move elsewhere before I got stuck there!

My complaints are 1. Rent way too high 2. Snow plowing is horrible 3. Water is ridiculous..my water usage is around $8 a month but the bill is $50 a month. I would prefer to write the check to the water company than country meadows. Surprised by the negative comments about the management. She does a great job and is extremely nice and helpful. She has policies that she has to follow/enforce and home inspections are standard when you rent.

Never would recommend as a place to live or rent. Had to move in the same day my house sold because of a “long background” check. Mind you I work at a FI. Should have not taken months for a background. Rent, lot rent and water bill very high. After deciding to leave my home sold and was purchased. The next thing I recieved was a collection letter for 23 days of vancantcy but it had been sold before I was fully moved out.

This place is extremely well-kept and the management make sure that all of the residents keep their properties up-to-date. The neighbors here like anywhere else are what makes the place very special. Great school system, and proximity to local healthcare and shopping facilities make it a bargain.
