A great place to live. Its quiet and peaceful. The grounds are well taken care of. The only complaint is the roads are rough as hell for paved. Other than that I would reccomend living here.
Been here 5 months. The park over all is nice, gated with passcode to get in, and quite. Management has been very nice to me and my wife during our stay. Outer edge spots have big lots and can park 2 cars. The inner spots are wide and have plenty of room side to side but are close together at the back end of the camper (my only complaint) but you can park 3 cars in most of these spots. Laundry room is in the works but not onsite yet. Anything you could want to do is close by to the park and I20 is about 5 mins away, Dyess Air Force base 3 min away.
I cannot give it 5 stars but I can’t give it low stars. This park is no amenities for the KOA price. NO restroom/laundry/dog runs/wi-fi. Advertised as all bills paid but get clarification on that because it seemed to depend on renter. We had to buy a lawn mower, we were there long term and had put a lot of money and work into our area and when they raised rent twice on us in the first 6-months we were settled in and didn’t want to move. No full time on-site management.
Very nice, quiet, clean appears to be a good place to live with no problems, very peaceful sitting outside enjoying your days
Great place to live very clean and very good upkeep. Great neighbors wonderful management easygoing I came in late at night after a long day on the road they got me straitened out And in bed in no time. I would strongly recommend if you’re in the area...
Coming from Southern California I expect nuthin less then a great park and that’s what Phil’s boys rv park supplies. Great rates Great staff truly made my Father’s Day weekend something I’ll never forget. Thanks again all be back this fall. Highly recommend 5 star park
Friendly, quiet and secure place to stay for short term or long term. This park is gated which is nice and a good location not far from mall and Chick-fil-A which I LOVE!!! Highly recommend staying here
Checked in for a few months due to work Had a lovely Stay here with the family sites were very spacious and clean Park was quite loved that it was safe and gated for my kids will b coming back in the near future
What a wonderful experience i had at the park one of the brothers his name was daniel he use to walk my grandmother dog every day and take her trash very good family experience we’re they make you feel like there family
Staff was polite clean they do not put up with no late night party’s witch was nice compared to some of the other parks in the area

Management is horrible! High rent $600 per month - wild cats, sites not clean found alot of broken glass and debris thrown around yard, broken fence, no restroom or laundry facilities available. Took our RV in one afternoon and pulled it out the following morning. Asked for our money back and was told NO REFUNDS. We didnt even stay there or hook up to utilities. Onsite manager was rude and nasty. They told us we could get a credit good for 1 year to use. WHY WOULD WE DO THAT WE DID NOT WANT TO STAY THERE. They could of kept our deposit but was not willing to work with us. They wont be in business long if that is the way you treat people We would rather pay $25 more per month and have full amenities including a pool and store on site. DEFINITELY WOULD NOT RECOMMEND THIS RV PARK.
Very quite, clean, gated community. We really enjoyed our stay. The manager was very accommodating. We really hated leaving.
Nice people, but not big rig friendly as advertised. There a handful of back in sites that can accomadate 5th wheels, but the rest are short muddy, unlevel sites. Would be great if they updated their website!!
Management is terrible. Grouchy does not go a long way in customer service. A couple of remarks when I was checking in. Then i was told i had trash next to my trailer, wrong. Then Im accused of speeding huh ok sure. The roads are terrible why would anyone speed. Manager got upset and told us to leave. No conversation just leave. I moved to another location. I was going to stay long term.
Good Paved roads. A safe gated community. A quiet atmosphere.
PROS: The mobile home park is gated with entry code, which is awesome. They really care about the appearance of the community. lot rent is reasonable. Seems like it is geared toward families and retirees. CONS: My experience, outside of the pros listed when dealing with management, has been stressful and filled with drama. I do wish the park all the best and hope they succeed.

Horrible Service and Management. Would rather live in a tent than move my home to this property. Paid deposit and $10,000 to move home to this property and unload only to be told that I have till the next day to remove off property. Managment was horrible and went out of her way to degrade us and make us feel unwelcome
