Office doesnt enforce any rules, every other house has some mentally unstable resident that probably should be in a hospital, rent goes up no matter how awful things get. Have fun!

We have lived here for nearly 17 years. It has gone downhill substantially. Streets are terrible, speed bumps are ridiculous. People do not follow rules at all. Folks hang clothes in front yards, hang sheets and towels at windows, broken blinds, big swimming pool in a front yard with a tent over. Horrible! We are moving out as soon as we can. Would not recommend to anyone!

We are about to move out. Lived here 10 years, lot rent has gone from $500 to $700 in that time period trailer has been paid off since day 1. About 2 years ago my father in law was working on my car when someone from the park management walked up to him and handed him an eviction notice.... 1 he doesnt live here.... 2 they messed up and applied our rent to someone elses lot.... 3 this was 2 weeks after rent was due and we paid on time for over 5 years at this point... no respect. This place is a dump and an unsafe neighborhood. Constant police in and out, people stealing packages, breaking into cars. I think its safer and cheaper in Ypsi.

I doesnt even deserve a 1 star. Management here is scantless. Will hold ur application process up and then lie about simple questions. Very unprofessional. Love the atmosphere and landscape. Dont waste ur time frfr 100. The manager here will show potential buyers homes that are already being processed. Just stay far away from here you would have better luck looking in Chelsea saline and other surrounding areas.

The roads! They repaved the main drive that barely needed it, meanwhile we cant even drive out one direction on our street because its riddled with huge potholes.

Still have to wait a bit to see if its a good fit for us, but Im very happy with the way I was welcomed into the office. And Jennifer has been wonderful to work. Every other person in the office greeted me, making me feel noticed. They appreciate their people and families that come to see about housing.

I have lived here 8 yrs. It started out great. Excellent staff and now even a pool. BUT..The rules are never enforced. I am not a renter, but an OWNER and lot rent of close to $700/month.. What a view. You could be lucky and have the same views as I have. Look to the North and see large plastic play house and plastic pool that is never stored when not in use. Rule violation. Look to the West and you too may be lucky see an old unregistered van that has weeds growing 3 ft. high all around the vehicle (Its been sitting there disabled for at least a year now. I asked to have it removed by contacting Southfield HQ with no action). Rule violation. There is plenty of action to see too! Neighbors to my North have hung a swing in the tree(Rule Violation) so you too may be able to see a kid swinging in it through the top window of your door while you try to eat at the dining room table with guests.3 more yrs. before my house is paid off and I am outta here! It wouldnt be bad if the rules were enforced. But after 8 yrs. and rules being ignored by management, it just aint gonna happen. Id look elsewhere.

Beautiful homes. Roads could use work. But rules do not seem to be inforced. Neighbor has blankets and torn up blinds in the window, and their roof is falling apart sending metal and shingles into our yard daily. They dont seem to have any interest in picking them up which is a bummer. But the childrens park and the gym are awesome and we cant wait for the pool this summer!

The rent is high, compared to other parks. There are zero amenities, and in my 3 years here, no maintenance technician has ever had a clue. If your renting and something breaks, your almost better off fixing it yourself. This place is only viable to rent from for a year or two. your rent will quickly exceed what your trailer or the park itself is worth paying for.The positive things I can say is that the property manager (as of this review) is a nice guy. He will work with you a bit if there is a problem. If you pay your rent on time, you should have nothing to worry about. The park itself is fairly quiet (at least in my few blocks). At the end of the day, there is better, but for renting a trailer, you could do much worse. there are some awful parks in Ypsilanti.

As mobile parks go, its decent. Has a park for kids and a rec area, decent lot sizes and wide streets for the midst part. Speed bumps are a little agreesive on the shocks, but all in all not bad for a mobile home community.

We have lived here for over 12 years and while no place is perfect, we are not unhappy, in fact the opposite. We want to retire here. I know some parts are worse than others, but we are near the back and our street is quiet and the management is responsive. Far more so in recent years. I know they are concerned with how the grounds look and while still managers of a rental property, I have had really good experiences with them.

Consistent errors with their staff as well as their corporate. Tons of legal issues in regards to the resale of homes. I would never suggest dealing with these people. I’ve tried calling their corporate and have left messages for. Week straight with no return. Don’t waste your time orMoney with this place....

Is it perfect? NO, its a freaking trailer park people, and you will find the same issues with apartment complexes. Is it over priced? Actually, no it isnt. YOURE IN ANN ARBOR PEOPLE! The average cost for a 900 sq ft 2 bedroom apartment in Ann Arbor is $1,250 a month! If you were to buy an actual house you would be paying at least $400-$600 a month in property taxes every month! I dont really let my kid play outside with the other kids, mostly because were in Ann Arbor and there are dozens of parks to take your child to, and I wouldnt send my kid out to play in an apartment complex either. You have a problem, call them, and then check up on email and continue calling, they will take care of you if you make it an issue for them. Like I said, its not perfect, but I live in a 3 bedroom, 2 bath 1,600 sq foot home in Ann Arbor for less that $1,000 a month, and that my friends is a deal.

They promised me the trailer would be completed upon move in. When I came to sign the papers, there was no air conditioning, no skirting and no shed ( I was assured that all would be there). I regret moving into this community with this management. Although the people within the community seem great but he management is really a sore spot in this place.

I like it here, but I keep mostly to myself and keep my joint clean. Its a lot nicer than the trailer parks where I grew up. I like my immediate neighbors, and am looking forward to the new pool and exercise facility.

Save yourself money and move somewhere else. I like that we have a 3 bedroom 2 bath, but i pay $1200 in rent. With no yard what so ever. Youre not allowed to have things visable in your yard, water bill is high, has no insulation so its super cold during the winter. There are horrible people living by who steal and children just roam freely with no supervision. The play grounds are always full of animal droppings or older kids fill the slides and other things with rocks. They fine you for small simple things. Being i rent they should be obligated to fix things but nope. You get wrote up and made to fix yourself. Poorly managed, when it snows they barely salt or plow. People have stolen out of a locked vehicle and tried to break into my back door. Again dont live here.

Some of the newer trailers are nice, yet overpriced. But the front office has the professionalism of a puppy mill! The manager dawn and other employees are truly clueless. Save yourself the hassle and get an apt with real management. You wont have a yard here anyhow:(

Lot rent is horribly over priced with almost zero amenities. No community events, and horrible snow removal.They cant keep management for long, or maintenance workers.Lots of issues with loitering , drugs activity from a select residents, and cops was there monthly for domestic disputes . However its location was prime. in the decent school district is the only thing going for it. They offer free mulch and dirt( limited quantities) in the spring and dumpsters , in hope residents would use them.

Doesn’t deserve even one star. Every day I am tailgatted dangerously close, flashed, honked at flipped off threatened and followed home by bad drivers that can’t follow the posted speed limit in the park and obviously don’t know that tailgatting is illegal and dangerous. Not to mention those that drive the wrong way because they can’t drive another 50 feet to go around the median. Private Property and no way to make it stop. Sherriff can’t do anything either until someone dies. Many people complain at the offfice but nothing is ever done about it. Watched a child nearly get run over by someone passing on the sidewalk and grass to get around another driver doing the speed limit. No security guards to enforce rules. No safety here just scary drivers who don’t care about their neighbors or the children living here.

The newer homes here are beautiful, but the management is atrocious. They are more worried about what is happening in your home then fixing any maintenance issues that may arise or returning phone calls. Example: my dryer has been broken for 4 months, but no one (despite numerous calls) has come to fix it, but they believe Im renting rooms and you bet your ass they have been here numerous times a month to knock on the door or queation ANYONE seen entering or leaving the home about their resident status. Also, unless they put it in writing and do it before you sign your lease, any discounts or free rent they offer you will suddenly be unavailable as a promotion.

I have lived here for a while and they make sure the lots are taken care of, whether you do or not, as in they will charge you to mow your yard if they deem it needed, they do gibe you a 48 hour notice on your door. I recently went in after 4 years of waiting and asked for my cracked up driveway to get redone and said i asked several years ago if this could get fixed. Oh backing up a bit i had one of those notes on my door saying i needed to WEED MY DRIVEWAY and i took a before and after picture then asked once again for it to be redone and the lady working who ill leave nameless told me, ill put you on the list but there are people on it who have been waiting years. I replied so you are pretty much telling me im screwed and she replied yeah pretty much. I was furious. That being said they did get to fixing it about 3 weeks later. They started on a friday, left it alone over the weekend then did the other two thirds on seperate occasions by thursday the following week. They left a safety cone blocking the driveway and planks of wood on the grass until friday along with the grass they had to pull back that was filled with cement overspray. I watched my neighbors kids jumping barefoot front patch of grass to patch of grass which is cute until you realize its full of sharp concrete chunks. I called and said these things were occuring to the office as well as relaying that they busted up my side skirting of my trailer which they have yet to fix. The lady working, same as the rude one i was referring to earlier, told me to be patient and that she was sure they would take care of it and hung up on me afterwards. My overall impression of this park is that they arent concerned about you just the properties they own as well as the outward appearance of your house. 2.5/5

They charge way to much for water, lot rent is terrible. It goes up every year. A couple people I know including me baught houses that were flea infested, didnt know it. The play ground is dirty and not well maintained. Alot of people in here have nasty mouths you cant let your kids play at the play ground at all cause of the people who hang out up there. Alot of other trailer parks add there water, trash and waist bills into there lot rent and lot rent in those other places are about half the price of the lot rent here. I would look else where. Oh and fire works in here will go all year round.

Its been two months and Im still waiting on my sercity deposit.... first they sent it to the wrong address and now they sent out a new one to the right address. But a month later I still dont have it. I have been calling them for the last week and they wont pick up to my calls. At this point Im so beyond frustrated with scio farms being so immature about the subject at hand.
