Ive lived here for almost 4 years. The current staff, especially Jenilee, are some of the best property management staff Ive ever dealt with. They are sincerely and genuinely committed to their property and community. Thank you for all that you guys do for us!

Been here 5 days so far. Office staff fine and dandy. Maintenance is super handy and responsive. When it rains, water does puddle and pool in/around roadways, but it drains in a reasonable amount of time. Lot rent is reasonable and includes twice weekly trash service. This is the second “yes” community my wife and I have lived in, if that tells you anything about our experience at the first one. NO community is perfect, but some of the reviews on here seem pretty harsh. Be reasonable, and all will flow right along. Squeaky wheel BS doesn’t work well here...so lose the attitude and treat others as you would wish to be treated.

Very positive attitude and it shows every time you talk with her.Chris, best maintenance ever! quick and understanding. His team is very professional and courteous.This team was and still is a very real family friendly team. Cooperate should give them a big shout out! This team has made a very difficult time in our lives very easy. I dont know where we would be if it was not for them. Thank you all four for everything and all you do!!

Im changing my review to one star. I was forced to give a five star by April in the office but she no longer works here so Im changing it to what I do think. The pond and pool and playground are nice. The office staff doesnt care at all. They canceled the back to school pool party and probably kept all the money. We definitely saw nothing from it. Its a great location to Hannah Park which we like. If you come here be prepared to argue with the leasing office. Thank you!!

Current resident since 2018 and could not be happier. Office staff is extremely friendly, helpful and has treated me like family. This community is safe, family oriented and the neighbors are great. The playground and facilities are kept looking like a well maintained park. The office hosts regular events for holidays for kids and families to participate in.Oaks of Atlantic Beach Community is an outstanding place to live!

I love the staff. They came to our street and the manager came out personally to help us clean up our street. She laid mulch and helped us plant bushes. I feel pride riding down my street now.

We purchased our first home in this community. The office work as a team and hard to keep the community clean.April- does a great job with billing and keeping track of everyone’s lot rent and mortgage payments.Rema- does a fine job at getting you in position to purchase a home she is persistent. She will get the job done.Property manager- Willing to sit with you and get things done. She works hard at keeping everyone happy and coming up with a solution. Great management.Chris (maintenance manager) I’m very impressed with Chris he works fast at coming up with solutions he gets the job done. It was a pleasant experience dealing with Chris.

Management of Oaks of Atlantic began the eviction process for nonpayment of rent without discussion with tenant, even though rent was in fact paid on time. Upon discovery of the tenants rent deposit in one of their own bank accounts, no apology was issued and the only comment management had to make was to complain that they had to pay their lawyer for eviction filings for no reason. The psychological stress of a false eviction summons on my family was intense, and there were lost wages involved in addition to pain and suffering. I would like for management to reach out and make this right, as the community here is full of good people. Unfortunately, until then, potential tenants looking into this place should know how disrespectfully management will treat you.

There was a shooting in front of my home. We can hear people screaming outside of our house most nights.we moved in our fridge was missing shelves. Told them several times still no shelves.why is my tap water black?

Absolutely TERRIBLE management!! My husband and I lived here for a little over a month and had to move due to military orders on October 31st. The Oaks of Atlantic beach were aware of the orders and we were told we would have no problems moving or voiding the lease and would be getting our deposit back ASAP. Usually, I wouldn’t be too worried about a security deposit as they are usually a small amount of money but considering this deposit is $975, that is not an amount of money I take lightly. So after a few weeks of not receiving a deposit, even after they called to get our new address, my husband called to see the whereabouts of the $975. They stated that they have no control over it, that corporate will send it and it shouldn’t take much longer. IT HAS BEEN 42 DAYS!!! and not a cent was received! AND to make matters worse the Oaks has decided to literally IGNORE the dozens of phone calls and emails my husband and I have sent! This is absolutely ridiculous it has never taken this amount of the time for us to receive a security deposit. The management of the Oaks of Atlantic Beach are rude, inconsiderate and honestly childish. DO NOT WASTE YOUR MONEY HERE! I know it’s close to base and that’s a real selling point but I promise you, especially our military men and women, don’t fall for it! You will regret the decision!

I love living here. It is 4 minutes from the beach and the neighborhood is nice.

*This review has to due with Altantic Oak employees that are covering staffing shortages at Woodland estates.*This is the most poorly managed water company I have ever worked with. 3 months ago my sewage was backing up into my home, I called woodland estates emergency line at 7:30am to see what I needed to do, they told me they would return my call when the office opened. By 10:00am no one had called me back. I began calling their office, leaving voicemails and no one returned my call. After about 15 calls, I decided to call a plumber because raw sewage was backing up into my house. The plumber determined that the blockage was outside my property line. I had to pay the plumber $750 right then because Woodland would not respond and send their own plumber out at the time of the sewage backup. I then talked to woodland who asked me to have the plumber send them the invoice so they could pay it and I could be reimbursed. I was told this by Becky at Atlantic Oak who was helping cover a staffing shortage at woodland estates. I have repeatedly called Jeffery at woodland estates and Becky and April at Atlantic Oak and have either been told they can’t find the invoice, there’s a logistics problem or they just don’t answer. The plumber still has not been paid so I have yet to be refunded despite the numerous invoices I have had the plumbing company send over to woodland estates. I can not get anyone to give me information about how to get in touch with corporate. I would greatly appreciate a call from the corporate office.

Ive been here since 2013 i really enjoy living here. The staff miss april, miss rebeca, miss rema and chris have been wonderful during my stay here. I cant belive what it would be like here without them. All of the improvements theyve made around the park are enormous now im starting to make improvements around my home as well. They are a class one team here at oaks of atlantic beach.

Its a great place to live but I the last time I was there it was to take my brother home after my dad passed away it really broke my heart to go there this time

These prices to live here with people overdosing on heroin, drug deals happening, tarp roofs, far away from a proper store, AND TERRIBLE schools in this area.But yeah. 1200 a month for a 3 bedroom trailer... How about not.

This place is bad. The only ones they actually care about are the ones that own. They can do whatever they like & the staff doesnt care or enforce the rules. Weve had our plants pulled out, decorative fencing stolen, cable wiring cut, property on our porch destroyed or stolen, all by our neighbor. The staff is prejudiced when it comes to renters!

They have the recipe to be great! homes sale fast. they tell u to call back in the beginning of the month and I called on the second. no vacancy. I dont know if they are holding them for who they want or if its actually true. I know people who live here and o get mixed reviews.

Rema and Becky were really friendly and helpful and made everything a breeze to get settled in! I just moved in to the oaks of the Atlantic Beach with my roommate and we love the place!

I was just there visiting a friend, but the park seems to be well kept, pretty clean, and quiet.

Very nice, helpful. Love this community so far. They worked quickly to get us into our new place, and were excited to be here.

The staff is fair for the most part they dont play about the rent being late and will evict you if necessary, but if you go in and talk to April she will work with you about paying the rent. Her biggest thing is come see me, email me, or call me let me help you.

Outstanding management!!!! I had a major problem and the manager made sure it was taken care of. I have lived here 3+ year now so all these negative feeds I see are such BS. Either you were kick out for being irresponsible or a past disgruntled employee. I live in 1052 and put it up here so if you do not believe this is a real post your more then welcome to come by and see me. Ill let ya know to your face this is a great place to live and if you do the right thing management will take care of you. My issue was resolved as soon as I mentioned it to the management. SO PLEASE STOP KNOCKING WHERE I LIVE!! This is a great place to be and some of you who know me I have no reason to BS. Big kudos to the management for helping me to fix my issues. Thanks

Management and staff at the Oaks of Atlantic Beach are always professional and courteous, even when bad days happen. enforcement rules and regulation are always a priority.

I have a very bad experience at this place.Living here has been my worst experience this place is not a place that you can called home, they steal your money and do not mind your tranquility,months can pass and no one fix anything not even calling every week the only thing that matters is that you pay your rent the rest for them it shiet and im not writing this because im mad is the reality everybody can confirm asking the neighbors of the area that some do not last 3 months living there and go if you want to live in the hell this is the perfect place. I do not recommend this place.

Worst place ever Ive been here for 8 months and nothing but problems. The lawn crew sucks. The maintance people suck but I dont know about the office people now but when I moved here they were nice and helpfull. But everyday I wish I would have stayed in oceanway village.

Management is absolutely horrible. They do not care about the residents. The homes are very spacious and usually decent condition. However if something breaks during your lease here it will not be fixed! The idea of this company is great but this particular property is trashy and not up to standards of Yes Communities. I would suggest moving to Oceanway Villiage before Oaks of Atlantic beach. (they are owned by the same company)

Nothing! Office is rude, they only care about making the office perfect, and other little areas. I can never get anything fixed for months on end. Ridiculous!! Have had vandalism, 2 bikes stolen, damage to my scooter, ants like crazy and roaches suck!!

This place is the worst, pool supposed to open @10(asked staff) but weve been here for 20 min waiting outside the pool and shes just watering the plants.

I moved on to sistrunk street in 1996 when all the trailers were from the 60s... with only 2 double wides. now there are pretty much all newer model moblie homes as much as triple wides now. i moved in 2009. through out the years i lived in 3 different trailers. i also had 2 bikes stolen right off my front porch during day time. also many people have commited suicide with in the neiborhood. the pool was gross may be better now but wasnt from 96-09.. but other then that the neiborhood is good ol country livin just like any other trailer park.
