Best park in the area by far. Highly respectable.

Moved in late October. In 1st weekend of December. Are truck was toad because two tire were touching g the grass in are driveway. $160 gone. Refrigerator broke same week 200 dollars worth of food out the window. On day 5 when your rent is not there you will have 3 days to pay it or leave treat renters poorly the mail isnt organized you cant even find yo mail playground is vary dirty.

Visited someone there. No floor or kitchen. We walked on boards. My friend was handicapped but they wouldnt let them put a ramp in. It burned down a couple of weeks later when they were visiting family out of town. I guess the managment had been harassing them and trying to force them to move their trailer out because it was run-down (exactly the same as it was before they bought it)! I dont know how they lived in it, it was trash that she spent all of her inheritance to buy, and she was struggling to pay the lot rent. A perfect example of trailer trash, not necessarily the people, but most of the trailers were total trash. Run away if youre thinking about moving here!

Overpriced for what you get. Major concrete work is needed. Streets and driveways look like a 3rd world place.

This place is a big con. If you want to buy a home. You have to pay your payment then lot rent and each year they raise the lot rent up 100 dollars. So if you pay off home youre still going to end up paying 800 a month any way. Also if you want to sell your home you cant sell it to someone who wants it and has the money right there. Instead you have to wait for the manager of the trailer park to make the decision to buy it first. At the price you are selling to the person who knows they want it with the money in hand. O and most of the homes that have garages you have to rent them from the trailer park. I wouldnt recommend this a place to live for anyone!

Very clean, well located, but rent is high

Management is awful, and every time new management comes they too are rude and not very knowledgeable about how to get things fixed and who to call for anything. Trash service sucks and they have TOW CROW tow any vehical that dont get COMPLETLEY in ur drive or that parks out front for even give minutes. Maintenance is also terrible been here since October and microwave has been broke since its now June and theyll be here as soon as they can lol. Its a Joke this place is. (The community itself is awesome very supportive and watch out for each others homes and kids)

Got in on a bargain thinking it was going to be okay 6 years ago better then apartment life with kids right? Wrong, after the 3rd year lot rent skyrocketed from our agreement and every year it goes up 20 bucks. Im paying nearly as much as a house payment over 700 for lot rent and 400 for mortgage. Its ridiculous. This park is suppose to be for upper lower class/ middle class people but the rates are ridiculous to the point that most people are moving out because of it. You go down the street to the other mobile home park and pay 300-400 for lot rent, granet this place is nicer, it makes you wonder where they are putting the money. They have redid the front parking lot twice now. After 3 years of talk about speed bumps they are finally putting them in, but not the busiest parts yet where everyone runs the stop sign. Also this is suppose to be a safe community but yet my stuff has been vandilized twice now. Ridiculous.

DO NOT MOVE HERE!! I rented for a year and it was great. I then purchased and everything seemed to go fine for a couple of years. Last year when my oldest was 12 she was assaulted by a grown woman in the park. The woman that assaulted my daughter has a restraining order on her but the park still allows her to not only continue to reside in the park but also still allows her to go to the park and be around other children. She harasses other children. The management lures children into the office with candy to get information on tenants. They put an older lady in the trailer next to mine in which I have 4 children and they always have friends over so we had many complaints. Tried to tell us if we had one more complaint we would be evicted when they really had absolutely no grounds to actually evict. Tried to tell us we were moving out in secret. The budget truck was there all day. We loaded up at night and left the next day. Threatened to turn off my water even though they had not actually even started the eviction process. This place is really shady with really shady management. All they are after is getting you to purchase the trailer so that they can harass you until you give up and leave on your underwater prop so that they can turn around and make another profit off of your property. I would at all costs not live in this community unless you are old or have no kids or friends. They do not want you making any noise at any hours of the day saying it is disturbing the peace. Good luck if you do.

The manager is a con!! We sold our house 3 weeks ago... the new people have been living in our house for THREE WEEKS and we haven’t seen a dime!!! The only reason we even sold through them and not for sale by owner (like we had been already for months) was because they said they would make a bid and buy it, but the second we went through them they said they couldn’t buy! WE found the buyers they never ONCE showed the house and he (Dave) got his commission, but we still haven’t seen a dime!!! DO NOT BUY OR RENT FROM HERE!!!

I get jumped all the time at the naborhood park...

Its a decent place to live however the maintenance guy Kenny is a jerk. He will have your car towed within seconds for parking in an area that he parks all the time.

This is a nice peaceful place to live, they keep the property neat and clean. The only complaint is that the lot rent is pretty steep, and it seems to increase every year.

This is a very nice place to live if you have the money. Their mobile home pricing is outrageous and so is the lot rent so beware. With all the profit they rake in, they could at least provide a community pool. Besides that, its quiet, safe, and close to everything in Ankeny.

Trailer park lost water service during the cold snap we had the past couple days. The intake to our Home froze underground before our meter. Management wouldnt answer phone and said in person that it is up to us to hire a plumber to fix their water main. Temperature now is above freezing so I know it isnt our homes pipes that are frozen, and we have been without water now for 48 hours.

Not worth the price. Shady management. Biggest mistake we ever made. Can’t wait to move.

If I could give this place a ZERO I would. Management is shady. Supposably they have no convicts and do background checks and then find myself to know, that there are abbusive acts in the parks and ex cons living in the area. Not to mention the extremely high cost of rent and lot. If you have maintenace issues they take for ever to solve. Supposably Brand new home I am in and my husband is having to fix the awful job they did to put this together. Linning of walls coming apart. Low water pressure. Found two roaches in my kitchen and its my responsibility to talk to neighbors and ask if they are infested, and I am responsible for cost of pest control when I dont even own the home, I rent!! Water bill is always higher than the last. Big scammers if you ask me. Dont recommend this place at all, not safe, not economical and they dont work with you at all. Dave is a liar, and his staff lacks customer service. Kenny is a huge JERK, decides to turn you in for a force mow, when he knows you have a mower, and work long hours. Didnt even give us time to have a chance to mow!! And charge $35!! Bunch of BS! Phone rings and rings and no one ever answers. It’s like they know who is calling and just decide not to answer. Dont even deserve one star!!! Cant wait to get out of here!!!! Don’t rent nor buy here, save your self a bad time!!!

Bunch of crooks. Over charge for water, lot rent. Then Try to evict iligily not stating why they are doing this (giving you less then 30 days to relocate your home or they take position of it)

I would not recommend Autumn Ridge. Their billing system SUCKS!!!! You never know what you owe month to month and even they get most of the rent they want to make threats all the time.

We signed a lease January 27 @ 313 se spring park ankeny, iowa and that night didnt get to stay a night to find BED BUGS crawling around on each room. Not happy and will not live in those conditions. Not to mention the trailer is only a yr old. im just wanting my deposit back and now getting a run around. So now my daughter and are with out beds and $1200.
